    I like it! The top plate could be replaced with the 3/4 material if the framers are willing. We’ve been using Timberlok screws instead of hurricane ties for years. No drywall problems and no suffering with a palm nailer or shooting nails next to one’s head.

      Totally agree. I hate using that positive placement nailer next to my noggin.

      @@jake.bruton.aarow.building Could you also run the horizontal OSB sheathing all the way across the ceiling attached to the trusses and tape that for your air barrier? Then do your strapping underneath that layer to create service chases for the trades?

    How well do you think this would work if the Advantech was replaced with something like tyvek or other WRB/Membrane? my thinking that you still get the surface for sealant but don't have to change up any other details. It looks straightforward to me but I'm having a hard time finding a builder that has ever used zip. In my area you don't really see it on a build below 1.5M.

    How do you manage the air sealing details for electrical boxes and light fixtures in your drywall on the ceiling?

      We have a mix of tactics including building oversized air sealed boxes or metal electrical boxes with sealant.

    With all the effort (labor and material) what is the yearly return with detail with a 2,500 sf house single story house, where you are?

      We chose to not look at things like this from a return on investment only perspective. This is an investment in health and comfort. I did these things on my own home and I sleep better, am sick less, and our home has excelent air quality and these things contribute to that. That being said, these things also contribute to the energy effciency of the home and my home uses half of the national average kWhr pSQFT of a traditionally code built new home. So my electrical savings are theoretically ~$100 - ~$200 a month.

    So you don’t need a air barrier on the ceiling the sheet rocks itself is the barrier thanks

      How do you ensure your drywall crew are bought into airtightness? Also can you do a video on details for lights/elec. boxes in the ceiling that work with this method? @@jake.bruton.aarow.building
