    story 1: In 98 when I first bought my house, there was a crack house/drug den across the street (this is an urban setting Victorian gentrification neighborhood and my neighbors wouldn't sell)...when a car pulled up and honked, the mother would send her 5 year old out of the house to deliver the drugs to the cars because who would prosecute a 5 year old? One neighbor, after getting no where with the local police, called the DEA on her. Once she was cleared out the chief of police went to the alerting neighbor's house and screamed, "What the F*** did you think you were doing?!" The police chief was making kick backs from the drug den and others like it!!!!

      Set up a camera to prove the bags are thrown over and she has no case whatsoever.

OP let this go on too Long before they did anything (we had something like this before at my home! Guess what, my mother gave me full permission to make it "not worth it for our neighbors to continue doing this!" Especially as they started copying us BADLY by trying to buy the brand of Garbage Bags we use! Too bad I tie the garbage in a certain way and our brand is pretty easy to tell the difference that the tickets they were getting finally made them "do their own fucking garbage CORRECTLY! Instead of US wasting money, it was THEM wasting money playing this game for NINE MONTHS before it stopped! I was sad they finally got the message as I was hoping they'd fail to pay the rent and get evicted so we don't have to bother with them anymore.)

    In the last story, while op's actions were 100% justified, and the company really did need to pay the price, I can't help but feel bad for all of the innocent people that lost their jobs

      @@H-to-O I havent even gotten to the past story yet, but yeah seriously. When it comes to government regulations you dont screw around. When you choose to stay with a company like this, you should understand that you are staying with a failing company. No need to feel sorry for the chaps that didnt bail earlier.
      Especially because I'm sure no landlord would be able to evict you for non payment because you refused to work for an illegal boss. They can TRY and say "You should have stayed there and payed until you had a better job", but I dont think any court of law would be okay with the idea of forcing someone to knowingly break the law and steal money from the government.

    Story 2: I'd be pissed off about roaches too. It sounds like OP was a great owner. Hopefully, he hired a better team to run his apartments after that.

      He does sound like a great landlord, but it's also a lesson in being more involved than just the report from the management company. Every single one we hired in Guam when my in-laws still owned property there was corrupt and caused extensive damage to the property due to their neglect. We live stateside and had to do things this way. Eventually they sold the property, but it was the biggest PITA ever. I wished we had a lawyer look over their contract before we signed it, that clause would have saved my in-laws thousands of dollars in repairs.

      @@arcanisdivinitis I definitely would have put the rent in escrow until they fixed the issue if I couldn't move out. I have problems with them fixing things where I live now and I can't afford to go somewhere else. It not something I considered major but I noticed the people who get state assistance dont have to put up with the same kind of issues. They get their stuff fixed and right away because everything must be up to code for them. I am glad that at least my apts would put up with bugs. Even if we have ant or whatever all we need to do and they will take care of it. And they do inspections to make sure there isn't any hoarders or any major problems 2 times a year. However, I found out from an ex that works in maintenance that they still don't do everything they are supposed to. I just found a new issue that I didn't know about this morning. Part of the ceiling came down over my furnace and they just did work on it in May so they should have seen signs that there was a leak then. I noticed when they did the work there was a wet spot on the ground by it but I figured it had to do with my AC and the work they were doing with it. I gotta report it to them today but who knows how long it will take them to fix it. They obviously need to fix the leak in the apt above me first. Sorry, I guess Im just complaining now.

My family use to own a motel that was in another state and the people who we hired to run it and take care of it seemed ok at first but they ended up not responding to our calls and so my parents went down there to find that they were gone. They stole all the money, the AC units, and for some reason left a pile of poop in the manager's apartment living room for us to find. It wasn't a company. It was someone my Mom knew who was a single Mom and thought she was helping her but giving her the job ( that paid well) and that came with the apartment as a perk. I wish there was something in their contact that would have helped my parents. I know it was obviously a crime what she did but Idk if they ever found that woman. My parents didn't tell me but we lost the business because my parents couldn't afford to reopen the place. I dont blame them for not wanting to talk about it.

      @@TheOfficialTarynTots if you are having continuing issues at your apartment that aren't being fixed those same laws that protect the people who get state assistance protect you as well! Things like the ceiling coming down need to be reported to the health department, Housing Department and the State's Attorneys Office. They work for you! Your taxes pay their salary! Call!!! I call all the time! I am pleasant, no need to be rude, but I get answers and I get shit done! They will help if you call!

    Story 4: Nothing is worth the risk of doing those illegal activities. Just don't do it. You'll wind up with less profit if you follow the laws, but at least you won't be slammed with fines and jail time.

      If I learned anything working for gas stations and mini marts over thr years, its do not screw with the lottery commission. They give precisely zero fucks about your little gas station and they will bring the righteous hammer of Thor down on your heads if you fuck with them. We had a customer complaint that got a store manager, two shift managers, and two cashiers terminated outright as well as hefty fines all around. They do not screw around.

    Story 4- I used to work at this hole in the wall that had a station where they would fill propane tanks.
    For those who don’t know, propane tanks have an expiration date on them. X years after manufacture date you need to get them re certified to make sure they don’t have too much rust, or leaky valves etc. after the first re-cert wears off you can get them checked again. After the second one wears off it is illegal to fill them.
    The hole in the wall I worked for didn’t care and would fill any tank. When I refused to fill one that was illegal, my boss told me never to refuse any one again or face disciplinary action. Being young and needing a paycheck I caved but boy I wish I would have turned them in

      @@paulman34340 Rentals usually are a good investment. Often, a landlord renting a house can get enough in rent to not only cover the mortgage, taxes, and any related insurance (that the owner specifically needs to carry,) but make a decent profit.

      She bought that home ABOVE MARKET PRICE just to avoid buying trash bags, which she could've easily tossed back into their yard instead of going along with it for 4 months. Still seems like a loss to me, or at least, a false solution. The whole thing is stupid to begin with, forcing people to buy specific overpriced trash bags. I don't even have money to waste on regular trash bags. I just dump my can directly into a dumpster. If you won't take it, it's going to wind up in the street at 4 am.

    Bosses need to realize how irreplaceable some employees are. I work retail. On paper I’m quite replaceable. I’m fluent in Chinese and English. I used to work in an area that had a very high Chinese speaking population. When word got out that a Chinese speaker worked at my store we got a major influx of customers. Several times a day I was asked to translate. Then I had to move for my husband’s job. After I left so did a lot of the Chinese speaking customers.
    Just an example of you never know how irreplaceable your employees are.

      That would actually be on the high end for a small house where I live XD But you have to remember that with low housing prices and lower cost of living comes lower wages, too. As far as I can tell, people don't get their first house any younger here, if they manage it at all.

    If the OP in the last story wants to really remain anonymous they could have fudged the years. I once commented in a thread about a haunted hotel I worked at that I had experiences at. The owners and managers are really really anti-paranormal and will fire employees who mention paranormal activity. I still have friends who work there, I’m not going to mention the name and risk their jobs so I was really vague while leaving only 3 options, 1 is an SRO so it doesn’t count.

      @@kitarrah1422 again I still know people working there and they could get fired. But I can say that in general if there is a suite in a hotel that seems to be in a weird location it is because it was made a suite because one of the rooms was haunted or “problematic” as management would say. If the doors don’t match that also means something is possible problematic, also if room numbers don’t match up something is up (it’s really expensive to renumber a whole floor). There is something you have to remember in hotels usually every floor is identical so the differences are where you look except for the stairs to the roof that may mess with some top floors.

    Story 2: I'm an exterminator. Let me give you all some advice when it comes to dealing with roaches. First of all, keep your house clean!!
    Any food should be kept in sealed containers and waste needs to be either sealed or out of the house.
    Second, dyi fumigation is always a terrible idea. Even if you apply it correctly, most of the time it will barely work and/or just makes the roaches panic and spread out, making it much harder to pinpoint and treat.
    You're best bet when it comes to treatment is using a good roach bait gel (advion or optigard are good brands) because it doesn't cause them to run and spread. Just note that you should apply it in little dots, not lines, as it'll dry out faster and become unappealing to the roaches. DO NOT smoke around where it's being applied. Smoke will likely coat the bait and make it much less appealing to the roaches, thus much less effective. Most smoke from cooking is okay, but, from my own experience with treatment, strong curries should be avoided as they seem to negatively effect the baits effectiveness.

      Question - as I've battled roaches for ages: Is it better to apply the dots in hard-to-reach areas, like dark shadows of shelves and such? And how much is too much? Like, one dot per shelf, or one dot per cupboard?

      @@calanon534 Try Borax, found in the laundry detergent dept. Sprinkle it along the baseboards, on top of cabinets, under and behind furniture and appliances. Roaches are very clean and will lick the borax off their feet after walking thru it and poison themselves. They pretty much die right there.
      Once a week vacuum up the borax and dead roaches and replace the borax. In the 70's I lived in a slum apt building. I was the only apt that was roach free. Took about two months of weekly application and then it became once a month. Good luck.
      PS You might have to remove electrical outlet and switch covers and blow Broax in around the outlets and switches to prevent roaches from coming thru there.

      It really depends on where you're seeing them. You can spot where they like to congregate by noting where their dropping are. (just look up roach droppings) The most common places they'll hide are under sinks, top corners of doors and frames, just behind the frames of cabinets, behind refrigerators (they'll be attracted to the heat electronics give off), in the corners of ceiling tiles, and really just any cracks or crevices that are close to a food source (or source of rot)
      It's best to apply the bait generously, like a line of dots two or three inches apart (think pacman) along the edge or crevice of where ever your treating. Smaller dots, maybe half a pea size, seem to work well.
      Also, keep the bait in areas out of reach to pets or any kids that might consume it.

      @@MOTLMom There are some hanging hornet/gnat traps you can buy online, that you put a smelly solution in. (we use "Victor fly insect and yellow jacket traps" and a solution called "Invite" ) They can get very ripe after a while though, but are reusable as long as you have a solution to refill the containers. There are also indoor plug in fly lights (A decent one is "Flyweb Fly light trap", but there may be better more durable ones out there too. ), which basically give off a light that lures flying insects to a replaceable sticky pad behind it, best used in rooms that will be dark at some point in the day. Oddly enough, I've also noticed that gnats will flock to plain old paper glueboards for rodent control as well. I don't know if theres a scent to them that lures them, or something else, but it's not uncommon that I find a whole bunch of them stuck to one thats been covered or hidden out of sight.

    Hey DarkFluff! I have reason to believe the Gas station in question is the Kangaroo Gas station brand. They were around a lot when I was younger but they all suddenly vanished and were replaced by different named gas stations.

      Unfortunately that’s not the case. Around 2016 they were acquired and eventually they rebranded to the Circle-K brand. I live in South Carolina where some of the Kangaroos exist but most have been rebranded.

      I don't think so. Kangaroo was always more of a central & south FL chain, and I think they were only recently branching out into GA and the Carolinas by the time Circle-K bought them. I'm from that region, but on the FL side, and the only chains I can think of are Busy Bee and S&S. I doubt it's Busy Bee because they're based out of FL and still awesome, but S&S might be a contender. It could also be EnMarket or QuikTrip, but I think those are both a bit more recent than the story implies.

    Story 1: When the police did nothing I would have just started returning her property back to her...over the fence...with the bags emptied and dropped on top of the pile.
    Story 2: OUCH! That had to hurt. But I agree with the owner...the PM did not do their job properly from the start...then again with the fumigation of the wrong area.
    Story 4: I have never heard of a gas station that sells ammo & guns. Even checked online for any kind of reference to this story. Nada.

    Story 3: We're having that same problem at my company. We mostly do steel work and welding, the manager and the foremen have gotten into the habit of telling us "If you don't like it here or you think you can find something else, feel free to leave. We can replace you within a day." So a lot of people are leaving, and while they are finding replacements quickly those replacements rarely last beyond 2 weeks, mostly due to poor work quality or drugs. As for me, I'm just waiting for a phone call so I can give my two week notice and get out of this toxic dump.

    Story one: I had a crazy neighbour who spent her time making calls to the authorities about people who upset her, nitpicking by law complaints to outright false criminal accusations. I was not surprised when she eventually got around to me, but I was prepared: I phoned her landlord and offered her taxable value for the house.
    She chose to put it on the market and got twenty thousand above, which was fine. I got rid of the crazy neighbour for nothing! Yes, having money is a great thing when the Karen from Hell decides to start in on you!

    As a landlord myself, I know many landlords that don’t suck. There are lots of good ones out there. Interview your landlord and read reviews if they have any. My tenant has become my friend.

      @@noellelavenza494 🤦No, just no. A landlord is _absolutely_ absorbing the risk. Anything goes wrong with the property, it's on the _landlord_ to take care of it, _not_ the tenant. If the tenant is a bad tenant and decides not to pay rent, the landlord is on the hook for continuing to pay for the mortgage, land taxes, any utilities and water, etc., to keep the place from falling into disrepair, and may not be able to evict tenants for up to a year, which means those moochers are living rent free while the landlord is paying through the nose.
      It's also a pretty common thing for friends and family to take advantage of landlords, trashing the place and refusing to pay rent, because they tend to be good at guilting the landlords into letting them live rent free. The thing is, it is never truly free, because someone has to pay, and that someone ends up being the landlord.
      No, I'm not a landlord - I just have common sense. I also lived next to two homes growing up that were rented out for a while by the owners who moved before eventually being bought by new families because renting them out was not worth it:
      The first house had all the copper piping ripped out, the appliances stolen, feces smeared on the walls and ground into the carpets, and a couple of windows broken. Those tenants had lived there for about two years before finally getting evicted.
      The second house had all the walls needing to get fixed and cleaned, the carpets had to be ripped out and replaced, and it took two weeks for a team of landscapers to repair the yard, including laying down new sod. The tenants had only been in there for about a year and they skipped town instead of paying. This last house was originally owned by a couple of 70-year-old retirees who were depending on it for retirement income.

    For the first story, I don't blame OP for purchasing the house and evicting her. As for the house, it sounds like a duplex style home which can have two owners. Also, duplexes usually split a single lot, or one owner owns the lot and the owner of the second unit pays rent for the use of half the lot, sort of like trailer parks. People own the trailers, and rent the lot. So OP getting the chance to buy the other unit for $75k sounds about right for a duplex unit.

    C-Corp might mean Citco stations. All I found was a bunch of Citco stations in middle Georgia being shut by Law Enforcement. They may have been franchised as Citco but could have had other names as well. The owners and management of the franchises went down for breaking the law which means stores would start closing when they began losing money only to be sold. Probably bought by Sunoco.

    My Dad was both Company Secretary and Accountant for a number of decades for a business that owned large cattle stations in Queensland Australia. The HO was based in Melbourne, Australia. His two jobs became more and more overwhelming as time went on, and, though he managed it was starting to get to him, and it was clear that he couldn't continue getting more and more overworked. After many attempts to get the company to hire him an assistant, he finally gave them an ultimatum. "Get me an assistant that knows what they are doing, and can take over some of the workload without me having to spend more time training them than it would take me to do the job, or I will be leaving in 6 months." Six months! You'd think that would be enough notice, wouldn't you? After 3 months, nothing had changed and he reminded them of when he had said, and that there were only 3 months left. Their response? "We thought you were joking." He told them he was not. But after 3 months, still nothing had changed and he left. They hired 3 people to do the job he was doing previously.

    The company owner, district manager, and others in charge of C-Corp got what they deserved. But, I feel bad for the innocent, hard working people who lost their jobs over this.

      C-Corp's management did it to them, not OP. The company would have failed in some other way, or in the same way but due to a customer reporting them instead, and the innocent workers would have lost their jobs just the same. I feel for them, though.

    #1 $71K for a house ? That's pretty cheap, unless that was in the 1960's early 1970's. Back then, it was pretty normal price for a single family house.
    #2 Property management company wanted to save some bucks by cutting the corners very round, and ended up paying a LOT. Nice revenge. Being OP, I would give my lawyer a very nice gift for the next holidays.
    #3 Bad boss claims that OP is the «most replaceable» of the employee... Then need to hire 2 full time and a part time to replace him, but only partially as part of OP responsibilities had to be outsourced. Bad boss made a VERY bad decision by short changing OP like he did. Ended up loosing his whole business end job. Play stupid game, win stupid prize.
    #4 Normally, when a store sell a winning lottery ticket, they get a cut on the wining. Also, when they have to pay the prize, they are fully reimbursed, plus the cut. So, paying up to the stated maximum DO NOT affect the bottom line of the store. At least, the monthly bottom line.

      Around here, the cost of trash pickup is included in your taxes. Doesn't matter how much trash you generate, everyone pays the same.
      I have a friend that lives in another state. She has to take her trash to the dump, and is charged based on how much she has.
      So, I'm thinking that it's like that with the purple bags. You're paying based on how much trash you generate.

      It is often offered as an alternative to having a bin. Consider how many packed bags you put in your bin and do the math of collection frequency and cost of service. I fill one garbage bag every 2 weeks…sometimes longer due to travel. Why pay for a bin?

    Thing about landlord stories is, you never hear about the good ones, just the bad ones.
    My wife and I own a bunch of rental properties, overseen by a management company in multiple states. And generally speaking, if there's an issue that requires immediate action, our standing orders are get it taken care of as soon as you are aware of it, and fill me in latter. Bugs, structural/mechanical, HOA, whatever, just deal with it and tell me latter.
    Now you'd think, living states away, I can't be a good landlord right? How would I be there if needed? Well that's the fun thing about being a pilot, schedule me on a flight to the nearest airport, with a few day stop, and ill be there if I am needed.
    Of course you won't be reading about any of my properties on Reddit, since there's nothing to tell. Only problems you might have would be self inflicted.

    When I was laid off in 2007, they had to split my duties between 5 people and still couldn't keep up with it all. When I left the nest job, they created a second state position and the 2 in the office with student managers could not handle everything I had.

      It's principle for many managers and company owners. They have to take that stance, that any and every employee is replaceable because they hate having to pay anyone to work for them and would prefer to have them all go away.

      You have to wonder what corporate thinks in these situations. What is the endgame scenario here? As Francisco eloquently phrased it, every employee who was paying attention had that nuke in their back pocket. And it would only take one of them, as we saw, to drop that nuke on them.

    Having lived in rented apartments for all my adult life, it always shocks me when landlords let valuable buildings fall into disrepair. It's their livelihood, and their investment. And it always starts with neglected little thing that build up into big things.

    As a georgia girl, I'm pretty sure the last story was about citgo. Cant confirm just a big guess as I do remember a while ago there was a story about law enforcement shutting down and raiding a bunch of them and alot of them got shut down. I'm pretty sure it was bought out but not by who. I know there us still some around

    Story 1, should've put up a camera to show the bags being chucked over, then chuck them back. Save himself 70.5k to get rid of a NFH.
    Second story, always double check your contracts before signing them.
    3rd story, screwing your jack of all trades over who basically ran everything is a good way to make enemies. Then it cost the sleazeball his whole business.
    4th story, such simple laws they decided to ignore and shoot themselves in the foot. Sleazy business practices never pay off in the long run.

    Story 1. If houses were 375,000, I doubt the woman could afford to rent it. Generally, a landlord charges enough to make their payment on the property and maintenance. They need to make a profit. To do that, they will need to charge enough for property taxes too.
    If I were to rent my house instead of buy it, I would end up paying considerably more, and never have anything to show for it.

    Can't even imagine telling one of my long-term employees that they're replaceable. _They're not._ Everyone seeking employment in my town right now is a crackhead, terminal alcoholic, multiple felon, or other completely nonfunctional lump of protoplasm who applied with us because they just got fired from somewhere else. We give them a chance anyway because we're desperate and because we don't want to be That Guy™ who won't even give someone a chance. Short version, crackheads simply aren't employable.

    Story 3. I did the exact same thing as Opie. I work for a lawn maintenance company for eight years and had built his business up pretty well over that time. Handling all of the lawn side of the business as well as taking on all of his Landscaping side work that he didn't want to bother with. After he said that I was replaceable I used the money I had been saving up from the Landscaping side work to open my own lawn maintenance and property management company.. I took six of his largest accounts and it now pays my employees salary for the whole year while I still have over 150 other accounts to help with expanding my business

    First story: I would've bought normal trash bags and had a kid color them purple. Well, no. I'd buy some junky old trailer, load it with all my trash, and take it to the dump once a month. If the town didn't like it, I'd tell them "Well, your trash guys are welcome to unload the bags from my trailer..."

    Story 1 is such an easy fix that the solution that came up was unexpected. Could have just kept every single receipt from buying the bags and recorded the child doing it...and then sued them. 😂

The COPS said they couldn't act because they couldn't prove the Mom told he kid to do it. I feel it was lousy policing, in this instance, they just didn't want to deal with it! It is the mother's responsibility whether she told the kid to or not.

    Story 4: of course weapons and ammo are federal. They're manufactured in other states (or internationally), so they travel interstate and thus fall under federal law. Stupid federal grand jury duty taught me this.

So since you only hear about bad landlords, all landlords are considered bad, which... yeah, not good. Bad tenants are actually more common, as well as bad property managers - and this story had both. So, good job OP!

    I was told that by my work. I retired and moved to Vegas. Fast forward 6 years. The current person in my old position quit after being called incompetent by the auditors. So they had to pay me a boat load of money to work remotely for 6 months and get the audit done and cover while they tried (twice) to get someone who could do the job 🤣🤣🤣

    I’ve been fired, and then re-hired by my current employer 3 times. Always with a pay raise.
    Sometimes you don’t recognize the value of a thing (or person) until it’s gone.

      Story 4 Sounds like ATF got involved. They are *not* amused when crap like that happens. Sounds more like nuclear revenge from the excessive, but warranted fallout. State and federal entities tend to get really testy when you break the law. When I was a pharm tech we had a couple of times when people were trying to pass phony/tampered with/illegal scripts. A DEA agent (I uses to work with him as he was a Pharmacist) questioned everyone. The woman was caught and got prison time (according to Mr. DEA guy). We of course had her address and phone number. How dumb do you have to be to pull stupid crap like faking a class II narcotic and letting people know _where you live_ ?

    Management people should read more Aesop if they can't comprehend Tsun Zu's Art of War.
    That manager from Story 3 should be safe if he read Aesop's "The Eagle and The Arrow", rather than blindly reading imposing Tsun Zu's saying: “One mark of a great soldier is that he fight on his own terms or fights not at all.” and then firing everyone that's not on his terms!

    That last story must be why when I drove through SE GA, I had to drive 50 miles to a gas station while on I-75. No joke. Lol

    Petrol (Gas) stations make most of their money from two things. Petrol/diesel sales (obviously) and lottery ticket sales. For that company to loose the Lottery license would have been a massive blow to their revenue. Not to mention all the fines they had to pay out for breaking the law. No wonder the company folded.

    I worked at a gas station that sold lottery. We were told not to pay anything over $100 too. When I asked our lottery rep he said most stores do that but we're supposed to say we don't have enough money on site to pay out. That was actually the truth most of the time as we weren't supposed to have more than 150 in the drawer at any time
