    my local planners refused our additional storey PD application Class AA based on (ii)the external appearance of the dwellinghouse, including the design and architectural features of-
    (aa)the principal elevation of the dwellinghouse, and
    (bb)any side elevation of the dwellinghouse that fronts a highway;
    Saying that we live on a road of bungalows and the eaves height down teh whole road was the same and ours would stand out too much (basically)
    Took it to appeal and the appeal office dismissed the appeal that the description did not match teh application (clearly not read past page 2 of the original prior approval application...
    Now living in a property that is too small and bought it it for the sole purpose of adding an additional storey... I know I can do it but the planners and the whole street seem to think I cannot!!!
    The legislation was bought in for my exact reasons and we have been let down by people who dont understand the legislation.

      Let's hope you get there in the end and don't make the same mistake. Difference should be celebrated not made to conform. There is a lot of out-of-date prejudice in design. That said, if a design is overbearing and clashes, why should it be allowed? Important to get on with neighbours and planners. The latter should give you reasons for their decisions.

      @@bbyng7316 It will be taller than one neighbours house but the other side already have a massive flat roof extension... and lets not forget why these rules were bought in place....

      Unfortunately, this is the catch all line that Councils resist schemes like this on: "(ii)the external appearance of the dwellinghouse". It is why design codes are being introduced so that Councils have to be pro-active in giving land owners like you an assurance of what is/isn't possible for their site.

    So if they have to implement design codes, does that mean if, let say for example, they would refuse a mansard extension because 'it is to the detriment of the street scene' etc, it will make it harder for them to refuse?

    I want to build an outbuilding it'll be 2.5 metres as per permitted development rules.
    It'll have a concrete base. Please confirm the 2.5 metres height allowed under PD can start from the bottom of the concrete base or does the 2.5 height allowed have to include the concrete base please?

      Its very hard to give specific advice. But the measurements usually start from the ground level.

    Hello, I don't know if you will be able to help, I've just finished a masters in Town Planner and have an interview for a job with a council coming up. Do you have any tips for the interview? They said part of the interview would involve a householder planning application to provide basis for some of the questions

      Me too except my interview is not rn. I would just assess the planning ap as if you already were employed by them? Ask a few questions - how many cases will you have? Etc etc. pls can you get back here and say how you got on? Best of luck!

      Just read as many officers reports as you can find on householder applications and see how that Council assesses them. The more you read of them the clearer you will be on what is important and how to assess an application like that for yourself in that authority. Every Council is slightly different but the fundamental process is the same.

PlanningForProfits advice is sort of what I did to revise, one thing that caught me out was a question about the new Leveling up and Regeneration Act, so make sure you are up to date with legislation, but I was honest and said I didn't know but will look it up afterwards. They asked me a question about the 3 key things to being a planner, I gave a good enough answer but had not pre-planned any answer so that would be useful.
