    In this new homes video. I go talk about the importance of choosing the location and how the lot size plays such an important part of the new home buying process. This is a real eye-opener for 99% of new homes buyers or anyone viewing new homes in Tampa (or anywhere for that matter).
    I know you have all heard the key phrase to remember when purchasing a new home….it is all dependent on one thing…location…location…location. Those who tell you this key phrase are speaking the truth. In real estate, location has a lot to do with or should have a lot to do with your home buying options. The last thing you want to do is build a home in the Tampa area with a very slow growth, because when it comes time to sell your home in Tampa you could take a big loss. While your home may be worth well over $200,000 if the homes around yours are only appraising at $170,000 then that can bring your home’s value down. Location is very important, I recommend getting with a Tampa real estate agent who knows the areas in which you are looking at purchasing land or a home in.

    Another thing to think is the lot size you are wanting to put your home on. If you really think about it, the lot is the most valuable part of the home, without the lot your home would not be able to exist. Think of the lot as the value and the home the commodity in this equation. The bigger the lot you have most times you can have a bigger home, more expensive home, more elaborate home. If you have ever noticed you don’t see huge elaborate homes placed on little 40’ lots, you see them on 70’ or 80’ lots. The size of the lot determines how big your home can be, you want to have some lot space left so that you can a nice yard around your home.
    If this is all confusing for you look into hiring a real estate agent in your area, and get their expert opinions and input. Ask questions and interview Tampa real estate agents who are considered “new home’ experts and have been in this business for years.

    Good luck to everyone looking for a house in Miami. Real good luck, ANY house today is listed and sold the same day. I own a house but want a bigger one and I’m not dealing with this frantic insane madness. Time to leave crazy chaotic Miami. It’s becoming like California, super over rated.

    Interesting, but I don't agree with the idea of letting the builder decide for you what kind of commodity you should have. YOU ARE NEVER TIED TO A SPECIFIC "PACKAGE" PER LOT ! except for all the local regulations, code limits, and architectural review board demands and preferences (when it applies)... Unless you want to be driven by what the builder tells you you should build. I would buy a lot I like then put a house designed for that lot of a size I like...! not a size a builder wants to make me build. Note: I am not a registered architect but working towards being one. "Sometimes even completely different floorplans." what???!! you can make your own floor plan! work with an architect!

    I’m looking to purchase a lot that is 143 feet wide and 117 feet in in the 93727 area. What should I be paying for such a lot? It’s located in a Estate community.

    Does lot size include the house on top of it? Or does it exclude it from the lot size measurements?

      lot is the whole area inside property lines

    You talk a lot about location. What if the area you are interested in itself doesn’t have a lot of demand but surrounding / neighborhood areas do have lots of demand and you really like the floor plan in that middle area? Like copper run in new Braunfels. It is surrounded by very demanding neighborhood ..

      @@rodey6594 I cannot answer that question because I do not live in the area or know what's going on there. Call 325 builders and ask them what the length and width is of their lots and then that will give you a good idea. Thank you for watching my video

      The larger the width of the lot, the bigger and more dynamic the house can look.
