Even on a month-to-month she has to give 30 days. Thirdly, she can't raise the rent like that. In a month-to-month, she still has to give 30 days notice of a rent increase and, depending on the laws there, she can't triple it. Op should have threatened mom with the law to get her 30 days and then take whatever she bought herself, or let mom know that she can keep it (in writing) after paying op the purchase price or in lieu of rent for the 30 days.

A verbal contract is still legal if it's clearly a meeting of the minds, which is proven by op paying rent and mom accepting it. With nothing in writing to show that it was a higher rent and the daughter needing to pay it, mom has nothing.
