Old flats in mature estates are bigger in bedroom size. Able to have bigger wardrobe and bed fit in it and still have walking space. Kitchen is also bigger. Best is to find housing built between 1989 to 1997. These housing units were built with the bigger sqm as compared to those after 1997. You all know what happen after 1997 right?
To top it up, the food centre is located nearby within 5 mins walking distance. Also, towns along east west mrt line are more pricey as it is along the main belt across the island.

Under the schemes, the Government take back flats before the end of the lease and redevelops them in order to revitalise estates with new developments. Prime location still fetch high price coz of their amenities and transportation
Newly MOP flats are very expensive so you lose a lot of money paying interest. Resale flats give much financial freedom so you don't have to be a pauper living in a newer flat.
Not true. I bought newly MOP 5 room unit for 565k in Jan 2020. Totally new and renovated, and left vacant for 5 years. Don't need spend on reno at all and moved in 2 days after getting my keys. If I compare to getting an old hdb resale, I am sure I have to spend money on renovation..lesser lease years.. not worth it.
Cheaper MOP will not be in a prime location. If you don't care about location, get property at JB. Even bigger and cheaper. No need to deceive yourself.
I was in this situation 2 years back but decided on a newly MOP 4-rm flat. I used to stay in a very old flat and the biggest headache I had was with leaking problems. Sometimes the leak may not be from the flat above but from the outside wall. I’ve heard of people after having spend 100K on renovations only to have the kitchen cabinets rotting away because of leaking problems. While the HIP sounds good, it’s super inconvenient because you can’t use your toilets for weeks not to mention the house is a complete mess. Newly-MOP flats are better designed with lots of amenities close by like an independent satellite town. Such flats tend to have coffee shops, clinics, supermarkets and childcare either within walking distance, if not right under the flat. In addition the newer flats are better designed with typically almost floor to ceiling windows either for the living room or even all the rooms like my unit. I also prefer the newer layout because it makes more sense to have the common toilet next to the bedrooms rather than all the way back in the kitchen. Many of the common pipes run outside of the flat instead of inside where it creates issues with toilet layouts besides looking damn unsightly.
hmmm I feel that mature estates tend to have all the amenities you mentioned more so than new estates/towns. Mature estates stuff are cheaper too. I stay Bedok Reservoir and we have everything nearby within walking distance. Market, 24hr supermarket, 24hr Mcdonalds, lots of clinics, dental, etc. Even the MRT station. If only the govt build the newer flats with bigger rooms and kitchen.
Why would any local buy a resale flate when BTO is half the price ? I know the waiting period is there...But even if you pay 2 years rental , it still doesn't add up to the 300-350k saved in buying BTO...
I bought a newly MOP flat, 5 room, for $565k back in 2020 January before covid. Before all the inflated resale pricing. The unit not even stayed in and was fully renovated. The owner is rich and stayed in his father's bungalow instead. So he basically bought the unit, renovate it nicely and kept it vacant for 5 years and sold. After getting keys, I move in 2 days after with minimal renovation. I just overlay floor with vinyl because I like how vinyl looked. I rather not get older hdb units which need to do major reno. My unit was like new.

Neighbors who are dirty or smelly, infested with ants, housefly and cockroaches flying into your unit, hanging of cultural or traditional clothes all over to your unit, untidy plant pots with mosquitoes flying all over your unit, too many people living in the same unit, talking loudly, karaoke, playing loud music, audio or TV, dog barking or cat calling in the middle of the night, children playing or kicking football like their favorite Cristiano Ronaldo, noises from home rice or flour grinding machines, hammering spices with mortar and pestle, cooking oil and smoke going into your unit staining your clothes. Never live near the unemployed or cigarette smoking people Jobless lazy restless or unemployed people are behaving badly, very badly. Never, never buy a a property, public or private, with someone had died in the property. Why? Because the ghost, soul or spirit would remain in the same property forever. Once a person died, turned into a ghost, soul or spirit, will cause disharmony, unable to differentiate whether the people still living in the same property are family or friend. Incoming new owner will also face disaster with family members facing bad luck, bad luck with negative energy, bad Fenshui, so on and so forth. Generally, people living in private properties, condo or landed, are of better quality, higher income, better refined. Nobody throws stones in a glass house.
Mine's old 3S type. Major downside: 1 set of toilet. Equalside is rental rate same as newer flats. Upside: cheap lo. So if I were to do it all over again; I would plan better eg to save up sooner to buy a second property,live there, and rent out hdb. @kelvinlearnsinvesting: congrats on 100k sub! 🎂
