I have been an Appraiser for more than 20 years, seen the 2000-2006 Market, 2008- 2011 and the CARR Fire here in Redding

lol, tax records are often wrong here, even permitted additional don't always get updated with the City or County
A list is the most accepted item a home owner can provide the Appraiser
and So Few Owners ever do
