Hey Dave I have question It is possible to this Brrrr with 4plex ? Very hard to find comps to 4plex sometime. And sometime when you get it the equity not enough For example: 200K PP , 50K remodel 310K ARV it’s not enough ..

I get it you’re trying to make money off of TH-cam and extend your videos as long as possible but it’s very repetitive and for someone that’s trying to get something out of your videos. It’s it demeans your credibility. Please take out the fluff and get more to the point. We’re trying to make money and not spend an hour listening to what our lives could be like if we invested in real estate. We’re already on these videos because we’re ready to invest in real estate.
"no developer builds a multi-family for a dream home" Not true, many people want one side or floor for themselves and one for extended family. For some that's a dream home.
Wouldn't him repeating himself be more beneficial in that it makes what he says more absolute than questionable? Cause if he's saying something different and contradicting himself, I wouldn't know whether to believe and/or consider his advice. Would kinda remind me of the Kramer stock market guy, who seems to always be wrong, but flips what he says all the time
