    Hello Alexandr, glad to see you at last...have been following your observations for more than three years.
    Please can you give any link article regarding declaration ( should be applied till November 2024) for property owners in Georgia in English.
    If pre -purchase agreement owners must do this?
    And non Georgian residents should apply a declaration?

      pre-purchase agreement doesnt lead you to payment taxes and sending any declarations. Only ownership's title. Non georgian should apply in case they have properties they own. Not pre-own.

    Thank you for comment on renovations. I bought black frame. The construction is not yet complete. I will be arriving to make arrangements to renovate. I wondered about availability & cost of renovation contractors.

      If you are fluent in English your only and choice will be construction company. Maybe it is not bad

      Sure. But the problem mostly in language barriers. Even 90 percent of realtors and 50 percent of sales departments don’t speak English here. But the picture changes every day. So maybe soon there will be plenty of such specialists here

    Should i invest in high risk enviroment? Why Chinese ,European , Rich Arabs not investing there? Because Unemployment rate is high. Economy depends only on tourism, although the number of tourists is small. Many Georgians do not respect the laws and act as they please. There is no executive body responsible for protecting international investors. The infrastructure is very weak and according to you after two years of ownership, if I cannot sell or rent, I pay 20 percent tax ! A very high percentage! So I am not crazy to put my money there.

      You are crazy, but not in a way you think) Before writing such comment you could check opened sources about statistics in tourism, saling estates (who buys at the moment) and dynamics of GDP per year. But I am not sure you are able to understand that numbers, only blah-blah in comments)

      @@AlexanderShort Apartments with discount How funny why are prices still so low? Find the real reason. GDP is still weak in your (economic and thinking too). Also I don't care about paper sources . Are global investors wrong in their understanding and you are the only one who is right. Accept my opinion and work on development instead of attacking it.

      You are very wrong because Arabs, and other rich people do invest in Batumi! I have been there and it is very amazing city with wonderful perspectives, I have bought an apartment there and I really know that I have made the smartest investment while prices doubled in just one and half year. Investors are very protected here because Georgia is part of international conventions and it is also very safe country and city, I was feeling very safe there. So please don't misorient other people!

I live in Arabian Country .yes It true Arabian Gulf investor's are heavily invest in other developed country not in Georgia . I think visitor to georgia are arabian from middle class or for resident sake only .Georgia is beautiful country but im sure rich prefer better service and indeed not in Georgia .

      I don't think so. Language barrier leads to misunderstanding between people always and everywhere. But I don't think a foreigner can feel unsafe in Georgia because of his nationality or color skin or religion.
      Georgians dislike when someone is trying to teach them how to live or how to provide services in their country, that can give some conflicts with visitors. But not with a physical contact, words mostly.
      Much tourists visit Georgia every year, and reaction of locals is more looks like curiosity, with a famous question "where are you from". In case you know georgian language you can explain yourself easily and then you become closer to local mentality. It's not very complicated and mostly not agressive.
      Much indian and pakistan students live all year round in Batumi, thousands of turks come here. From the other side polaks, germans, russians and ukrainians, jews and arabs. And they all feel ok. Of course when you have a 7-8 millions visitor in such small country per year, probably you can find exceptions too
      You can check for example on a statistics websites such as numbeo and find out that criminal level is very low in Georgia. It is, but not high

      I have been living in Batumi for several months and have never encountered racism, here, indeed, you can hear different foreign languages ​​everywhere: English, Russian, Turkish, Hindi, on a permanent basis, and in the tourist months also different European languages, Arabic, Hebrew, Farsi. So there is no racism here, moreover, in the evening Jews and Arabs sit next to each other and watch the magnificent dancing fountains. I have seen local people with swastika tattoos on their bodies, but this symbol is ancient and was a manifestation of various ancient cultures and Hitler simply appropriated it. What meaning they put into it, I do not know.

      @@superfast123 apartments are mostly for business and renting out only in summer (most of them doesn't have a normal gas-heating inside). Apartments often have an infrastructure that must be paid all year round
