    We chose Owens Cross Roads over Madison. Prettier, more beautiful hills to look at, less crowded, quiet, etc. We moved here almost a year ago and love it.

      And I deliver to both Madison and Owens Crossroads. Madison traffic is often horrible, and that reason alone makes me prefer Owens Crossroads. But like you said, the hills make it prettier too. Sorry to any Madison dwellers who might read this, but Owens Crossroads is a better place to live.

    Also, Owens Cross Roads is 15- 20 minutes to the Guntersville Lakes! One reason we chose to move here was closeness to our sailboat at North Alabama Sailing Marina.

      I love Lake Guntersville. I spend more time on Wheeler since it's closer to me.

    Thanks so much for a very informative video. Overall, OC sounds more appealing to me as we are looking for a semi-rural area to retire, however, Madison’s close proximity to the airport is a real plus. We will be visiting the area at the end of the month and your info is so helpful.

      @@CameronWalkerRealty Hi Cameron and thanks for checking in. We ended up visiting northeast TN and was hoping to also drive down to Huntsville but we ran out of time and hope to visit some time next spring.
      In the meantime, we’ve continued to watch your videos on the various suburbs around Huntsville, most of which are very nice indeed but too similar to our current area (Austin Metroplex). We’d like to find an area that has less people, more land in between homes, more scenic.

    The entire area within the zip code 35763 is commonly referred to as "Owens Cross Roads". This includes: Owens Cross Roads (the city), areas within the city limits of Huntsville, and Madison County. All mail to 35763 is addressed to Owens Cross Roads even if it is within Huntsville City limits, because it goes through the Owens Cross Roads post office. Most of the houses in this area, especially new construction, are actually within the Huntsville city limits.

    For DR Horton’s new construction, why does Owens cross road property tax rate more than 1.1% for investors?

      A good bit of what we call Owens Cross Roads is actually part of Huntsville rather than just unincorporated Madison County. Huntsville taxes are a little higher than the county taxes. Property taxes for primary residences in Alabama receive a tax deduction of about 50% +/-, and often times new construction homes are taxed as unimproved land until some point later. When the city or county figures out there's a home on that land the property taxes jump. So, investors and secondary home owners will always pay a higher tax rate than a primary owner there are.ogher factors involved as well. I have a video for how to calculate the property taxes with a link to the tool to do so.

    How do you feel regarding the builders in McMullen Cove and the quality of work?

      I have quite a few clients who have recently built in OXR, but none of them built in McMullen Cove. What I can tell you based on recent experience is that bringing in a home inspector for a pre-drywall inspection and an engineer for a frame-walk and foundation check is in a buyer's best interest. Even the best builders make mistakes. Which builder are you considering?

    I'm thinking of relocating to the Huntsville area from Georgia. I've only looked online; I have not been in person yet. Considering Athens, Madison, Owens Cross Roads. Seems like there are a lot of good towns around Huntsville. Any areas to avoid? What's good for a 58-year-old Widow with a dog who likes to hike? 😊

      Avoid north side. Monte sano state park is great for hiking.

    So I see you deleted my comment warning Buyers. Like I said we Love the location and Residents, Just way too frustrating getting issues resolved with Wren Home Builder. It is an injustice what you are doing. What is so wrong warning Buyers? I wish somebody warned us when we bought.

      Yeah, I was so busy this year I frequently neglected posting weekly videos. Within the past couple of weeks I have hired an editor, and will be booking time with a professional videographer. That way I can get more videos out.

      That's interesting, considering the median income where I reside (OXR/Hampton Cove, Southeast Huntsville) is $120,000 🤔
