Having grown up in Spotsy, near downtown Fredericksburg, there are reasons why my wife and i moved to West Virginia. One of the biggest reasons is the traffic. The roads can't handle the amount of new developments, townhouses, and apartments. It seems like every piece of land is being developed with no thought of the added vehicle traffic. Taxes have been going up too. It used to be a really nice place to live. I think the goal is 15 minute city. Unfortunately it takes 30+ minutes to get anywhere now. And Stafford is just as bad. The Fredericksburg "area" used to be "southern" and great to be between D.C. and Richmond, but not its just a suburb of D.C. And dont even get on I-95 on the weekends or rush hours (yes, plural).
Not so much in Fredericksburg - I would recommend Dumfries and Woodbridge for those type of communities. There are some options in Stafford as well. Completely inaccurate: Chatham for example is literally across the bridge from downtown, not “35 minutes” and not in King George.
