Hi Marcus, we are in the process of buying a condo at 1.75m, TOP 1st Sep 2023, CSC 1st Sep 2024. Our key collection is estimated to be mid July 2024 (2+12 weeks from OTP). I’m a little confused over what you mentioned regarding paying 85% installment 2:27. Do you mean we only have to pay 25% down payment of 85% of the total purchase price (ie 25% of (85% x 1.75m) = $371,875?)
No it meant that the balance 15% of the purchase price will only be payable upon csc, this part will be payable via installments as the final disbursement by the bank to the developer. The down payment of 25% doesn’t change. Congrats on your new purchase!
Hi Marcus i'm considering buying a unit for own stay in district 5. I am considering buying Clavon subsale instead of Clement Canopy. What is ur advise?
In terms of location clavon is closer to mrt and amenities. I’ll pick clavon also because cc doesn’t have any pri school within a km. But price is also an important factor whether it is worth buying or not, I might have a listing in clavon coming soon. HMU for more info :)
Buying in the lower entry quantum at this point certainly packs potential upside given the level of scarcity of low quantum options in the core region these days. Dm me for a chat so that I can share with you the market trends based on your needs k.

@@marcusluahsghihi what about Parc clematis? Worth buying sub sale 2bd now?
If one purchases a subsale Irwell Hill, will one still earn when they flip in 3 years?

Great advice but when did River Valley Pri become an elite school 😂 Elite should be your usual ACS SCGS etc?
Nope rvps isnt an elite school for sure, it’s the popular school for those staying in that area. ✌️
