@@Khlandestine it's not likely to find just an acre or two for really cheap near populated areas, land plots tend to get bigger the farther from cities and towns you get and the owners typically sell the whole plot, not just portions of it.

After reading many of these comments.. to sum it up.. he got it cheap because it is a family property.. generational… no need to cast a negative vibe. There was an old cabin at sometime or another. I am familiar with this area so I know what I’m talking about….this is a prime area for any homesteader. It was timbered out years ago. I’d settle there in a heartbeat too‼️🕊️ peace to all ✌️
Own 23 in Roane County WV w/about 4 acres being flat w/remolded house 24' by 50' shop, well equipped vehicle lift 5-ton, compressor and I have about 50k$ into it no neighbors for about a mile abundant wild life 30 minutes to town (Ripley WV)...the yearly taxes are @ about $500...

I wish it was all still in the family but alot has been sold off. Our graveyard is on top of a hill also. That was a great plot of land you were looking at. If like our home place there was a spring coming out of hill by house that they made concrete retained wall. Still great water

For all of those people who have their father but don't talk to him because you either holding something against him or he has done something to you in the past let it go nobody is perfect and this thing that we call being a parent does not come with a manual you never know when you will lose a parent so please make your peace with your parents with your fathers and mothers and spend as much time as you can with them because when they pass the guilt you would feel would be unbearable

But come on we have fire departments and County police every where. The place he was looking at was great even with roads and power. Road on both sides of hill. When this country goes down hill from government you will need to be like my grandparents. Grow your own food rise your own animals. She had everything in canning jars. Everybody has a different idea of what makes for a great place to live. Some prefer city living, some don't want to so much as hear another human and everyone else fits everywhere in between. It's smart and diligent to research any place you're investing in and wells are known to go dry. Some parts of West Virginia are breathtakingly beautiful and some are not (I've seen both), but every single state in the US is like that. That is awfully cheap for that many acres, so I would want to know why.
@@samsmom1491 The reason is simple, it was a family deal. My great uncle was just happy that someone in the family wanted it. We’re grateful to have a chance to be caretakers. It’s been in the family for over a 100 years. I have deeds going back that far. Nothing wrong with the land. That generation just moved on. Also, lots of family buried there. Fun fact, that pile of rubble was an old dirt floor farm house and was spring fed at the time.

@@the_truck_farmer get a copy of the ordinance for your county and see what it says. usually the health department covers that. lots of spring water isn't a safe scource nowdays. i had a friend that used grey water from a spring for his toilet and shower but trucked in water for his sinks. saved a ton of money that way. his spring had too much nitrate in the water which is pretty common nowdays.

You make an important point, you could have 100 acres for 10k but if it's in an impoverished, depressed area with no jobs and you aren't independently wealthy and have to work but there's no jobs what are you going to do?
I caught the name miller which means there may be the remains of an old water mill on the property and possible a mill pond ...Likely washed out but the old mill stones would be nearby as mechanization took the trade? remember water used to drive all mechanization....

LOL, who would have known, I was born & raised in Clay County also! However the Clay County I'm from is in Missouri! Our claim to fame is Frank & Jesse James, they were from the Northern part of the county, outside of Kearney, MO. The old farm is now a county museum. Just an FYI, my wife & I moved out of Clay County almost 2 years ago, and now live just outside of the booming metropolis of Tightwad, MO (yes it really exists ) population 69.
I know this is a year later but 43 acres for 10k is outstanding. I grew up in Marion county wv and land was 4K or more per acre 15 years ago. Now I live in upshur county wv and land goes for about 2k or more. Depending on the land use of course. Luckily my wife inherited 7 acres with house, free gas, water well, and septic.
Good find. Exceptional price. I live in Va with WVA being only 2 miles away. The price difference on property is astounding. Lots of Northern Va residents are driving up the cost of property by giving twice the tax assessment value... In CASH!! I guess they see the writing on the wall and are fleeing urban areas. Cant blame them but they are creating an unsustainable market. My veteran son is anxious to purchase a home but cannot compete with "city people" loaded with cash. Its sad. What was $3000 an acre a year ago is now $10,000.
At one time, I bought and sold land for a living. My first thought was....Where is the nearest river...flooding. However it appears the land has descent elevation as shown by the old logs. Second question....where is the nearest town? And how much road frontage does this land have? Any on a black top? Or at least on a country gravel road? Road frontage is very important. If it sits back on an easement across someone else's land, not good. Also, any oil activity in the area? If so, any mineral and or royalties attached to the land. As far as all that under brush, not good. Will cost at least 1200 per acres to use a dozer and clean it up. Yes, you can use crude means to clear all the brush and tiny trees, but it is back breaking labor. I would buy a top notch chain saw and cut down those trash trees. They are essentially worthless...presenting very little shade. After you cut out the trees rent a tractor with a thrasher on the back....also called a bush hog. It will slowly cut down all the high grass and some small trees. the way you start is select just several acres and clean that up. Once complete, select another two acres. And watch out for rattle snakes. Also make sure there are no old barb wire fences cause the wire will tear up your bush hog.
For a price like that how could it not be a good deal? Even if it somehow cost a hundred grand to fix up the land (which it never would) it would still be worth it.

I am next door in ID and would jump all over a piece like this here. Currently I live in what is considered the most overpriced place in the country and an thinking of selling and getting a place outside of the city.
We own part of a mountain where we built our house. I wish it had a stream, river or a lake. On the mountain where we built is right next to another mountain and 9 of us own that mountain. The trail head is about 50 yards from our front door. The best part is that we don’t have to pay taxes on it bc it’s non buildable and has no electric or well. We live 5 miles outside of Cashmere, which sits between Wenatchee and Leavenworth.

Our property in northern Minnesota is flatter than this one and slightly smaller (30.8 acres). It has an old house on it that isn't liveable. The septic was deemed noncompliant and the well is questionable. There is power on it. $10,000 for this one is a bargain compared to what we had to pay. I say this one is a good deal! The cemetery would be my only drawback.

Mate, at the 8:20 mark, your standing on a what’s called a ‘birds nest’. In forestry, logged forests have a place to dump branches, unwanted, twisted or difficult trees, this is a birds nest. This is a hill of rotting wood that was pushed over the side with the big forestry machines. Everything goes over side, the mud, cables and heavy unrepairable parts are also left to breakdown over time. Normal. Know this is important to you. Learn why your land was $10,000. A birds nest has many names. Maybe, you meet in a ‘forestry manager’ to assess it correctly and have him/her search for other birds nests on the property for you as there certainly will be more that maybe are hidden by time. I build exotic and native forests here in New Zealand and I see these birds nests when we replant over previously logged forests. Forestry/logging crews have big excavators and bulldozers that will push (what doesn’t go on trucks) over the sides of the site. Almost always, birds nests are located at high points, steep cliff-like ravines and gully’s are favourable also as they take a long time to fill in. The name ‘birds nest’ might originate from this incredible looking feature of mud, branches, whole length trees, a billion colours between greens , browns and shadows. Always ready to slide with gravity while locked together with an incredibly dangerous nest like look with log ends poking through the viewable surface of the structure with a jammed in appearance. When these waste sites move/slide/collapse, they get more dangerous as the integrity of the whole rotting structure is compromised. Also, I find heaps of bones on the surface when logs slide from sheep, goats or cattle who trap/wedge themselves and they starved to death or they fall in a rotten hole weakened by entropy itself to become the pile too. A feast for the bugs, rodents and life within the pile. A lot goes on in a birds nest. Never walk on a birds nest. Mark out the boundary. Fence it off or leave it be. @RTHH Around 1969 or 1970, a group of us looked at a mountain top near Hinto, WVa, and the seller had an old (+/- 100 years old) handdrawn map showing the rough boundaries. This map referred to stones and trees, etc., as the turning points, etc. We learned that in many years then gone by, a Buyer would bring their youngest child and beat him at every turn or corner, which was called "Beating the four corners" with the idea that they'd never forget the boundaries. Unfortunately, that piece had too many unknown potential heirs, and so we didn't buy it as it truly reopresented why WVa is called "West, by God, Virginia". Hope your owner has a better title if he's going to spend some money improving it. 8=) Wo0dy
Great property! West Virginia is a beautiful state. I have visited and gone camping and fishing there several times. Water would be my biggest concern. That top bench area would be perfect for a home site 👌 John has a good amount of work to do to make it a working homestead, but what a beautiful remote area to thrive in. Look around Beverly Ohio if you want a remote property, at a decent price. You might have to talk to some locals there to gain information. A buddy of mine picked up about 5 acres with a small off grid for hunting cabin for $15. With the help of a neighbor, he ran electric to it for a few hundred dollars. They ride their ATV's on the gravel roads.
Intel is moving into New Albany area, entire state will see land price increases. Columbus and surrounding counties will become the Silicone Valley of the Mid West. South and South East counties are the cheapest land right now.
Congratulations, you have a beautiful piece of land. You need to start building your home as soon as possible. Also Clear yourself a good size area for growing vegetables and fruit . Get some help from family and friends, you need all the help you can acquire to get building clearing and growing. Good buy, in western NC, our parents estate 2000 sold for 5,000 dollars an acre. no bldgs, creek in middle. We had to divide into lots for no one wanted a big farm.

beautiful piece of property, Now that I'm retired from military and semi retired period I've been thinking more and more about buying a piece of property and building a homestead, I never thought about West Virginia and although it's absolutely beautiful I'm still going to have to pass because I hate snow and cold weather in general. I'm looking in South Georgia to Central Florida area or North Central New Mexico just south of Alburquerque.
You can get an acre of land in WV for $1000 but a 2-hour drive to a nice locality may give you an acre for $10000. He paid $232 an acre. Clay County, WV borders Ohio and had a population of 9,230...in the whole county.
I love it, and that’s a great option for a family or a group to be self sufficient on, but as far as making a living, their just are not enough people to sell to. Commodity farming is OK, we grow row crops. But, draw a 100 mile radius around where we farm, and you hit 4-5 million consumers, an upstream connection to the Louisiana port, the Great Lakes waterways, and the best rail access in the US. I’d rather be in WV if the world ended, no doubt…

Number 1 item for homesteading is a water source which no-one mentioned with the price of wells today that might break the budget

I wouldn't rule anything out. I've seen several properties that started (and still had) with an outhouse and later got indoor plumbing.

LOL, who would have known, I was born & raised in Clay County also! However the Clay County I'm from is in Missouri! Our claim to fame is Frank & Jesse James, they were from the Northern part of the county, outside of Kearney, MO. The old farm is now a county museum. Just an FYI, my wife & I moved out of Clay County almost 2 years ago, and now live just outside of the booming metropolis of Tightwad, MO (yes it really exists ) population 69.

I know this is a year later but 43 acres for 10k is outstanding. I grew up in Marion county wv and land was 4K or more per acre 15 years ago. Now I live in upshur county wv and land goes for about 2k or more. Depending on the land use of course. Luckily my wife inherited 7 acres with house, free gas, water well, and septic.
Good find. Exceptional price. I live in Va with WVA being only 2 miles away. The price difference on property is astounding. Lots of Northern Va residents are driving up the cost of property by giving twice the tax assessment value... In CASH!! I guess they see the writing on the wall and are fleeing urban areas. Cant blame them but they are creating an unsustainable market. My veteran son is anxious to purchase a home but cannot compete with "city people" loaded with cash. Its sad. What was $3000 an acre a year ago is now $10,000.

At one time, I bought and sold land for a living. My first thought was....Where is the nearest river...flooding. However it appears the land has descent elevation as shown by the old logs. Second question....where is the nearest town? And how much road frontage does this land have? Any on a black top? Or at least on a country gravel road? Road frontage is very important. If it sits back on an easement across someone else's land, not good. Also, any oil activity in the area? If so, any mineral and or royalties attached to the land. As far as all that under brush, not good. Will cost at least 1200 per acres to use a dozer and clean it up. Yes, you can use crude means to clear all the brush and tiny trees, but it is back breaking labor. I would buy a top notch chain saw and cut down those trash trees. They are essentially worthless...presenting very little shade. After you cut out the trees rent a tractor with a thrasher on the back....also called a bush hog. It will slowly cut down all the high grass and some small trees. the way you start is select just several acres and clean that up. Once complete, select another two acres. And watch out for rattle snakes. Also make sure there are no old barb wire fences cause the wire will tear up your bush hog.
That would be perfect for a off grid homestead, or even a campground.
For a price like that how could it not be a good deal? Even if it somehow cost a hundred grand to fix up the land (which it never would) it would still be worth it.

I am next door in ID and would jump all over a piece like this here. Currently I live in what is considered the most overpriced place in the country and an thinking of selling and getting a place outside of the city.

We own part of a mountain where we built our house. I wish it had a stream, river or a lake. On the mountain where we built is right next to another mountain and 9 of us own that mountain. The trail head is about 50 yards from our front door.
The best part is that we don’t have to pay taxes on it bc it’s non buildable and has no electric or well. We live 5 miles outside of Cashmere, which sits between Wenatchee and Leavenworth.

We finished building our house in 19, here in the mountains of north central Washington state.
I am older than my wife and not in as good of health as she is, so this year we will be looking at property to buy in Montana, so she can be close to her family when I die, (which I plan on living for another 15-20 years).

Our property in northern Minnesota is flatter than this one and slightly smaller (30.8 acres). It has an old house on it that isn't liveable. The septic was deemed noncompliant and the well is questionable. There is power on it. $10,000 for this one is a bargain compared to what we had to pay. I say this one is a good deal! The cemetery would be my only drawback.

You could have 100 acres for 10k with water, power, plumbed and a liveable house but if you have to work for a living and aren't independently wealthy and you've bought in an impoverished, depressed county what are you going to do?

I believe that was a black racer. They typically grow to 6 or more feet and feed on rats and mice. All snakes eat rodents and have value.
Mate, at the 8:20 mark, your standing on a what’s called a ‘birds nest’. In forestry, logged forests have a place to dump branches, unwanted, twisted or difficult trees, this is a birds nest. This is a hill of rotting wood that was pushed over the side with the big forestry machines. Everything goes over side, the mud, cables and heavy unrepairable parts are also left to breakdown over time. Normal.
Know this is important to you. Learn why your land was $10,000. A birds nest has many names.
Maybe, you meet in a ‘forestry manager’ to assess it correctly and have him/her search for other birds nests on the property for you as there certainly will be more that maybe are hidden by time.
I build exotic and native forests here in New Zealand and I see these birds nests when we replant over previously logged forests. Forestry/logging crews have big excavators and bulldozers that will push (what doesn’t go on trucks) over the sides of the site. Almost always, birds nests are located at high points, steep cliff-like ravines and gully’s are favourable also as they take a long time to fill in.
The name ‘birds nest’ might originate from this incredible looking feature of mud, branches, whole length trees, a billion colours between greens , browns and shadows. Always ready to slide with gravity while locked together with an incredibly dangerous nest like look with log ends poking through the viewable surface of the structure with a jammed in appearance. When these waste sites move/slide/collapse, they get more dangerous as the integrity of the whole rotting structure is compromised.
Also, I find heaps of bones on the surface when logs slide from sheep, goats or cattle who trap/wedge themselves and they starved to death or they fall in a rotten hole weakened by entropy itself to become the pile too. A feast for the bugs, rodents and life within the pile. A lot goes on in a birds nest.
Never walk on a birds nest.
Mark out the boundary.
Fence it off or leave it be.

I keep a minivan, camping equip., Food/water, cash & savings, while being debt free, with a retirement income while living on a NE Pa. Sanctuary for animals Farm presently. I do the farm fences, water supply wells, gates, everything fixes here, since I'm a retired plumbing heating electric business owner, helped out my farm friends while growing up since 17 yrs old

Around 1969 or 1970, a group of us looked at a mountain top near Hinto, WVa, and the seller had an old (+/- 100 years old) handdrawn map showing the rough boundaries.
This map referred to stones and trees, etc., as the turning points, etc.
We learned that in many years then gone by, a Buyer would bring their youngest child and beat him at every turn or corner, which was called "Beating the four corners" with the idea that they'd never forget the boundaries.
Unfortunately, that piece had too many unknown potential heirs, and so we didn't buy it as it truly reopresented why WVa is called "West, by God, Virginia".
Hope your owner has a better title if he's going to spend some money improving it. 8=)

Great property! West Virginia is a beautiful state. I have visited and gone camping and fishing there several times. Water would be my biggest concern. That top bench area would be perfect for a home site 👌 John has a good amount of work to do to make it a working homestead, but what a beautiful remote area to thrive in.

Look around Beverly Ohio if you want a remote property, at a decent price.
You might have to talk to some locals there to gain information. A buddy of mine picked up about 5 acres with a small off grid for hunting cabin for $15. With the help of a neighbor, he ran electric to it for a few hundred dollars.

Intel is moving into New Albany area, entire state will see land price increases. Columbus and surrounding counties will become the Silicone Valley of the Mid West. South and South East counties are the cheapest land right now.

Congratulations, you have a beautiful piece of land. You need to start building your home as soon as possible. Also Clear yourself a good size area for growing vegetables and fruit . Get some help from family and friends, you need all the help you can acquire to get building clearing and growing. Good buy, in western NC, our parents estate 2000 sold for 5,000 dollars an acre. no bldgs, creek in middle. We had to divide into lots for no one wanted a big farm.

beautiful piece of property, Now that I'm retired from military and semi retired period I've been thinking more and more about buying a piece of property and building a homestead, I never thought about West Virginia and although it's absolutely beautiful I'm still going to have to pass because I hate snow and cold weather in general. I'm looking in South Georgia to Central Florida area or North Central New Mexico just south of Alburquerque.
You can get an acre of land in WV for $1000 but a 2-hour drive to a nice locality may give you an acre for $10000.

I love it, and that’s a great option for a family or a group to be self sufficient on, but as far as making a living, their just are not enough people to sell to. Commodity farming is OK, we grow row crops. But, draw a 100 mile radius around where we farm, and you hit 4-5 million consumers, an upstream connection to the Louisiana port, the Great Lakes waterways, and the best rail access in the US.
