During the first part of this video, I explained why we suddenly changed our minds about buying a home to renting one instead-considering the current landscape of Philippine banks. Looking at the current market outlook with interest rates and CPI going up, it wouldn’t be smart to lock ourselves in at this point. This year alone BSP increased the borrowing rate by 150bps. Why would I lock myself with a mortgage that will not yield me a good ROI for the moment?Yes, buying a house is an investment but return will only be realized if we sell it in the future. I would rather pour my funds into my business ventures that would eventually yield me a higher rate of return than stocks/bank deposit/inflation rate.
The house we found is beautiful. We're not going to stay as a family of 2 for long and I don't want to keep moving every time my family and our needs grow so this is perfect for us. I must admit, the house is much bigger than what we told our brokers to look for but it IS still in the price range we set, so why not? (More space for my closet LOL) And although I mentioned we’re renovating it, this doesn’t mean we’re pouring so much cash into it. Joni and I are so into interior design that it’s just impossible for us not to leave our mark. But renovations don’t have to be expensive NOR extensive to make a difference. Small changes here and there and smart strategizing are key! You’ll see 😏😏😏
We're of course not closed on the idea of buying. That's the goal even! We want to buy a house eventually, in the future. But it has to be a house we're not pressured into buying because of time or money (and interest rates should have stabilized and corrected). It has to be a house we're going to live in happily for years, that can accommodate our growing family and eventually rent out or sell and earn from when it's time to move on.
Can't wait to see how you'll make the house into your home! I'll be on the look out for tips too on how to save on renovations as I'm also preparing myself to spread my wings and start renting my own space next year. :) Love you two!!
On your new bathroom can you renovate it like the look of your old bathroom I’m having a major sepanx ( bathroom ko lang teh?!)

We've been renting apartment for almost 20 years and my dad is just about to turn 60 next next year. Couple years back he started construction of his own house (finally yay!) from the lot he bought in the 90s. 5 Bedrooms, 5 Baths, 2 living rooms, big balcony, parking lot.. the house that he exactly dreamed of. Looking back parang sayang yung money na pinang rent namin for 20 years pero at this point we did not regret renting kasi if we did not rent, my dad would probably end up getting a job in the suburbs and not having the financial capacity to build his own house. Renting has been very convenient for us, location and money and career wise. 😊

I really love that you are both very realistic about how to decide on this significant matter and what the reality is financially in the Philippines, considering that both of you have stable income. It helps a lot of couples decide on what to prioritize as well. :)
Kriza Gay Obradas we really had to weigh our options. It’s just not advisable now to take a home loan. Rates are through the roof and are forecasted to keep getting higher

For me, it’s better to invest on your own house and lot because property prices will just keep getting higher. By the time you want to have your own place, construction cost and prices will be too high. Time is our enemy. I think bank interest rates are reasonable and you can request approval to have interest rates fixed for x number of years. You can actually speed up the payment of your amortization, if you save up I think at least 6 months or more then you can pay that against the principal. Some banks have a fee for this and others don’t. The bank will recompute your amortization and you can reduce the number of years you have to pay your housing loan.
If you save the money that you will use for renting a house, it will be enough to save up for partial payment for a property and then you can just do a housing loan. May asset ka pa :) Once you fully pay it you can use it as leverage or collateral for future investments.
Just my opinion, no offense. I am just speaking from experience :)
i agree with you..insteqd of throwing your money away with things you cannot own, why not buy it and pay it monthly instead? i think same price range applies, the good thing is, you'll own the house after paying for it.
I agree with you, time is indeed gold. My husband and I finally decided to buy a condo (since we can't afford to buy a house and lot for now) last year and when we did, we both thought why didn't we do it earlier instead of renting for years! Sayang talaga ang pera, although in some cases, it's buying some time until you are ready to purchase your own home.
We really thought and prayed hard because it is a commitment. We bought it during pre-selling, which is a very good decision since the value has increased at least twice now. Once we're done paying it and if we can afford it by then, we'll buy a house and lot na, and the condo will be for rent. :)
lee pol I am also an entrepreneur and I invest in my business. For that rental money, there are lot and house packages available for cash, 0% interest, payable in a few years.
I think it really depends on the person. I can't talk about myself but my dad. We have never rented a house and we have moved a lot, we just sold the house bought a new lot with the money (it's way cheaper to build your own house where I live). But something my dad tought us is never invest the money completely on something, lets say 60% for the new house, 40% for another lot (mostly rental). Like that my dad now has several properties and doesn't have to work because he only rents. Real state is a bussiness where you can hardly lose money. I think your first house should be something you can pay in no more than 5 years and leaves you with extra money to invest; you don't have to be over the top, it's ok, you're still growing. What if you lose your job? At least you know you have a roof over you.

So cool you get to renovate, here in UK most rental contracts do not allow hanging a picture up. In my previous home I was not able to use stilettos inside (contract bound) for the floor!

Good choice. We’re also renting right now and we just have to remind ourselves that there is no need to hurry. We don’t need to buy a house right now, then be worried about our finances for years. There is no rush in buying your own house. 😁

I think there is. Because age is also impt in buying a house. Hanggat bata mas ok, kc kung matanda kn mahirapan kn mag pa approve sa bank. U should not be at the age of 60 when it matures. Its just my opinion. I work in a bank, dami kami client na mejo may edad and want to apply for a housing loan, possible ung approval but in a shorter terms, meaning higher amortization. But when youre younger, pwede kp khit 20 years to pay.
Time flies so fast.. Minsan kakahintay mo sa right time di mo namamalayan na matanda ka na. Even in life insurance, mahirap na nga ang approval when u are in youre 50's, same with loans.. Bank also considers clients age, kung kaya mo paba mkpagtrabaho o mabubuhay kpb ng matagal para mkbayad ng amortization until fully paid
I love the house you guys found! Looks so fun to decorate. Makes sense to rent first given that building or buying is really expensive (based on the numbers I hear from my mom about building one now). But I’m curious, will you eventually build one in the future?
