    Thank you for the tour. This reminds me of the station wagon tours my Dad (an Architect) would take us on as kids for our family outings. We’d go look at houses being built from the ground up for fun 💜😍

    Love this! Definitely show more! Also, awhile back, there was a news segment in the local Vegas news about some of the of well known builders screwing up the various things during the framing stage that pissed off lot of new home owners so would love to hear your thoughts on those and other pitfalls to look for during the framing process. My understanding is that some of those unfortunate incidents resulted from these well known builders hiring a third party contractor that did a really shoddy job and I am not talking about a small builder but well known ones. Obviously things happen which is why you need a good agent and even hire an inspector during the whole new home building process so both your agent and inspector can look in on the job.

    Couple of things I didn't like with this build. 1) 2x4 exterior walls. Definitely would want 2x6 to get that extra insulation to keep out that Vegas sun. 2) Are they not putting exterior sheeting on these houses?? Plywood or at least OSB? From what you said they are tacking chicken wire to the studs and stucco. Yeah, a little styrofoam but you could just about punch your fist through that.
    One thing I would do with all my clients at this stage is going through every room and take photos of every single wall, ceiling, floor.... everything! That way when you go to hang a TV, add a new electrical outlet, move a wall, etc... you will know where every wire, gas, internet, drain, and duct is located and that will help tremendously! If I was a realtor, I would actually do this for every client building a new house and then save all the photos on a thumb drive for them. It can be part of their closing gift when it's all done. I would also save it in my client folder on my server in case they ever lost the drive.

    My friend used to own KB home before. She said the build quality were terrible , had many issues even tho it was a new home.

      @@chakits1 I assumed she didn't inspect the work until it was done. Cracked driveway and inside garage , crooked drywall , trashes left inside kitchen island , too many to list. She ended up selling it after couple of years.

    My aunt's 2010 year build Kb home disintegrated. The tub fell through the 2nd floor. My income property KB is a 1987 that's still hanging in there with lots of maintenace. The 2nd floor bathroom floor had to be rebuilt and the master bedroom floor is bowed.
    In 2001 a random neighbor walked up to us and gave us a phone number an insurance company handling a full replacement of the heaters in our model. There was a class action😲 for improperly installed heaters. I'd avoid any KB.

    I only have a cat6 connection in one spot of my house which is the living room. Multiple cat6 isn’t really needed now a days with technology available for a broader internet range.

    Great and informative, how do they usually do the insulation in walls/roof, I wonder...I know tile on floors is to keep house cooler in the summer, but I really prefer hardwood floors..

    KB is probably the worst! They nickel and dime the buyer. You can just watch several of Chatkits videos. Pay attention to how many things he says are options. Pretty much EVERYTHING. I mean an option for 8' or 9' ceilings?!? LOL KB! 9' ceilings are standard in all new construction now yet KB is asking you to pay. Even the most basic and standard things in every other builder is an option with KB. The thing is, its not just in LAS VEGAS that KB does this, its at least in all through CA as well. As far as construction that will always vary as all builders hire contractors. If the product is having issues that means the builder wasnt strict or did a good job of watching their construction contractors. You can blame the contractors but really still have to go put the blame with who hired them and the QA during the building process. Most if not all new construction have to follow standards and codes so framing etc will be similar. So goes back to the contractors and builder/brand making sure its done right. Thats why its hard to go on a review or an opinion on a bad community done years ago or even months ago from another even if its same builder as they could be using new contractors and or stricter monitoring during construction. BUT fact remains KB is still the worst because they nickel and dime you.

    do you get tyvek home wrap or the fancy roof liners rather than the tar paper in the roof? Is it cheaper than if I buy land and build my own home myself or hire people? Just wondering if there is economies of scale and if that's passed on to the buyer?

      thats not how it works here. There is building codes and standards that must be followed. The united states is built in similar manner and may homes stood the test of time for 30+ years so if it aint broke dont fix it.

      I agree a my friend lives in Montreal Quebec. His home is made from reinforced concrete slabs. The engineer that built it said if the ground split under it the home it would bring little if any damages. It's basically a silo with windows.

    I don't know about other builders. KB homes really uses cheap materials. There workmanship is like an unexperienced person put together. I used to work on old homes from the 60s and the build qualities is what a home should be. Only thing they say when pointing out in the walk thru is, "Well it's on the in side, once the sheet rock is up, it will look really nice". Even their builder said they wouldn't buy new home. The qualities are not the same as 50 years ago.

      From faucet installation leak to doors not being squared to laundry room upstairs leak and insulation of the house was terrible when it’s winter the inside of the house is so cold and during summer is so hot. Door knobs falling apart. I mean a lot of problems.

    At least I’ve seen some homes getting insulation to protect from extreme heat in Vegas. Lenar does that I saw. I would rather own or build a cinder block home for Vegas. Just dreaming.

      The guy building custom homes a couple or few at a time...Builder and carpenter for over 30 years... Custom and infill builders have the luxury of time and charge enough to not be as rushed as the big home builders... All tract developments are hit and miss...

      Because Nevada, in the Vegas area is temperate. Sun and rain ( and barely rain) are the primary weather conditions.

    Like pop corn ceilings these buildings will age badly, better put insulation in

    Builders should not be installing Cat5 cables today. All the new networking equipment is at least Cat6 or Cat7. Any builder that installs Cat5 is limiting the speed a homeowner can have for their internal network.

      It’s not the brand it’s the builders that build the homes. I imagine that all companies who build homes outsource people who come in a build them. So if a problem arises it’s on the contractors who were hired and that’s why there are warranties.

      @@paigebehan3364 The contractor works for the builder, follows direction of the builder, uses materials per the builder, and the builder themselves have a team at the site. If a problem arises with anything about the home, the warranty is with the builder, not the contractor. The purchase contract is with you and builder, not you and contractor.

    I had to work with KB twenty years ago and they were terrible! The quality of their construction was bad, there salespeople were horrible and they didn’t pay their bills or Subcontractors on time, if at all. One job a Subcontractor got so frustrated with not being paid he burned their construction trailer down. All this while the actor Tom Skerritt was telling everyone how great KB was on their TV commercials!
