- This substantial holding is situated on the outskirts of Grafton, on the NSW North Coast and warrants your attention if you are searching for highly productive country to breed or fatten cattle, coupled with the ability to grow forage or fodder crops; with the added lifestyle advantage of being less than an hour from the coast to dip your toes in the ocean after a day of work on the farm.
Initially purchased as a 264 acre property (with approx 20 acres of this being flood-free), the owners cleverly recognised the benefits of adding more flood-free land on to the holding, and secured the neighbouring ‘School Lane Block’ which provides an additional 80 acres (approx) of high land. This provides a fantastic 344.5 acres of country with such a great balance, rarely made available in the Clarence Valley.
THE PROPERTY IS BEING OFFERED FOR SALE WITH TWO OPTIONS:
OPTION 1: The Main Block by itself (264 acres). Price: $1,950,000.
OPTION 2: The property as a whole, being The Main Block and School Lane Block combined (344.5 acres). Price: $2,500,000.
This property is held across several titles and can best be summarised as follows:
THE MAIN BLOCK: 264.8 acres / 107.17Ha. Homestead, 10 paddocks, steel cattle yards, machinery shed, old dairy shed + rear hay shed. Approx 20 acres flood free. Identified as Lot 10 DP 113364 & Lot 22 DP 751386 and Lot 21 & 20 DP 751386.
THE SCHOOL LANE BLOCK: 79.76 acres / 32.28Ha. Improvements are two paddocks, a holding paddock, two dams, steel/timber yards. Flood free land. Identified as Lots 28 & 41 DP 751386.
MAIN BLOCK:
Infrastructure on the Main Block includes the renovated four bedroom one bathroom home, which will celebrate its 121st birthday this year. With wrap-around verandahs, wood fired heater, air conditioner, generous kitchen and inviting open-plan living area. The flooring is a mix of polished hardwood timber floorboards & vinyl plank flooring. Mains power & town water are connected.
Situated close to the home is the four bay shed, with concrete floor, power and lights, along with an old dairy building & skillion for extra storage. The steel cattle yards are well-equipped with vet crush, covered work area with concrete floor, and loading ramp.
There is a 4 bay Hay shed located at the back of the main block, on the flood-free hill, which is ideal for storing fodder for the wet times.
The Main Block is divided into 10 paddocks in total. Fencing is in good condition overall.
The whole of the Main Block has been fertilised twice (with the exception of the cultivated country, which has been fertilised four times) in the past 2 years.
Approx 80 acres is currently planted down to an oats crop, and pastures across the property include kikuyu, setaria, bahia grass, couch, and paspalum.
Frontage to Southgate Creek on the Eastern end of the block. There is a 4.5Ha irrigation licence which will be included in the sale.
SCHOOL LANE BLOCK:
The School Lane block has bitumen road frontage and a Development Application has been submitted and approved by Clarence Valley Council for a 3 bedroom, 2 bathroom home; so there is the option to build your brand new homestead, or perhaps a house to provide rental income. Plans for this can be made available to the purchaser. There is a set of steel & timber loading yards, two paddocks plus a holding paddock, and two dams for stock water.

Material fact: Please note this property has flood-affected land. The 2022 flood did enter the home by approx 1 inch. Minimal damage was incurred to the home, as it was originally built in 1901, is of hardwood timber construction & the vinyl plank flooring also faired well.
It is also worthwhile noting that minimal damage occurs to fencing in a flood, as the water comes in slowly and recedes without any great pace.
