JJ was correct in her judgement. He is a commercial tenant and she is his landlord. Instead of him depending on his landlord (who is busy selling her stuff) to sell his stuff for him without compensating her for the transactions he should have sold it himself or hire a salesperson. If he had sold his stuff himself and the gun was stolen, who would he have sued? Would he have sued himself? The gun was stolen, the police was called and he was notified. It is now his responsibility to follow-up with the police, get his stuff insured and either sell his own damn stuff or hire someone to do it for him. If he was doing it himself he would've known that he needed better cabinets to display his stuff.
