1:11:42. Sorry, but that's not an arc fault breaker. Square D breakers use a yellow push to test button for GFI and white for combination arc fault, purple for dual function. You can even see the label is marked "Tub" for #10 breaker. The label also shows that 100A feeder breaker on top was going to their shop.
I can tell just by the porch lights this is in Texas. We put a heavy gauge metal roof on our house and its amazing. resists hail and we got a discount on our insurance every year. I highly recommend them.

I learned a lot from Brian on this inspection. He offered several things I would not have thought of that an inspector should be alerted to relative to safety while conducting the inspection. Also, Brian's inspection process has a natural progression that works well. All in all, I learned a lot from Brian. Thank you for taking the time to do this video.
I really enjoyed his walk through. Very practical and through. Not pretentious, and has a great sense of humor. He wants to be the best at his trade and shows it. I am starting in this trade myself in the Northwest, which has some different issues, but I will be taking his advice on all things he shared....Glad he doesn't appease Realtors and compromise his reports. Look forward to any other videos he may have.

Great inspection video with helpful explanations etc. On something like this, I bet it would be helpful to get on Google Earth and go through the history of photos. Often, they will show photos of the home in 2-, 3- or 5-year increments.
I love the difference between the newbie, inspectors and the veterans. You can always tell the newbie because they got all types of garbage hanging off of their belt. The veteran Inspector has a pen, maybe a cell phone and maybe a screwdriver and a flashlight sticking in a pocket.
@@internachi Definitely want to use an iPad and be there 3-4 hours! Ask ANY realtor 😂😂 They want to see iPad warriors doing the report as the inspector creeps along. 90 minutes in and out max. Do the report down the road.

I disagree. I would never hire a home inspector who uses a pen. That's 1990's.
