      @@IlkanAli I did one deal in Las Vegas and one deal in Jacksonville. About to close my third one that’s under contract in a couple weeks. I’ve struggled with lead generation, which is why my deals are so long apart..

    So quick question... on these bigger deals, is he actually disclosing the assignment fee? Seems like that high of a fee would turn an investor off can someone explain? Thanks!

    Sellers price is $100k
    Looks like about $5k is needed in repairs.
    I shall negotiate $90-95k correct?
    Then I find cash buyer & tell me what amount?

      Depends on the ARV. I would take the ARV minus up to 14% for investor’s profit in a decent market based on median sale price, median days on market, and homes sold (check Redfin), and then minus 6% for realtor commissions and 1% for closing costs, then minus repair costs and how much you want to make, but no less than $5k to be safe, then that’s your offer. If seller’s asking price is significantly higher then it’s not a deal.

    If title uses the BC funds to fund the AB, are there still two sets of closing costs and if so who pays for the closing costs for AB?

      If title is using funds from the BC closing to fund the AB transaction, there would still be separate closing costs for both the AB and BC transactions, because even though the same title company is handling both transactions, the AB and BC deals are still distinct transactions and the closing costs are allocated to buyer/seller accordingly in each deal.

    What is a "HUD"?

      Settlement Statement that breaks down all the items in the transaction such as who pays and gets paid for what. This is given to all parties by the title company before the final closing docs are signed to make sure everything’s clear to everyone before finalizing the sale

    I’m in Louisville ky and would like to know how to go about making my first deal. I have a house that I can get under contract but the owner wants me to find a cash buyer before letting me get it under contract. I have never did anything like this before but I love learning about it and look at every video. I jus started my job at ford but I don’t have the capital to buy your free wholesale courses so maybe if I Jv this deal I can get you to help me and I get the course free and we both make money. The owner got the house at 143,000 and now it’s worth around 220,000 - 240,000. The owner wanted 220,000 but I said if I get cash buyer can you come down around 200,000 or 210,000. She said that’s ok but I needed a cash buyer. So if anyone with any information I can take to get my very 1st deal done I would love the help and my god bless you all. Thanks for your time.

    Why do people double close

      Here are some situations you’d use double close: to keep your wholesale fee confidential, used in cases where the fee is large like 20k+. If the contract with seller explicitly restricts assignments perhaps because you’re dealing with a realtor. Or if they have an attorney that gives you crap about assignments. Or if seller is weary or outright against assignments. But to do a double close the wholesale fee must be large enough to account for potential closing costs you’d have to pay in the A to B transaction as well as any fee for transactional funding. In this wholesaler’s case he didn’t use transactional funding but rather the funds from the buyer through the B to C transaction to pay for it.
