When i catch swarms I'll place them in an area away from my apiary because of disease and don't feed them for 4 day's. So any chance of them bringing something nasty.
Yes . 3 days no feed and away from apiary , but also lock them up and put in shade . Test for varroa and inspect for other diseases asap . Treat accordingly.

Varoa is the least of our worries
Take your mite check cup and give them a shake. They may be carrying mites on them.
That’s some crazy stuff I’ve never seen a swarm move and find a hole to go into. Now that homeowner is going to have to have the wall inside the house cut open after the hive is established.

great thing about a swarm is you can treat it with OA before anything is capped. One treatment and your good. Just wait to see eggs.
In NSW you must check for Varroa before you move them when you catch a swarm.
Also need to lodge a hive movement application to relocate them from capture site.( and declare no Varroa has been detected)
Way too complicated. None of that faff in the U.S. Mites.., treat the mites. Or not. If you sell or move a hive to another distant location, you "should" get and inspection. Mostly looking for AFB. Never mites.
Where can I get one of those long hive tools
bee vac? smoke if owner is ok with it to try flush out?
Can you tell me do you have beehives in any other Australia states?
If they landed, wouldnt using the beevac be more helpful than scooping them up?

I've heard that if you take two pots and hit them together, the noise makes swarm's freeze and drop to the ground. Have you ever heard of this before?

Its called tanging and can make the swarm land. They don't freeze and drop, rather they land and cluster together. Crazy as it sounds it does work...
Im not a peson to speak on swarms but when you catch one do what you normaly do as bio security measures. For mites, wait 9 days then treat with OA. No need to mite check, your treating anyway.
More than one queen in the swarm?
you could have sprayed some honeybee gone in there and they might would leave.

Randy from @628dirtrooster does cut-outs and swarm catches. I know in the past he has tested the bees he gets from cut-outs and swarm catches for mites. He's in the USA (Mississippi).
