Good analysis. One point you missed though is that effect of interest rates hasn't been felt completely because of static variable mortgages. Most people have just deferred the effect till renewal in 2025. That could throw a curve ball 😅 with rising inventory
Rates are coming down that is great ……but what happens if they have to put rates up like last time because inflation is going up in the near future years? People will be stuck with high mortgage payments again. Here we go again. Big debt. Do you think this could happen?
Entry level detached 1.6-1.8 mil should do well? as more people can afford to upsize due to the new rules, the owners of townhouse can enjoy a good appreciation in price thus more likely to consider upsize to detached.
@xuulhape8349 Entry homes should not be 13 times the average income. It's just a matter of time before they're losing their homes too. Ridiculous comment to help pump up the market and create that fomo again, imo. It's sad that people fall for this stuff over and over again.
@@izzy2116In most major cities especially in Asia, this multiple is 20-30x income. Homeownership is not right but a privilege in most parts of the world. The long term trend doesn’t look good for affordability
Buyers be cautious! Don't buy into this fomo talk and lose all your money and house down the road. My hope is that someone who's smart enough to make the amount of income it takes to qualify would be smart enough not to fall for this trap! Do your research and don't speak to anyone who's got skin in the game, they'll just tell you what they need to to fulfill their own needs. Unemployment is growing and even though rates are dropping, RE is double what it was just a few years ago
DO NOT jump into the market now and put all you have into the down payment. The global economy is extremely unstable. Unemployment is still getting higher. Safe guard your savings if you are a working class.

so this means, give it few more years and entry level small bungalows will start at 2 - 3 million going to about 10 million in 10 years.
