    Advise
    1. Need to check loading of new room and if the car porch columns can support or not else dangerous
    2. Hack away the concrete water tank and replace with the silver colour cylinder water tank. Common and cheap solution these days
    3. Redo the roof waterproofing and protect it with screed and screed to fall to new scupper drain connected to new RWDP to avoid future leaks
    4. You cannot avoid new water proofing to the toilets to avoid leaks to the rooms below
    5. Decide if your new canopy and awing is free fall rain or connected to new RWDP

      Water leakage is a very serious problem and a big headache. The only way to solve this problem is to tear down the whole house and rebuild from scratch. Fastest, easiest and no headache.

    If I were you I would just settle the roof leakages...put awnings at all balconies and put an extended polycarbonate roof to cover the porch area..and polycarbonate awnings to cover up the side and leave the back uncovered for sun to come thru since the curry leaf tree is there.
    Replace all air conds, water heaters plumbings and taps and faucets and put new lightings. This will mostly coat you approx.rm100,000 to rm150,000...thats all. S9 dont waste your money building extra rooms cos its a pain in the ass having to maintain them!!😊

    Having lived all my life in a landed, I’d be happy to have a chat. The most glaring thing however that perhaps when you’re renovating now to do, and one which my dad did not do and to which now it’s something we should have done is ensure there is a master on suite downstairs. Whilst I was very fortunate that my elderly parents (87) can still go upstairs, it’s a struggle and I’m dreading the day that they can’t and the room downstairs is the helpers room (very large) but still …. Do consider since it’s your retirement home.

    Try to do some nice landscaping at the side patio from dinning area so that you can open up side door to have nice extended outdoor garden to enjoy lush greenery😊

    Spend some thought or consult some experts on enhancing security of the house, eg. cctv, motion sensors with outdoor lights etc. also consider adding a lift - this will come in useful in future.

    I would suggest before starting any renovations, fix and test double confirm no more leakages before starting any interior renovations. That includes all bathrooms with water leveling test overnight. Water leakages can take a while to fix and determine the area of leakage. Get a responsible professional to assist you on this. Be cautious though some companies charge a hefty sum and promise you a 10 year warranty.

    Engineered wood is an alternative to parquet (cannot withstand moisture so dry mop)
    Next in line will be laminate wood flooring (cheaper than engineered wood)
    Next in line will be wood lookalike vinyl flooring(only looks good for 5 years)
    Toilet will be good if from bedroom do a gentle slope to fall gradient to floor trap instead of a drop detail.
    Master bedroom is huge. For that scale will be good to select a 4 poster king sized or super king sized bed
    Can consider yeelights and phone controlled smart equipments like fans etc
    Yeelights bulbs tend to be smaller but super bright so the ceiling won’t look so messy
    If wana save some money toilet fixtures and mirrors can get from Taobao
    In fact there’s a brand called Nexus that comes with sink and a water resistance cabinet below.
    If you don’t stay there too often I will suggest the Bennington instant water heater that will reduce the chains at the rain shower and mixer
    The outdoor deck if you VE, the next solution is hack off the tiles, screed. Then use the IKEA clip on deck tiles and finish it off

    Congrats on your new house and upcoming new lifestyle, me and my other half are also looking to move and do something similar and were doing some research, we were watching your video and discussing if we were in your shoes now, what we might do
    1. Since we going to spend some money aldy, what is like the theme of the house? We also like wooden floors and furniture, our theme revolves around
    a. japanese minimalist
    b. baliness resort feel
    c. Scandinavia
    d. modern garden home feel (focus on lighting, some big and easy manage plants)
    2. The main door looks flimsy
    3. Elderly aids in the toilet and slope (if elderly coming to stay
    4. Suggest to keep bathtub for grandchild to play in if no swimming pool in your estate, kids are generally more happy after water time.
    5. Music, plants and scented in bathroom for 30min bathtub time
    6. Master lighting switch in master room and main door, any smart curtain / device / metal gate
    7. Feature wall near entrance for keeping, wearing shoes, socks, umbrella, keys, big mirror, housing for robot vacuum
    8. Smart tinted film and aircon / fan if room got west sun
    9. Small herb window rack near kitchen, basil, cherry tomato, rosemarry, chives for some easy pluck and use easy breakfast omelette (for really long term retirement) malaysia food are delicious but not really healthy long run
    10. A big combi oven, malaysia have fresh fish and free range kampong chicken (not the tasteless “meat” chicken)
    11. Lastly this is just what we think, enjoy your retirement 😊

    Sometimes risk of buying property is the workmanship of the build. Mr loo should look at strengthening the core of thr house. Water leakage can lead to many problems.

    Mr Loo, Try to check wooden flooring. It doesn't look like laminate, more like parquet..they can be sand down and varnish with matt varnish.. Quality of old parquet are generally.. Living room 3 can be called family room.

    Make sure to have some power socket in the car porch and the side patio. Install fans athe the location as well.

    RM400K is > S$100K.
    "NO CHANCE" to do a HDB renovation? Think you need to come down from your ivory tower.
    Yes, for the size of your house in Mt Austin, RM400K for a thorough renovation is very good value compared with what is possible in Singapore, I'll admit to that.

      He always want to justify his mistakes, RM400k is super not worth it, maybe RM200k goes to hacking, demolition and repair relocating water tank, after that left with RM200k to improve his home, think only can do false ceiling lights and some cabinets LOL

    Curry leaves tree. Previous owner is Indian? Parquet is the most difficult to maintain in good condition. Looks nice but hard to prevent scratches. I suggest look into the roofing timber rafters spacings. Closed up the gap prevent creative rubbers go into your house

    Like for all landed vs hdb, the serious water proof problem of this house need to be replaced. The jail like vertical window bar is strange. Lots to fix, indeed. Maybe how however cheap to add room, hack floor, watertanks and carpentry, u would need a budget of $400k? I done mine in Sgp $700k. Watch the safety structure.

    Having redid our corner terrace in SG. We spent about $500k including furniture. We changed everything. Yours sounds like minor A&A. It's normal to go above budget by 20% and at $480k RM.

    I used to live in a brand new house in taman suria jb more than 3 decades ago. Moved back to sg when the kids were borne. Rented out the house for 15 years before selling it.
    No offence meant, but i would have preferred buying a brand new house in malaysia.
    Just sharing.

    Consider getting water filter installed from main pipe and water pump as pressure can get really small..
    With tall ceiling, can do mezzanine floor too 😊

      JB electricity very cheap so solar not worth it. I have a similar thought about the bath tub until some one warned me kids drowning risk is high with such bath Tub.

      ​@@1m65You should reconsider solar panels, you can sell the excess electricity to the grid and recover the costs of the panels, plus if you buy an EV, you save on petrol bills as well, I will be installing solar panels and get a BYD in Johor.

    7. Parquet is good. Herringbone
    8. No living room, instead do dining communal room. Living room everyone glue eyes in tv or device . Communal dining encourages conversations
    9. Wife is correct on sink.. big and deep.
    10. Water leaks hard to find source. Some can leak through the walls..
    Overall nice space with empty canvas to work with ;)

    Get a pro to check your walls, there are many water damage. Bad for wood flooring and mold is bad for health.

    Well, I seriously think everyone should consider safety in Malaysia/johor again with the recent Ulu Tiram Police Station hacking incident and its relation with terrorism/JI.

    Considering the mortality of a male singaporean to be 83 at best, would it not be cheaper to rent a house liddat if u were to Ord from life before 83? The simple average of of your purchase price of the difference between the average mortality and Yr current age may mean that u pay lesser on the rent if u were to repatriate back to SG

      my own plan
      Buy a 1 storey bungalow or 2x semi d (side by side) within a gated n guarded taman near to wet market and AEON
      if buy 2x semi d, 1 stay, 1 for visiting friend and families , nice nice
      Teardown and rebuilt if too rundown, else just simple reno
      1) no stairs, hahahaha
      2) nice wood flooring, nice to walk (get a robot cleaner all done), scratches? i ok with it :D
      3) japanese style soaking tub for bathroom
      4) low maintenance garden
      Why restrict to only JB? already retire, not going to go back s'pore frequently, ETS trains on the way from JB to up north, HSR coming also, so many places to choose and much better bang for the buck
      my plan is spend morning in kopitiam tcss, go wetmarket, go AEON save aircond

    Mr Loo, congratulation to you, purchased a landed property in Malaysia. You made the right choice. In Singapore a 4 room hdb resale flat about 8 yrs old in Punggol, Buangkok, only 90 sqm (990) sqf are selling at 750k to nearly 800k sg dollars. Crazy price, in Malaysia I can buy a good class landed property. Upon receiving the key, renovation costs can range from 60k to 100k sgd. I pity young Singapore couples, work till drop dead to own a leasehold hdb flat. No wonder, declining birth rate in Singapore, super expensive to have a family. Even retirees have a hard time surviving in Singapore. Most expensive city in the world.

    Earned sg dollars and can semi retirement in Malaysia landed property. Many ex-Malaysian came to Singapore to work, do business and make a fortune are now returning to Malaysia to buy landed property etc.
    Original true born Singaporean should wake up and explore overseas for retirement. Property prices in Singapore are extremely expensive with influx of rich foreigners buying up good class landed property, luxury condo etc.

    After watching your video, I really sweat for you for the amount of work to be done. At your age, you should be enjoying life, why bother with all this? Thankfully I bought a condo with super minimal work so I can spend valuable time on more important stuff

    omg. it looks like the Reno is massive. Are u going to spend 365 days there? Sounds to me it is a massive waste of resource. Roof leakage is a nightmare. Doesn't sound like a wise choice to buy this. lol just my personal sensing.

      He absolutely has no knowledge of building maintenance, such leakage can creep through walls and other structural members of the house and corrode the steel reinforcements, a big red flag is the rusted metal hardware holding the false ceiling, this is a sign that the water leakage there has been there for an extended period of time, stopping leaks now is not simply like he thinks, he said the leaks have been stopped, next step is to check all walls and structures for rebar corrosion, hopefully as a landed property not much rebars are in place, another big red flag is the ground floor false ceiling showing so much damage when it is below the second floor, which is not even directly below the water tank.
      Mr Loo should have showed us the condition of the house and I would have given my 2 cents before he signed the SPA.
      Now we can only pray for him.

    To all Singaprean, dun buy JB property. There are so much empty land to build for 100 times of JB current population. Just rent if you really want to live in landed, most will regret if they bought it. Property there does not appreciate, falling currency make it worse. 😂

      Actually the owner who sold to Mr Loo made huge profit, that house probably was bought at RM700k max, now sold at RM1. 95m, so it is a matter of timing and chance to make profit is greater if you buy new from developer.

      Most people buy to enjoy from the investment they make . You grow plant in the house and invest time and money to sell the plant and make money ? You pay to collect model plane to make money? Asking all not to buy is like asking not do invest in plant and growing them because it cost more and a bad investment. ( lost time and money and no ROI since market is cheaper. ) It’s a hobby for enjoyment. Spending time with my family and friend. I did the same but a brought a smaller land.

    Too underestimated the work and cost, and all renovation will only last for 15-20 years, after that everything will become old again. By the time you are too old to spend big money again to renovate . This is why a lot of Singapore landed houses are very old and run down. You are buying life time liability. As you have said before "slave to the house" 房奴!

    Sir, yr house have serious water seepage problem, yr major repairs will costs u headache, time, lots of wasted $$$,unreliable contractors, delays, poor workmanship, etc.my advice is get out now!!!
