The excitement is real! Let’s break this down. I’d definitely pick the house you’re touring over the one across the street-the developer has made great use of the extra space. It’s impressive how the interior feels so spacious despite the exterior looking compact, plus there’s still decent room to walk around outside. The backyard is definitely enough for a small barbeque lounge, like the way it was done in the Tigoni White House. Anyways, let's get to it. Main Floor: - I’d consider switching the “guest bedroom” for a shared family room or office. Three bedrooms would be more than enough for me as a 20-year-old undergrad 😂 - Everything else is perfect, especially the kitchen. I can definitely see myself making good use of all those appliances. - I’m not bothered about losing the double-volume ceiling because the ceilings are already high enough to avoid feeling claustrophobic. Upstairs: - Sliding doors for all balcony-access rooms would be an excellent upgrade. - I agree with making the primary bedroom larger by extending into part of the family room. I'd leave a kasmall space for maybe a shoe-rack and server, or something of the sort. - I'd then move the closets over to the extension and make the bathroom much larger. The bathroom is a safe space for me, so I'd have to make sure it's perfect. Important Details: - Glass separation between the water closet and the shower is a must. I might also change out the tiling for something brighter as the bathrooms are not as big as I'd like. - Whoever did the staging deserves a kiss. From time to time we see developers cheap out on staging or even have the bare minimum done, but good staging can change the perspective from an "okay" house to an "excellent" home. Good staging can even push buyers to pay an extra 500k to 1M for at least some of the added appliances and furniture. Community Concerns: As it’s a gated community, I’d want to know how strong the management is with maintenance and enforcing policies like noise control at night. My bank has been wanting to give me a loan for a while now... It might be time to save Ray's number 😁

Concerning life fence they're 100% correct for reasons of encouraging fresh air circulation and reducing urban heating effect caused by concreting surfaces.. A
The shower area at bedroom number 2 is very small and so close to the toilet. The installation of a glass enclosure, which is needed will make it smaller.
