The listing for this property needs a refresh, it has been offered for sale for five years in January with no interest, and it's not because it's a bad property - it's just the longer a house is on the market, the more potential buyers are put off because it's been available for so long without any interest. Some brand new images and a full Matterport virtual walkthrough would enhance the chances of finding a buyer for Woodlawn significantly.
Like many of the ones the general public gets to see on these 3 gated estates in the area, it just seems to be far too expensive for what is on offer. The plot is one of the bigger ones. The build is one of the best (certainly one of the prettiest by far!). But 23m gets you a LOT of building. Unless its Central London or the Surrey/Berks gated estates! Sellers often hold onto these places for years and years waiting for a buyer. With a new Lab govt, the exodus of Russian and other money (inc Chinese), Britain isn't a place for new influx of UHNWI money. For 23m you can pay for your own ultra high end security and get a much bigger plot and build, not that far away from St George's. Where u are also free to conduct business operations too. So, IMO this is why it hasn't sold. However pricing aside, I do absolutely love most of the styling on this place.
Woodlawn was originally listed as a brand new property for offers in excess of £25m and I have it on good authority that the current owner paid £27m for this house, and if that's true it means they're taking a £4m hit by selling it for £23m - which isn't an insignificant sum of money no matter how big your bank balance. I've always considered Woodlawn and Corwen Manor probably the two best homes on St George's Hill and it's a shame to see this house fall by the wayside, it's got so much charm and character which you rarely find in a new build mansion. I think the listings is in need of a refresh and could benefit from lots of new images and a virtual walkthrough to give potential buyers a real sense of the grandeur and space. There are buyers out there but you need to show intent and a desire to want to sell the house - it feels somewhat neglected at the moment and that's a shame.
@@waynesmith1971 Yes you're absolutely right. If I was designing a place for St G's, it would look very similar to Woodlawn. The architects, Julian Bicknell have done a fantastic job, when all too often designs seem to be "builder led" instead of "architect led". And its very hard to convey the scale of these houses in TH-cam videos, especially if no one is standing there. There is another problem with gated community homes in that they tend not to produce any revenue. You can't lease out a guest wing over the Summer or anything or hire it out for weddings etc. And often people find these places are just a bit big for them once the kids leave or the grandkids don't want to visit. Woodlawn reminds me a bit of a place I was fortunate to live in for a while. It definitely has a charm and a warmth, and would be wonderful for gatherings.
