There needs to be incentives for builders to build smaller homes. In my area there are tons of McMansions for sale but no one can afford them, nor insurance them, nor heat them, nor pay property taxes. We need smaller homes for seniors, first time homeowners, young families.
We most definitely need senior housing options! Many of us are still 100% independent in our mid 70’s and we’re not looking for assisted living options or nursing homes!!! But the cost of rent in my city for anything nice is almost out of reach!! Not to mention the barrier to entry by having to meet a 3x rent monthly income! We freaking retired for heavens sake!!
the reason they do t build small cheap homes is because they can't make a profit. the set costs of land permits environment stuff, labor and other regulations codes etc are the same for a small house as they are for a mcmansion. the difference in materials ( framing, flooring etc, isn't a huge a difference so in order to make a the biggest profit they need a house they can sell for 500k or 750k etc. and you have to offer square footage and granite countertops etc in order to sell that. the other problems is that if you built a whole development small basic homes at 200k investors would just buy them all up and turned them into rentals or other investments tools. that's a big problem. Also the expectation that everyone should own a home when they turn 21 or whatever ridiculous . sometimes it make more sense to rent because you move around a lot when you're young. and people used to satisfied with less. now they expect to live in luxury from day one. i didn't own a home until 50 neither did my dad. my mom never did. and it used to be that families would invest together step by step to make there into onwership. now kids graduate and think they should be able to buy a home fresh off the rack from day one.

Trump's tariffs is just the "Mexico will pay for the border wall" concept. And it would play out the exact same way: The wall is being built, and US taxpayers are paying for it while Mexico laughs at us.
And other countries can use them in retaliation. Just research what trump’s tariffs did to the farmers (who voted overwhelmingly for Trump)when China placed tariffs on U.S. farm products.

I'd love for AB to reflect a bit on why she sets the bar SO LOW for Kamala Harris while praising Pete Buttigieg as if he's the second coming. I adore Pete, but being an effective communicator in interviews is not the whole ballgame. There's a reason Harris keeps exceeding expectations and the answer is because people continue to undervalue her contribution to this election. It's a little odd. The biggest difference between a Trump interview & one done by Harris? Easy, she actually tries to give a detailed answer to the question asked. What a shocker! If Trump slaps a 60% tariff on Chinese goods, then that imported widget which costs $10 now will cost $16. For exactly the same product. Easy way to explain tariffs. Companies charged tariffs pass that cost on to the consumers. If a company pays a 20% tariff on lumber the board that used to sell for $100 now costs $120. Something like that increases a house price by thousands.

So you would not have the rise in inflation as the more you pay as the tariffs just get added to the price you pay . China is demolishing condo towers because they set up government incentives to build "fast af", and created a huge oversupply. They built the world's largest wind farm in the Gobi Desert, a marvel of modern engineering, but but couldn't sell most of its power because people didn't want to build cities in the desert to use it. Now they're spending mondo big bux to build transmission lines to get it to where it can be sold, but it'll probably be at a loss. They built the Three Gorges Dam "fast af", and it's putting ;literally hundreds of millions of people at risk because it's holding back more water than they anticipated. We need to build smarter, not faster.
I just want someone to explain to everyone what a tariff is. Trump has convinced people that they're paid by other countries -- they're paid by the importer and work by making things more expensive. Literally, inflating the price of imported goods to make domestic goods seem cheaper only by comparison.

Well, this was somewhat uplifting after hearing from JVL and Mona yesterday. That video had me ready to take a step back from the channel until after the election. I'm going to vote and the rest of the race is totally out of my control, so the bad vibes aren't helpful to me.

Completely agree with A.B. about the tariffs dialogue. It occurs to me every time I hear Kamala call it the Trump sales tax. A lot of people will not make the connection. She needs to be clear that the Trump 20% tariff will be the equivalent of a 20% sales tax hike on top of whatever state, county, and city sales taxes they're already paying. And make it clearer what goods it will affect. Bring it home to them.

I also thinks she needs to explain what the chip act is. What the actual impact is for the auto industry so the union workers that think trump is better with the economy and jobs.

im an architect.foir 45 years in NJ ( highly regulated) you need to 1. have training for local officials on local planning and zoning boards because they don't know dink. 2. stop hiring PT building code and zoning officials - need full time staff 3. reduce the fees which are stupid high to pay everyone in the department's salaries 4. simplify and streamline engineering, flood zone, and environmental development applications & regs. Easy way to explain tariffs. Companies charged tariffs pass that cost on to the consumers. If a company pays a 20% tariff on lumber the board that used to sell for $100 now costs $120. Something like that increases a house price by thousands.

It's, frankly, unbecoming because it was obviously a good interview , only 25 minutes but several topics in which she did better than fine. Instead of trying to be contrarian without reason just say that it was a good debate and focus other places she could do them. Reading the comments yesterday and here I am not alone in this opinion.

They built the Three Gorges Dam "fast af", and it's putting ;literally hundreds of millions of people at risk because it's holding back more water than they anticipated.

I just want someone to explain to everyone what a tariff is. Trump has convinced people that they're paid by other countries -- they're paid by the importer and work by making things more expensive. Literally, inflating the price of imported goods to make domestic goods seem cheaper only by comparison.

Completely agree with A.B. about the tariffs dialogue. It occurs to me every time I hear Kamala call it the Trump sales tax. A lot of people will not make the connection. She needs to be clear that the Trump 20% tariff will be the equivalent of a 20% sales tax hike on top of whatever state, county, and city sales taxes they're already paying. And make it clearer what goods it will affect. Bring it home to them.

I agree about explaining what a tariff is, and the exact impact. Example: you pay $50 for a box of pampers today and with a tariff you will pay $70. I also thinks she needs to explain what the chip act is. What the actual impact is for the auto industry so the union workers that think trump is better with the economy and jobs.
There's a perfect ready-made illustration of the tariffs issue - the Toyota Hilux and the Chicken Tax. The European countries put a tariff on chickens from the U.S., so (seems kind of random) the U.S. retaliated by putting a 25% tariff on light trucks imported from overseas. That 25% tariff was instantly nicknamed the Chicken Tax. The foreign tariffs on chickens are long gone, but thanks to lobbyists for the domestic auto companies, the Chicken Tax is still in place. It's anti-competitive and hurts American consumers.
Toyota's best-quality and best-selling pickup worldwide is the Hilux. Toyota doesn't sell the Hilux in the U.S., because it's the one light truck Toyota doesn't make in the U.S., so it's the Toyota truck that's subject to the Chicken Tax. That means Toyota couldn't sell Hiluxes at a competitive price here. ThereforeToyota doesn't import Hiluxes into the U.S., even though they sell them in Canada and Mexico.

im an architect.foir 45 years in NJ ( highly regulated) you need to 1. have training for local officials on local planning and zoning boards because they don't know dink. 2. stop hiring PT building code and zoning officials - need full time staff 3. reduce the fees which are stupid high to pay everyone in the department's salaries 4. simplify and streamline engineering, flood zone, and environmental development applications & regs.
