Relocating to a new city is very stressful. There’s so many unknowns but happy that you’re starting a channel to guide people when moving to Las Vegas.
Good video. I've lived in the Las Vegas valley for 51 years and watched it grow. I wish realtors would talk about Las Vegas, N. Las Vegas and Henderson as the separate cities that they are. Your thumbnail description suggests that Henderson is in Las Vegas. It is not. As a realtor, I hope you know that by now and why it matters.

Realtors not being legally able to reveal the safest neighborhoods is criminal
How do you justify the housing went up by 40-50% in two three years? Or doubled? If that’s not a bubble, I don’t know what is…, 😳🙄

@@LasVegasRelocationGuide Usually a slow down in near is when you can go to any housing developer and find multiple move in ready homes.
@@Moondoggy1941 also in some less demand areas you’ll find them as well. Like in the Northwest and Southwest areas right now by some builders, also especially on the higher price points
We wanted to find a no HOA neighborhood , with larger lots single story,
it seems that they are harder to find, but well worth it to wait for one.
Definitely harder to find but not impossible. 89002, Southwest and Lone mountain will have what you’re looking for.

Why are realtors not allowed to tell clients which areas are safe? I've also had this issue when looking at apartments in the area. I'd ask management if the area is safe but every time they'd say they're not allowed to comment on that but I should check some Las Vegas crime database website. Is this just a LV thing? I've never heard of this issue back east.
Yea this should be on a national level. It’s called steering as our license does not let us do. 😖
@@LasVegasRelocationGuide tbh i found it frustrating as safety is one of the key thing i am looking for (and im sure the vast majority of people looking for a new home would be in the same boat, assuming they can afford to). nobody wants to live near crime infested areas surrounded by undesirables. i think its kinda stupid how realtors are forced to withhold critical information such as how safe an area is. one of the main reasons someone might hire a realtor is to get this type of informations that only locals would really be privy to. id be pretty damn pissed if i was in the market to buy a house and my realtor started mixing in some showings in the hood saying they aren't at liberty to tell me which areas are dangerous. this country is getting so absurdly PC/left/woke that even speaking about crime is frowned upon.
@@JerryThomas-fg9ms couldn’t agree with you more when I was in school for my license I was like whaaa? But crime map will pretty much show you the answer though. Link is in my description. I just can’t personally tell you. 😖
It's not just a "Las Vegas thing". My parents who have rental property in Chicago were not allowed legally to make other "safer suggestions". Out of towners/recent college graduates moving for a new job were not familiar with less than safe areas, only seeing the lower rent amount listings. ☹️
@@heatherframpton9693 society and governments take this whole anti-discrimination thing way too far these days, to the point where they sacrifice common sense in place of "equality". there's a reason why people will happily pay more to live in safer areas. nobody wants to be robbed or stabbed! the ones who can afford to do so should be able to have the information so that we can do that and not subject ourselves to dangerous criminals.

Why the hell would anyone in their right mind purchase a house when the interest rates are in 7-8%. Doesn't matter what you say, people are waiting for Trump to come back okay, not to buy a house so we can add to your commissions!
Yea i wouldn't at 8% either..
The only reason to purchase a house at 8% if there was a significant discount with he hope of a interest rate drop soon.
@@Moondoggy1941 correct unless you have to.. or like if the builders are buying down the rates. Resale is 8% but some builders are offering 6.50% +/- interest rates.
