    Omg David, when do you sleep? I’m going through a divorce and I’m getting myself positioned to not only survive but thrive going from 2 incomes to just mine. Sold the marital home used part of my portion as down payment on my home. Reserved money to build a 700 sqft adu fully stocked and furnished to rent out. I’m renting my master on furnished finder and will also list my adu on ff once built. If all goes well I will have replaced 75% of my ex spouse’ s take home in just over a year! Please have an episode for people going through a divorce. I’m 50 years old and using my energy and resources to launch forward into my real estate investor journey! Thanks

    I bought 5 properties on the last 8 years. 1 is a duplex. This I paid about $1.2m total, and currently valued at 1.7. I bought every property at 95% leverage, and used my VA loan on 2 of them (including the duplex). Given the market conditions now I just feel... content. The 1.2m in debt service is covered by the tenants, and I'm a GENEROUS landlord. I have 2 management companies, but literally any maintenance or even "routine maintenance" recommended by the management, like exterior trim caulking, I just approve. I'm not cashflowing much, but everything goes into a business checking, which is where all the mortgages come out of. I'm just, good. Market conditions, and macro market conditions like inflation and interest rates, have really just put me on ice. I'm good. I'm 32 and feel like my retirement is secured. I'm just going to finish out my last 6 years in the military, retire as a Master Sergeant at 20 years, and just get a job I enjoy doing (I love my job in the military, but it pays 2-3x the salary on the outside, so I'll punch out at 20).
    I thank biggerpockets. I'm a pro subscriber but haven't logged in in years. I was a 20 year old E3 when I found it, 12 years ago. I got the FIRE fire lit in my soul. I went out, fought the battles, made the hard choices, and I feel like I won. If more opportunities come along, I'll bite. But right now, I'm just... good. Content. "Happy" (wildly elusive). Now just want to keep it going, lose weight, quit drinking, work on my other health issues, and maybe in 3-5 years, under better market conditions, I'll look at my portfolio and shake things up a bunch.

      Bob, i used my VA loan 12 yrs ago to purchase our small home (2500 sq ft home). now it has close to triple in value (650,000). the problem is now i want to buy a smaller home and cheaper (~275000) and make it my primary residence and rent out our first home. I have applied to 3 different lender (navy federal crediit uion, united veterans, and smaller lender) but all 3 have rejected my application as their underwriting teams feel that i have no need to downsize especially since my spouse and i have two young daughters. so in essence if i want to use va loan i have to upgrade from our first home. so any advice on this huge road block. I guess i could invest in a small condo and use a investment property loan.

      @@davidgarcia4405 They should not be blocking you. I used my VA loan to buy a new build duplex about 3000 feet away from my VA 3/2/2 house. I was a single 23 year old. They asked why I wanted to buy the duplex and I said, "I want to move into it as my primary home, rent out one side, and rent out my old house." They lady said why and I said "To increase my net worth." That was Navy Fed.
      You'll use a signed lease for your old home to "write out" the debt of your former home. Kinda sucks, because unless you can get someone to agree to sign a lease 45-60 days early, then what I did was put all my junk in massive plastic rolling totes, moved them all into a storage unit, and then me and two suitcases went and lived in an extended stay hotel for 3-4 weeks while I was waiting to close on the duplex. If the deal had fallen through for some weird reason, like Navy Fed backing out, I would have had to find a month to month apartment to live in while I found another house to buy. Those types of risks are what I was referring to with "I went out, fought the battles, made the hard choices.." part.

    How do you cash flow on a new property when prices are still somewhat high and rates are outrageous?

      Creative renting until the market levels out and you can refi into a lower rate! - rent by room, Oxford Housing. I converted one of my homes into an elderly care home and it's doing great!

    David, I would love more information on what you use for a dashboard and how to do something similar with my PC. I can't keep up with all of my data, tools, investments, debts, and business ... I feel like it would only be right to pay a consulting fee for this dashboard help.

    I bought a house on Fresno for $170K in 2019, I pay all cash.
    the value of it is $270K, rent is $1,500 monthly.
    I need a strategy, because i am paying $3,750 a month renting a house where I work (San Francisco).
    How can I do better?
    Sell the Fresno house or refinance it to buy a property close to San Francisco or buy a property to make more than $1,500 (Fresno rent)
    What do you think?

    My head is spinning on your tabs that you open up on your dashboard. I'll have to get up to speed! Great advice on the first person who had a question regarding the two paths of on generating capital if you are new to the game. One either has to get creative with raising cash or generate cash with a side hustle. This is my dilemma but you laid it out so I can see clearly now on how to go forward. Thanks!

    I like these coaching conversations. It's fascinating to see how your mind works David. You are able to turn negatives into positives and find possibilities where people thought they were stuck.
    I missed your latest shows because I got the Audible version of your Long Distance Real Estate Investing book... I also bought the hard copy so I can use has reference later. I LOVE your book! Too bad you didn't read for the audio.
    I liked the question about what you have in your computer. It's interesting to learn more about you.
    I think your shows are good and do not feel like medicine at all. I feel entertained the whole time while listening to the episodes.

    27:00-31:00 This is pure gold for understanding what it takes to be as successful like David. BP please do more insights on how the big players manage their day-to-day because a lot of us struggle in knowing what it actually takes to be a rockstar. This insight is super helpful to me, to understand what someone successful is doing, compared to what I am doing with my every day. You don't know what you don't know, and hearing what someone does daily really changes your perspective. To keep this discussion going, can you give us some insights on how you decide on what your goals are going to be? In other words, what is your goal-setting process? And what specifically do you do when you open your "goals" tab where you look at "the goals that I set for this year and am I on pace to meet them"?

    I LOVE your Seeing Greene episodes, David!! This episode was jam packed with gems and it was intriguing to hear a bit of what’s on your computer screen all day as you manage your businesses.
    Yes, please do a lot more episodes where you and other investors share all the details, start to finish, and the dollar amounts and other relevant metrics of the deal, rehab, on going management costs, big repairs, cash flow, cash on cash return, etc.
    Also, please dhare a bunch of stories of people’s different real estate failures with all of the numbers and what exactly went wrong, and the lessons we can all learn.

      whats up my friend. personally if you are adding square footage often times it won't actually increase appraised value that much. in my experience at least. i have 10 properties. WHAT DOES add value is adding a room. no change to square foot necessary. maybe you have a house with 2 dining rooms or 1 huge open area family room where you can partition part of it off as an extra bedroom. changing a 2 bed 1 bath into a 3 bed 1 bath has been a huge bump in appraised value and NO SQUARE footage added. hit me up if you have any questions

      Once you learn your counties restrictions (setbacks, zoning, planned use, etc.) it becomes second nature when looking at a home. With enough practice you'll know exactly what to look for. Your city/ county planning department will have all of that info for you :)

    Hi again, I hear your videos every single day in order to learn from other investors like myself. I heard some of the guys in the videos felt stuck when not doing any buying. Same for me!! I have bought 2 properties this year and I feel I should be doing more and more and more. Feeling stuck sucks but also motivates to find the way to "unstuck" yourself and keep growing the portfolio. When I started watching Bigger Pockets - a little over a year now - I was totally against risk or borrowing so my opportunities were limited. Now after so long I am starting to think on taking on a Heloc or hard money or some kind of debt to use leverage. You guys are changing my mindset for growth!! thank you. I would like to hear more about you guys when you feel stuck and how you work your way out! THANKS!!!

    Could you do a video on veterans wanting to utilize the VA home loan to get into investing?

      VA loans are THE BEST loans on the market - unfortunately you can only have one VA open at a time - so you can still house hack a property with your first loan being a VA but then every loan after that has to either be an FHA or conventional *unless* oyu sell the first one and close out the VA. But selling property doesn't help with building a portfolio. Ideally you want to HOLD everything!

    Thank you SO much for these Q&A sessions. I am still confused about the FHA method. I got myself confused. David told the first gentleman that an FHA on a true multi-family requires 10% and up, not just 3.5%. Then he gave him a scenario when he could buy one with only 3.5% down. Please explain again WHEN we can purchase with only 3.5% down using an FHA loan. TIA

      Conventional mulitfamily is 10% up even on owner occupied. FHA owner occupied is always 3.5% :) maybe he meant to say that and had a million things on his mind :)

    Rather than saying money bleeds out as a store of energy. Technically it would be more accurate to say that money leaks, because the entropy in the system of money is very high. And this is simply because you have multiple systems, that are complex which also have high entropy in them that integrates with the system of money. Such as the US government, the Federal reserve, Congress etc these all add to the entropy of the US dollar or money system. Which all in all causes such high leakage of the original energy stored in money

      hello chandima, air bnb can be very profitable however we have yet to see how airbnb's perform during a recession or tough economic times. i feel better using long term buy and hold rentals. i have 10 properties myself. i want to do airbnb as well but i plan to do it with luxury condos on the beach in miami. if you don'thave a luxury location i fear that the demand for run of the mill basic houses miles away from the attractions may be a bad investment. whereas converting those to long term rentals would be more stable. time will tell and i wish you the best of luck. hit me up if you need any help.

      This is the part that a lot of gurus miss.
      I have been with my same company for the last 13+ years, but it wasn't until May of this year that i transitioned from a 1099 employee to a W2. Because of that I'm now in the middle of buying the house I'm renting, something that would have been challenging as independent contractor.
      listening to BP has given me a reason to earn more, to save more, so i can buy investment properties.
      i may even consider getting my CDL to allow me to put aside a good chunk of money, that i can later put to work for me.
