      To clarify, what do you mean by the rest of Kokapet?
      My take on the above-mentioned projects:
      Sree Varaha Tarang - Amazing location with great approach road. Great specs and floor plans. The builder capability isn't well established.
      SSI Fortune Grande - Great location and relatively peaceful and less dense. However, the approach road needs to be laid and there is a small village on the opposite side of the entrance (unsure of future traffic situation). The builder capability and quality is unmatched.

    any reason for leaving out sattva lakeridge phase 2 at neopolis? is it not set for launch this year?

      Hi there, thank you for pointing that out! In the video, I’ve focused on new launches rather than future phases of the same project. For instance, similar distinctions can be observed in the Hyderabad real estate market with projects like Pacifica Hillcrest, where the initial launch phase was covered separately from subsequent phases. This approach helps highlight completely new ventures rather than extensions of existing ones. Hope this helps!
      That said, while I am aware of phase 2 Lakeridge I am not aware of the exact timeline.

      Regarding their launch date, I’m not exactly sure, but I would estimate it to be towards the end of the year.
      Rationale: Considering their current inventory and the number of projects already in the pipeline (99, Grava, Nishada, Sayuk, Akrida, Avali, Vipina, Raka), they are likely to be cautious about adding more supply. With so many projects already in the market, they may want to ensure a significant portion of the existing inventory is sold before introducing new launches.

      My Perspective on Rental Yield
      Location: Neopolis is likely to attract a population primarily for end use due to the larger unit sizes, which are generally designed for primary residence. This limited availability of units for rental could create a constrained supply, allowing rental prices to command a premium. A conservative estimate would be around ₹40-50 per sq. ft. at the time of completion.
      Project: My Home Vanya, with current plans indicating sizes between 2,900-3,400 sq. ft., seems well-suited for rentals. Additionally, the strong reputation of My Home projects may drive higher rental premiums. However, the high inventory within the project could pose a challenge, as increased competition among landlords may impact rental pricing dynamics.
      Caveat: A lot of this also hinges on continued demand growth and corporates expanding their presence in Hyderabad. While the current trends are positive, this potential needs to be met with proactive efforts to attract businesses and improved macroeconomic conditions. Sustained growth in employment and infrastructure will play a crucial role in supporting rental yields in the long run.

      Hi there - Yes, I believe the area has high roi potential and personally I think it would be great for the end use if you work around Gachibowli, Hyderabad.

    Hi can you make video on commercial properties . Is it worth investing commercial spaces for rental income?

      Hi Mr.Ramakrisha - for sure, there is a video lined up on commercial properties. Kindly stay tuned.
      In short, the yield is higher than residential property but harder to liquidate compared to the residential segment. There are tradeoffs as you can tell but if you are optimising for rental yield (~8-12%) and income, then they can be lucrative. Many other factors like location, floor, builder matter but generally speaking they fetch better returns.

      Hi there - I have heard from a few sources that they won't open up that inventory anytime soon. They have flooded the market with ample units in Tellapur and Neopolis. Given this, it would not be a good practice to launch in 2025 and will wait for the infra works to be done.
      However, it really depends on their financial situation and the clearing of the current inventory. Personally, I am not optimistic that they will launch in H1 2025.

      Hi there - thanks for reaching out!
      This project is on DLF road close to the Gachibowli Kondapur main road but tucked away.
      The project is still in the works and yet to secure all the approvals and hence cannot share more details at this point. It is a luxury project with min size being ~4,000 sqft.
      However, I'm happy to share more when it's available or in a 1:1 setting if you are keen!

      Sure Prajwal, thanks. On a parallel note, would love to see a video from you on analysing the current and future landscape of premium high-end very-well-maintained large-size farming-plots (at least half acre per unit or larger) across hyderabad. I think that will become an emerging theme in a few years, following the lines of what happened in Mumbai and Bengaluru. Particularly options that are max 2 to 2.5 hours drive from downtown kokapet on any direction
