    You probably can't switch the sides of sink and stove because of piping etc, but if you'll open the wall, I would invest in a nice, sleak and minimal stovetop and oven that gets installed in the cabinets. They're not usually that much more expensive than those big, chunky kind of stoves that the apartment now has and the nicer look will definitely pay it's worth back :)

      If you are not much of a cook, you don't even need to have any there. Just buy an portable induction burner you can put away when not in use, and be sure to have a 30 or 36 inch cabinet where a stove might be for a future buyer to switch out. Many European kitchens have an all-in- one washer/dryer under the kitchen counter. That would give you more counter space if you removed laundry closet. But you could just put it in the dinky shower instead. Love the walls of windows. Definitely add lots of plants. Fig and umbrella trees, and pots of hanging vines would be great. I would add a wall hung electric fireplace over heater unit with built in bookshelves around it, and a chunky mantle above. The mantle will block heat. Although heaters usually blow out into the room, not rise straight up, unless a wood burner. Could install tv over mantle with a cover or frame around it. Hammock in front of windows, or swing chairs. Definitely not a fan of carpet, yuck. Have area rugs for softness. Cork tile is warm, cushiony and antimicrobial as well as environmentally good.       @@serenakoleno9338 Good thoughts and options about the kitchen, but with condos I would also consider resale value, even if you had no plans to move out in a long time.
      Also as someone who isn't much of a cook, I would definitely suggest having a good basic kitchen with proper setup because that helps me cook at least a little more! If I only had a portable burner, I'd never cook because they don't usually fit more than one or two little pans, which makes it harder to cook for friends, or if you like to meal prep and cook for days in advance, it's a hassle.

      you can switch the sides, happens all the time with gut renovations but it's gonna be expensive because of extra plumbing and electricity, def not something you can diy without experience

      @@slena Would have to be approved by the HOA Board as those pipes service everyone above and below her. Would have to be some kind of work around. Condos function much differently than standalone homes or even townhomes. Many more reno restrictions.

    Hardwood floors with rugs is the move!! You can change them out to match any aesthetic and I think it looks cleaner and more modern! (ps carpet can also trigger dust allergies sooo)

      The only downside of hardwood floors, is that it costs more to install.
      I would say to go for lament floor.

    i think you should knock down the wall in the kitchen so that it'll seem spacious! for the flooring, I personally think you should do hardwood just because it's easier to clean and looks neat- if you want cozy vibes add some rugs. you should keep the sliding mirror in the big bedroom, and renovate the bathrooms. I'm so excited to see what you do with your condo!!

    Whatever you do, do not take out the limited storage you have. Everyone always says "it will open it up the room", but if youre constantly tripping over your vacuum or whatever bc you no good place to put it, your home will feel too small. Even a 2k sqft house will feel too small if you can't store any tools or christmas decorations or winter coats or a mop bucket. With good, organized storage, 600sqft can feel spacious.

    Couple of thoughts! Try to blur your window view in the videos because it’s very easy to determine what building you live in. As a single gal safety thing please be mindful and careful of this! With respect to the Reno’s look into small space living solutions. You might want to keep that storage room/corner where things go to die as a pantry/closed storage. Small spaces look cluttered very easily so closed storage keeps things looking clean and minimal. Also think about air conditioning solutions for the summer. I’ve lived downtown in those older buildings with giant windows and if you don’t have an AC unit you will be cooked alive inside. Considering how we had the heat dome last summer it’s a worthy investment. Think about creature comforts first and fit design aesthetic into it afterwards, something may look nice but if it’s not functional as well it’s likely to cause more regrets down the line. Good luck with your reno!

    Definitely hardwood floors (with some cozy rugs ofcourse!). Have you thought about maybe making the guest bedroom your office? With lots of plants a large desk and then a couch that can also be turned into a bed or is just big enough to sleep on in general when you have guests over?

    Omg it’s gorgeous! If I was you I would 100% knock down the wall separating the kitchen and living room to let in more light and those gorgeous views! You could even move the oven and make the other side of it a breakfast bar but maybe that’s a bit to drastic 😅 anyway have fun renovating I bet it will look great! :)

    So many questions for you, especially since I'm not familiar with condos.
    1) Are you sure you can move walls? Seemed like quite a few had sprinkler systems in them and you'd think that would include more water piping that your average home.
    2) Are you going to keep the carpet? Personally, carpet is a detriment to my mold allergies so I'm never a huge fan, but it does provide warmth in the winter & sound dampening properties.
    3) Does your building have a large freight elevator? I'm curious how you'd get materials & appliances out when you change them.
    4) I know you mentioned possibly having a roommate in the future - ever thought of turning the solarium into an office in the meantime? When I had roommates, I had my desk in my room and I spent an ungodly amount of time in my room - between using my desk & sleeping, etc. You might end up spending all day in one room which isn't really healthy, mentally.
    5) Are you allowed to rewire/move ceiling lights? (Even through an electrician) I'm curious what you'd choose for new pieces.

    It’s so funny to hear Americans call a 30 year old building old! Very excited to see how you renovate the place and I actually think I like the green windows, they’re unique :)
    Edit: I obviously know that any kind of building needs updates every once in a while. I just meant that where I’m from most houses are at least 50 years old and many are even older (built in the late 1800’s and early 1900’s) which is why it was funny to hear!

      I'm not even from near US but I think 30 years is a long age already for buildings, and especially appliances, floors, everything! Things wear out in that time even when taken care of properly. Also science and tech has come a long way since even 20 years ago, so it's good to update if it means you can become more energy efficient and environment friendly :)

      In Vancouver it's a big deal because the older the building the less earthquake safe it will probably be as the standards have increased over the decades. We are expecting large earthquakes most likely level 7 but also at some point a megashake. I wouldn't want to be in an older building for a 6-7 here to be honest. Also in older buildings you have old electrical, plumbing, air ducts, windows and elevators that might need renos which may come out of your pocket instead of the maintenance fund.

    this is so exciting for you!! i’m glad we get to watch the progression of it and all your adulting! i was wondering- would u want to turn the death closet into the laundry space? then you can have a pantry in the kitchen and still keep the entry closet. just a thought! but i’m so happy for you and congrats on being a homeowner!!!!

    I think for the kitchen you should knock the top half of the wall down and build a small breakfast bar type thing and have stools to sit on. I do LOVE carpet but Hard wood floors are easier to clean but can get scratched. As long as you have a carpet cleaner you should be fine with carpet. But if you didn't want to have carpet you could do wood with rugs to match your aesthetic. And that room with the big window (small bedroom) could be your study/work space for any instruments, and if you continue with your music you could record in there. :D Soo Proud of you Jen. Can't wait to follow your reno ideas. Whatever you deside will be AMAZING.

    I used to live in that building, same unit as yours but on a higher floor. Super cool to see you renovating it! I was staying in the solarium and that room had a lot of condensation problems when the door was closed and the heat was on in the winter, so just a tip - keep the air flowing. We would get water literally pooling on the ground from the condensation dripping down from the windows.

    Suggestion: Over the heater vent in the living room you could do a feature wall similar to the one in you brothers room or maybe put a fake fireplace or mural!

    Just some inspo :)
    So I would take down the wall in the Kitchen and make an island with the sink in it. And some barstools at the end.
    Inside the kitchen I would move the washer and dryer into the entry closet and make that now free space a little pantry.
    For the storage closet I would do a walk in closet.
    The second bedroom would be a hobby room/office.
    For all the flooring I would do some vinyl hardwood flouring (easy to clean and waterproof)

    I think the room you are saying as “room 2” should be a study room, Pinterest inspired. Basically I’m saying that maybe 🤔 you can add a study table in the middle, a cute chair, and the amazing view will come in my mind it looks perfect! Anyway congrats on being the new home/ condo owner :D

    I think you should paint the blue window frames black and interior walls white to brighten up the space. Also, switch out the door knobs for a more modern look. I would avoid placing a desk in the bedroom because you'll probably spend too much time in there. Having a separate work area will help your Brain distinguish when it's time to work vs. rest. For that one deep closet, I think you should use it to store all of your arts and craft materials using those tall drawers from ikea and label the drawers so you can easily find things. Instead of fearing heating up your tv, you can get a tv console and place your tv on there on the wall opposite of the heater. Hope you liked these tips. Super excited to see how you decorate the space!

    As someone who struggles with allergies 🤧 I removed the carpet in my room and put hardwood floors. Best decision of my life. Plus I have a pup 🐶 so it works better for the both of us. Idk if maybe one day you plan on getting pets or have any but hard wood is definitely a great choice in my opinion

    I feel like this apartment would really compliment:
    - a mixture of white and wooden panels to create a division in an open plan; otherwise it can be confusing to the eye if the rooms are all white
    - simple furniture because the wood adds a lot of texture to the room
    - if you want colours like yellow/green/pink etc in the rooms then add these colours through decorations such as plants and coloured pillows
    - FROM PERSONAL EXPERIENCE (if you are like me and change your mind a lot lol) painting the walls bright colours has the risk of becoming distasteful after a while AND it is much longer process repainting walls when you can just change the colour through something simple like plants/pillows/rugs etc...

    Yesss independent queennn 🥰🥰the storage closet next to the dining area could be another option place to put you washer and dryer. I just think the front cupboard is get space as it’s right when you walk in but the one with the door you can close make it less obvious but it’s a good amount of space :)

    The storage closet could become the laundry room? You could still remove the wall but maybe leave a little closet in the corner. I think that wall shares with the bathroom so the possibility of water is there!! This plan may make the dining area a little boxy though. My other thought was to move the washer/dryer to the other wall in the kitchen. Then you could move the fridge to where it currently is. Water should be on both sides so hypothetically it could work. Hopefully, your renovation approvals from the building goes smoothly!!

    Tbh I think what you should do for the room near the storage is actually change the flooring since it is hard to clean, put a chair, a nice cute clear table, art like pictures on the wall. There you go a nice sit-down coffee room just do stuff in there like it's so cute since there are windows and when it rain sit will be gorgeous.

There are hardly any young TH-cam personalities that go into the details of buying a home, like the down payment, mortgage, all that stuff that is SUPER helpful for us that have yet to get to the part of life and don’t want to go in blind.

    If you don’t have a storage unit in the building you want to keep that room. I didn’t see much closet in the unit and you be surprised how much you will be missing storage when you don’t have it.
    Get rid of the carpet and get vinyl . Vinyl is great for condos in case there is a leak Yiu won’t have to replace the floor. Just use cute rugs to warm up the place.

    I agree with knocking down all the walls and rearranging kitchen. You should totally do hard wood and can use nice rugs. You should think about using part of the storage room for a small office. It’s a great place and I can’t wait to see the renovations.

    i love the condo! I feel like you should knock out the wall and connect the kitchen to living room maybe put like an island there. change the countertops in the kitchen and maybe change the tiles in the guest room to carpet. excited to see you decorate ur condo!! 🫶

    hardwood floors alllll the way omg i personally don't love carpet because its hard to clean and it gets dirty so easily and its just not quite as sleek as hardwood floors... i say if u want the fuzzy cozy feel, just do hardwood floors with rugs throughout the whole condo :) i think u made the right choice in condos and i cant wait to see the final product

    Keep that storage room, or at least part of it. You will need it eventually to keep as an extra pantry since your kitchen is small and just to hide things that you don't want to keep visible.

    Marble as a kitchen counter is very pretty but unless there is some kind of plastic coating it is an actual sponge for EVERYTHING. Every single stain. Very high maintenance material, a granite or quartz come in loads of colour and you could use it as a paint palette.

    I am an interior designer here in the US. When working in condos, everything you do requires reviews/ permission by the HOA as well as permits. Because of this, there can be many unexpected costs and things can take much longer. Wood floors for example require soundproofing. Plumbing usually cannot be relocated. Walls cannot moved as many are structural. Even getting rid of what you remove can be a huge hassle in terms of landfill rules. You can even be charged fines by the HOA if you dont do things by the book. I suggest making sure what you plan to do is all allowed, even something you may think is simple.
    Hopefully it is easier there than here and you seem to know what you are doing. Best of luck.

    Girly... THAT VIEW! Holy. I miss living in Vancouver so much!
    Laminate is a great option for flooring that looks like hardwood while being durable and super easy to clean, if you choose to go that way!
    IKEA is a lifesaver for storage and crafting areas while keeping an affordable price point! For my home studio, I used paint and added wood trim to match the existing moldings throughout my home studio for a built-in look. It was so fun to customize!

    I would recommend avoiding marble countertops at all costs! If you drop something heavy on them they can chip or chip the item badly- best to go with a different more hard-wearing material! Would also recommend making the spare room a study as well! With some sort of sofa bed/ armchair bed and then your desk there so you can work with the natural lighting there!

    hardwood floors are so pretty!! and easy to clean! you can still have fuzzy rugs in any colour and shape, the only limit is your imagination! good luck on this amazing journey 💖

    Maybe put the washer and dryer in the storage area off the dining? Seems like a decent small laundry room. And then you could still store random things in there (tools, linens, etc).

    Something else you could do is move the door on the spare bedroom to where you want the tv, extend the storage room towards the living room but also extend the spare room towards the kitchen. U could then use one as a filming room and the other as a spare bedroom! Just an idea! I love this for you and can’t wait to see the Reno vids 🎉🎉😊

    I think in the den/guest bedroom, it would be cool to have hardwood floors and a big cool rug! That way you still get the heat retention/coziness without having carpet and you can change it up whenever you want :)

    For the guest bedroom maybe get a sofa bed and turn it into a filming room/office. But when you have guests you could still use it

    I would suggest to replace the tiles in the guest bedroom with hard wood floors and then add a rug on top! That way you get both, and a bonus is the hard wood i feel is timeless and the rugs you can replace with different styles in case you decide to switch it up! I hope this helps!

    Get rid of the carpet floors. You can install underfloor heaters and choose your own carpets matching the design of the room or your mood. Plus, the carpet retains so much dust and you will have to buy a powerful vacuum for it. The hardwood is way easier to clean and it lasts longer.

    I literally thought the shoe thing when the video started. I always wonder where people fit a shoe rack in little entrances like that, especially if you move the washer/dryer in that closet.

    girl I think putting the washer and dryer in the big storage room would be better since it's closer to the rooms and not all the way towards the entrance. and a carpet would be nice for the guest bedroom because it feels comfy especially in a place where you sleep but maybe that's just me. But congrats on getting this condo. you're so good with renovating so im sure your condo will look ✨amazing ✨ once you're done. 🥰

    I love the idea of a wood floor, but honestly what you prefer matters the most since its your own condo!
    Also I wear shoes until I go to bed, and then put them on immediately when I wake up, so in my case that’ll be 80 years in prison lmao

    HIII you should have a color theme for your condo. for example, oranges, yellows yk the warms tones and add like little elements like suns and decor that will compliment the colors. or you could go more blues and greens yk cool tones and at a lot of fake plants…or real plants whatever floats your boat. and i also do think you should put a screen projector in the living room because at night it would be very movie esc because you will have the view of the city with having popcorn and watching a movie. if your read this THANKS 💗. ps i love your videos 😍💗💗

    was waiting for this! this condo is beautiful, and once you renovate and decorate it your way, it gon' look WONDERFUL! you should remove the wall of the kitchen to make it look spacious. and in my opinion, hardwood floors are the way to go; much neat and easy to clean. hope you have a fun time decorating the condo!

    Jen this is so exciting!!! I'm so happy for you. Once you know where the water pipes are you can work around them with placing your washer and dryer. Really hope you can open up the kitchen wall.
