      Idk, not to excuse Karens' behavior, but I think Fred was not completely innocent. It seems he didn't make clear (until the last story) that the house didn't come with a dock. It seems he used pictures showing the dock. Somebody with a big boat is not going to rent a lake house without a dock 🤷🏻‍♀️

      @@adrianam5614 Usually you'd go after the description rather than pictures if you're smart because it will 99% be golden shots painting stuff in the very best light possible. Dunno about which country OP is in though like in mine it's common sense to not assume and go after the contract and ask if something is not written there.

      @@adrianam5614 Kinda hard to not show the docks when taking pictures of lake side property. If a picture of a car you're buying has a house in the background you don't expect free access to the house as well.

      I feel like Fred has no incentive to screen the renters better... I know that's probably not correct, just a few bad apples sneaking through. Fred should consider giving OP something nice at Christmas though.

    I love that the judge made her stay in jail so she had to miss her wedding. He knew what he was doing, and props to him cause it makes her have to fess up to why and maybe it'll shame her into being a better person. (But probably not lol)

      It's common practice with vacation rentals. In my mom's beachfront community, some renters started a fire and damaged the deck through stupidity and were STUNNED when they had their asses kicked out.

    As soon as Fluff said "she spit on me" and "punched a hole with a pen" I was like "that's assault"... "that's destruction of property". Then Fluff read what she was convicted of, I sat there with a smug smile on my face. 😁 I will say this though, you break the nose of my significant other and I will spend the night in jail while you spend yours in a hospital.

    Fred should have a section in his contract mentioning that his renters may not access the dock. He should also have his renters specifically initial that part and include in a small fine if they violate that. Then he should give the money to OP for his troubles. Just saying.

      After the first 2 incidents, he DID add a notice in his Contracts and Adds for the property that it DOES NOT HAVE A DOCK AND YOU CAN'T USE THE DOCKS IN THE AREA...
      Though specifically requiring the Renters to initial that specific section to make sure they read it is a good idea.
      As for the Fine, he does already have a Fine in his Contracts: If you get thrown out for bad behaviour, he keeps your Rental Fee - you DON'T get a Refund!

      @@HappilyHomicidalHooligan I’m talking an extra fine. If it was Karen’s last day, there’s no real punishment for getting kicked out. I used to be a landlord. Knowing that no one ever reads contracts I specifically put a checklist at the end of my contract with a 1-2 sentence summary of everything that was important and had my tenants initial it. (No partying after 10pm. No pets without written permission from me. Any damage must be reported to me ASAP etc.) Specifically adding a fine for certain incidents really deterred bad behavior.

    My suggestion for op is get security cameras that can record audio, and add a sign that says "all trespassers are recorded, and any crazy stuff goes on TH-cam."

      I work for a summer camp that is on a lake with a public access entrance. We had people wanting to step on our docks even though it's no trespassing and a security risk as they are strangers and we had campers swimming, boating, and walking near the docks. May sound silly but we can't take that risk.

      @@Yumi_Jay It’s not silly at all, you folks are taking exactly appropriate precautions.
      There’s a summer camp near where I live where they used to not enforce those rules, till around four children got kidnapped and murdered.
      Even then, the Camp only really upped their security after the understandably furious and grief stricken parents sued the crap out of them.
      That was a long time ago though, so a lot of the details are fuzzy, I just remember feeling mortified because my younger sister went to that camp the summer beforehand.
      As such, I’m very glad to hear you folks are taking the safety of your campers seriously.

      Fred should tell them directly that the boat and dock aren't his and it's in the contract. If they want to borrow the boat they have to ask op and he's probably going to say no.

      I'd have a big sign on the dock saying; NOT FRED'S DOCK. That would be specific enough for many more than the generic No Trespassing signs they THINK protect the dock they are renting from Fred. A sign in the window of his rental should say, that pretty dock is OFF LIMITS because it's the neighbor's land and dock. DO NOT USE IT. End of free rent money for Fred, and hassles for his neighbor OP.

    The bride to be was the best, because the judge absolutely understand her entitlement and knew rescheduling her wedding because she was in jail was a punishment she would/should take seriously. However, I am sorry the wife was injured, I hope damages included monetary reimbursement for not only medical bills but pain and suffering. How is it so hard to read: 1. A rental contract, especially what is included with your vacation rental? 2. No Trespassing signs?

      Even if perfectly vetted, sometimes Karens do slip through the process. And he did say that most of the renters were good and complied when there were misunderstandings. As for the owner, I think he did everything he could, changing the advertisement and immediately kicking out anyone who causes trouble.

      @@rockyclimbs418 kicking them out is a benefit to Fred in that he still gets paid but doesn't have the wear-and-tear on his property, kicking out the miscreants is not a benefit to the long-suffering OP who should not have had to put up with that in the first place. Fred is operating a nuisance, a case before the right judge would have shut his rental down the same way that some bars and strip joints get shut down.
      Fred should not have kept the rent, he should have given it to OP.

      id suggest to make a dock. ask op if putting a fence on the property line would be ok. it might help. there could be signs along the fence on fred's side that read "my rental ends here. be on other side of fence and you'll be trespassing"

    Karen and her husband were really lucky. After hearing them yelling like lunatics and threatening to hurt him someone like one of my uncles, (all former military,) would pull out their sidearm and maybe provide them the courtesy of 5 minutes to calm down and explain what they’re doing on his property. If they try to take advantage of that courtesy… BOOM! 💥

    One thing that made me very uneasy here is that someone in the court system thought it was appropriate to assign that one Karen to work at a mental health facility as part of her sentence. People who are having problems with their mental health do not need exposure to someone like that. I could understand having her placed as a patient at one because of her actions, but not handing her a position that she could use to terrorize vulnerable people.     I can't understand why Karen's always thought that touching other people's property is ok.
    When Karen's touch someone else's property they always have an excuse to avoid getting blamed for the damage. As if they think they do nothing wrong and it's completely ok to discriminate other people.

    Boat dock story: I would kindly ask Fred to include with his rental paperwork a notice that the dock is not for his renters use. Something they have to sign. Maybe give Fred a small payment for doing so in the nature of helping to prevent future problems.

      Fred does not seem to be making it very clear the dock is not for the use of his guests in light of the lake being for public use. Where I come from public use means just that. No private owner can refuse access (beaches) nor are they allowed to build private docks which inflate their house prices and attach them to public use facilities. Not defending the Karens by any stretch but something is going wrong if Fred's guests keep 'misunderstanding'???

    Story 1 reminds me of something similar.
    Where I used to live our house backed on to a large park that would have a big festival for Canada day every year (for anyone from Toronto Ontario, its rib fest in Centennial park). People would often try to cut through our backyard as a shortcut. We didn't like this because we have 2 dogs and didn't want them to get out and also it's kinda rude.
    But there was this one woman with a young son, looked about 5 or 6. She didn't cut through. She knocked on the door amd asked for permission to park in our drive way and pass through the backyard AND offered us $10 to park on our property and the use of a short cut. This was the first time anyone asked (and nicely, plus the kid was so sweet and cute). We said absolutely she can park here and cut through the backyard! On one condition, since she was nice and polite and courteous, she uses the $10 to get her son some sweet treats! For the rest of the festival we gave her free reign to come and go, parking and cutting through. She even joined us for our own BBQ!
    Remember everyone. Politeness and kindness goes a long way. 😊

      @@peachjubilee I'd say if in a decade he's only had a few major Karens he's not doing so badly. There's a lake near here where most of the beaches are also army Corp properties. They're pretty cheap to get into and have inexpensive docking fees and boats for rent and even cheap single day fishing permits.
      But I haven't been once without encountering someone cheaping out and trying to get more than they paid for.
      Paying for a day ticket.... and camping out anyway.
      Driving past the parking permit gate when they think the person isn't paying attention. (Please note, a day pass is $5. Discount and FREE passes are available to the military, elderly, disabled, and through some of the local schools)
      Trying to keep the free to use equipment. Including life jackets.
      Someone stole a paddle boat from a pair of kids.
      Locking other people out of the public bathrooms so they can change without using a stall.
      Fishing in no fishing zones. One "caught" a local kid's floaty and blamed the kid when they nearly drowned.
      And most commonly, sex on the beach. During the day. Regardless of minors.

    If the Dock owning OP sees this, may I suggest asking the Army Core of Engineers for permission to add a fence and locked gate to the dock to keep these Entitled Karens off your dock to prevent further incidents...Just to make sure no Violations of the Lake/Dock Rules happen simply because of someone else not paying attention to the many NO TRESPASSING signs plastered on the dock...

    One day my mum gets up to go to work, and found a dude passed out in her car. Apparently, rather then take the path down the road, he entered the private road, kept going, reached the end and figured it was his makes car so got in and slept. He was mortified AND hungover 🤣

    It's probably wayyy different elsewhere but my family owns a lakefront cabin in the BC interior that my grandpa built in 63. It's a decent lake to swim in, but the floor is super weedy and gross to walk on, and most of the private beaches are in the shallower area so it's not the nicest area to get in the water at. Our beach is in the deeper part and we keep the area by the dock maintained so there's barely any weeds beside the dock (it's also the last traditional floating log dock on the lake!) we have people asking all the time to use the dock, and like, don't be an idiot and be respectful and ofc you can use it! I swear it's crazy to think that there are ppl out there that think because it's a public lake, that any docks in the water automatically are free to use. Just because You find a kayak sitting on the public beach doesn't mean that's public property that's free to use! WTF

    I live at the end of a cul-de-sac in a coastal urban area, and my house and the tip of the cul-de-sac front onto a large park with a lake & fountains (note: the park has two public car-parks on opposite sides of the park), during summer (especially evenings after a hot day) its not uncommon for people to park in my driveway or on my lawn, and if i do get to talk to the people (as sometimes i don't see the vehicle getting parked) i am usually the bad person ... yep, i get told gems like these ... "i am only going to be here for a few minutes" "your home, your not going out again tonight" "my kid wants to play pokemon" "I don't know were the carparks are" (hint: there are cars parked in them) ... as i get older i loath people even more.

He gets to keep their rental fees when they're kicked out while OP gets harassed, property damage, and wife gets smashed with a bottle, her nose broken! What's wrong with this picture.....??????

    I too loved the Karen #2 encounter. I love the judge gave her 44 days in jail and the wedding was in 43 days. I wonder if a sincere apology would have carried any weight with the court? Doubt Karen would have though of that.
