It is refreshing to hear and see a competent business man talk about this. Dimitri, you are obviously an immigrant to the USA, but you totally "get it" on how to do business in a free marketplace. Bravo my friend!
My sister signed a contract with 25% cancellation fee. The contract also stated that insurance company pay contractor directly. The insurance paid the contractor but contractor did not start the replacement. A month and a half later my sister called the roofing contractor and the contractor gave her excuses that they didn’t have enough staff and had other projects and asked her to wait. My sister said she could not wait longer because she gets leaks from rain. Contractor refunded her a portion of the insurance payment but kept 25% per the contract cancellation fee which was about $10,000. I read the contract and it stated contractor would do the work within 7 days. She is now suing the contractor for breach of contract and to get her 25% cancellation payment refunded.

I really like the way you divide your videos into sections so I can scroll along and see what each one is about. Always pay as little as possible up front, get several estimates, go look at the job they are working on now(take binoculars) and tell them every shingle better have the proper nailing schedule or they won't get paid. The shingle package says exactly how they should be nailed and you can watch from the ground. If needed, after they are finished you can lift the shingle tabs to check if they were nailed properly.

Great video! While not a gimmick per se, I detest when contractors (and shingle manufacturers) claim a shingle is a "lifetime shingle" without mentioning that all that means is that the manufacturer's warranty period against manufacturing defects is for a "lifetime", not that the shingle is expected to last for a lifetime. Here in Texas, we see most shingle roofs last 18-22 years before they require replacement due to lack of repairability/age.

I started with my real estate agent who is a former parent at the school I taught. She knows all the good contractors and also the shady ones. She just had her personal residence done and I know the guys who run it. They're also parents of students I've had. At least it's a start in my search.
I’m a cat adjuster. Currently working claims in Maple Grove. I’ve worked many MN claims, and I can tell you MN is a cesspool of gimmicky contractors! So is Colorado, Texas, and Missouri.
They're everywhere. And it's tough to fine the right people. I have a former parent from school who is in real estate. She just had her roof done. If a real estate person is using someone on their personal residence it's a good start to check that company first. The agents know who to stay away from and who to use.
I'm shopping around now and this is very helpful. My OC 3 tab roof is 30 years old here in NY. It still looks good but I don't want to push my luck. I think what helped it survive so well was full vented eaves, 2 big gable vents and I installed an electric fan with thermostat on one eve vent.

We have a local company that offers significant discounts (more than 5 figures usually) if the homeowner allows them to use their home for advertising. Clearly their pricing is significantly above market levels to allow for this type of promotion. They also require the homeowner to sign an agreement not to disclose their price paid as it is "such a great deal". Another great video for homeowner education!
Hey there, you're video is very helpful. I wished I didnt feel rushed into doing my roof. I called for a gutter cleaning and instead ended up doing a reroofing and minor gutter repairs which I did need. Contractor showed me video of everything he saw on the roof. I have a flat roof and angled roof surfaces that have shingles. The edges of the roof was damaged to the point of squirrel and birds dug in and lived in it. The contractor told me it would cost 7500 and he already had some left over shingles from a previous job. I agreed to the color, signed the contract. The next day the contractors crew came and re roofed. However, I saw no old shingles come off. No final walk through which I realized after they were gone. So when I went to take a look I saw they forgot to repair a portion of the gutter and the fascia which the contractor pointed out and started hed fix. I feel like I was played a bit. And I know I didnt give myself time to research the roof issue as I wasn't expecting to have to do that
I have watched several of your videos. We have recent storm damage and I am overwhelmed by the process of finding the right product and a good company to install a new roof. We have already fallen for some of these gimmicks but have not signed a contract yet. Thank you for sharing your knowledge. Hopefully I can get this done.

Your videos are so helpful. I’m gathering quotes to replace my roof and in one bid I’ve already seen a $5000 increase in price from an Owens Corning’s Oakridge shingle to the Owen Corning’s Duration. If I hadn’t watched your videos - I would not have known that is a problem.
Owens Duration Premium is the way to go....but it wasn't $5,000 difference over other OC stuff...I had mine done a few years back, super shingles, thick, and will outlast me...

Erie Roofing (TH-cam advertiser-"We are looking for houses to showcase our new roofing product...") came to the house and used all of these gimmicks. The 2% financing changed to 10% after the signing so we chose to cancel. The 3-day cancellation was available and we exercised it, BUT it had to be in writing and delivered to the office 3 STATES AWAY!. That cost us a $40+ fee to just send the the cancellation document to that office by the end of the 3 days. I am only realizing how scammed I was during what seemed to be a pleasant and informative encounter. Thanks Dmitry!!
I've been roofing for 25yrs. I watch two of your videos. I'd like to know how you feel about nail guns? You always preach about scams, but, not on integrity of an install. Also, one thing you have to remember every state and even different counties in the same state have different standards
I think his presentation was pretty general for the average homeowner to follow. But you're right. If you are shingling over an existing roof you need the longer nails. My sister got stuck on that one when they did the peak of the house.
I use estimates to compare prices and see what one contractor bids for. My last roof replacement the contractor bidded for replacement of any sheathing. And what it would cost to replace said sheathing. I went with them and one sheet of plywood needed to be replaced. And the contractor showed me it was delaminated and they were very honest. So thanks for being honest too.
All 10 great advice for something that is going to cost, is going to be done on my home, and bottom line is getting stuck with it at the end of the day and especially I'm not a roofer so I don't know what is or not correct or just a bandaid without the sticky or enough sticky. Plus I don't want to literally feel like I need to physically get up on my roof and all but watch every single thing done step by step asking questions or nit picking over somebody's shoulder or hell I'd just watch TH-cam videos and do it myself period right. But you really did mention a few things that I never would have even thought of about hiring a roofer or literally getting taken by the sales pitch and or the contract and or the manner of the contractor when "informing me" as to their opinion of my roof and situation. I would like to say I can not be pressured or intemadated into anything but everybody either can be or can do this. As a widow for the second time now living alone on disability with serious health issues and a very short fuse and extremely volatile and very quick temper and a biker's olady all my life, coming to knowingly run a line of lol BS on me just to take my money and promise quality workmanship on my house and home would be such a serious mistake and dangerous thing to do or even attempt to do or even think about doing that it very well could be considered life changing or threatening to say the least in my yard. Kid's call me "Angie Oakley" and I got enough to melt the barrel off mine ! But what you got is really the true question 😆 ( not you I'm just saying in general ) lol. Thanks for all the detailed information. Recently we have been getting a lot of roofers come by the neighborhood and trying to sell us a roof.. And also saying if we don’t file the claim within a year insurance will not cover the hail damage. So my question is how long do one have before one file the claim? At what point they supposed to provide you an estimate? Should you share your insurance information with the roofer prior to making any decision?
if you file a claim the insurance company has a network of contractors that will do the repaiors and they have a a lot of benefits that go with using the program they have set up you are still free to use who ever you want but the system they have set up is for your benefit talk to you insurance company about the preferred vendor program most insurance companies due have a 1 year guide line set up but ive seen claims filed up rto 7 years after date of loss and it be covered its more about the cause of loss and the adjuster handling the claim the contractor your working with and their ability to work with in the system I've done insurance work for 15 year and have worked with almost all of them and you don't know until you make a call and talk to someone
Thank you for the information. I don't want to get stuck like my neighbor. He had his roof done by the 'cheap' price and boy did he get screwed. The roofer placed two nails on each shingle in the top corners. No nails where the tabs were like they were supposed to be placed. After a year the shingles were sliding off the roof because there was nothing to support. Of course the company wasn't returning calls and just 'disappeared'. What a shame it happened to him. He's a nice guy. I'll be checking out your recommendations for my Southeastern Pennsylvania area. I also checked with a former school parent who is in real estate and had her roof done. Turns out that company has other former parents working for them. Oh, how do you feel about metal roofs compared to asphalt?

It all depends on the insurance company, I have had customers call me and tell me they’ve been approved but typically I have to stay on top of the insurance company because I have called, left messages, and waited for a response and 3 months down the road they are telling me they had questions about the supplement. It can be an aggravating process. So now if I’ve gone three calls and messages in a row without a response I just go over their head.
This is a very good video. A home remodeling company rang my doorbell offering a free estimate for 1 year on siding, roofing. They did press urgency on roof but I know my exterior is old so I’m not sure it’s a total scam. They did look at the attic which is a plus. I’ve called companies who came out for estimates on roofing and they didn’t check the attic. The rep made it clear they only replace and don’t repair. They had young reps ringing everyone’s doorbell trying to get business. Is canvassing a neighborhood a red flag they’re storm chasers? Their estimate was high and they said their installers are specially trained on the products . Their estimate included GAF for roofing and mastic for siding. Was this a gimmic? I do plan to get estimates from other companies.
I just had a new roof put on my home I have an older home for the decking cold says that I need all new OSB boards so they did put those on however they did not remove any of the old boards that were on top of the roof they just went over the existing boards with the OSB there were holes whether or no wood at all broken would they didn't remove it it looks bad from the attic is that okay shouldn't they are filled in the holes and the gaps where the wood is missing before they put the new OSB on

I have two houses that need new roofings. One is asphalt single and Flat. I already met with five roofers before I saw your sites. I have not signed any contracts and in the due diligence process following your checklist. I am state of Wa. I think I am rather informed now that I have spent the time with different roofers. I found a roofer on your site and I will call Techno roofing. The asphalt is a 1940s house with shiplap decking and need ventilation, minor leak area that will need to repair. On this house the shiplaps are mostly ok one installer want to put plywood over it or he would not do the install. Other installer did not make this any issue. We will install proper roof top ventilation. It is small house so we are going to get 40 year rated singles. The flat roof we are looking at Pvc and understand flat roof is more challenging and has 20 year warranty. Both roofs are around 25 years and way due for replacement. Any advice?

BUT, 1 yr ago I had and issue where the wind blew off a section the size of a car hood i fixed myself and did not mention it to them. can I tell them about it now and get some help on the new roof needed now?? We had a sales manager from a roofing company come by, he says that there's no obligation to work with him even if he goes up on the roof with our insurance adjuster. However, the day the Insurance adjuster came, the sales manager caught my husband leaving to a meeting, my husband was in a rush and signed a blank contract. The sales manager told my husband that all he is signing is representation and was not a contract. He also told me the same thing. After watching your videos, we are finding that this sales manager is shady by saying we don't have to pay the deductible, he will cover that by taking the some of the ACV towards the deposit. Even though my husband signed this blank contract, can we still get out of it?
In Rochester NY, 99% of roofers advertise that they do repairs and then they don't want to bother and won't even come out to have a look. One roofer admitted that no one wants to do repairs and everyone wants to do replacements.
I have already done things for people at less than half the bid when, I got do a job and the fix takes less than half estimated. MOST of you would call that a windfall. " Always take the money and run ? My X- wife paid a guy $ 350 to fix a leak. I went over and plugged it up for real, at no cost (15 minute job..) ended up having a few beers with with her. I'm in my 70s now and i'll have to get someone out to re-repair that $450 job I paid a fast talker to do..." THE WORLDS GREATESW ROOFER "
$350 isn’t a lot for a repair even if it only takes 15 minutes. A lot of husbands can’t get on the roof and fix something in 15 minutes like you. Most repairs cost a lot more than that quite honestly.
Great video as usual. My only objection (being a storm responder) is that we play a crucial role in rebuilding devastated communities. I'm currently in Lake Charles working Hurricane Sally. In a city the size of Lake Charles, how many competent local roofers are there? It would take decades to rebuild communities without the valuable service "Storm Chasers" provide. Your thoughts...
Have no problem with that, as long as we are not lying to home owners where we come from. Often contractors lie about being local to get the sale. I don’t think it’s nessesary. If it’s too bad and there is labor shortage people will have no problem hiring contractors from out of town.
There are two devastating effects with a storm/hurricane; one is the storm and the other is contractors/roofers ripping off homeowners who are in need. I experienced firsthand in Panama City the mass rip off by contractors of homeowners at their mercy being charged $600/ sq for ranch homes!
If I am looking at a roof replacement from hail damage -- the insurance company seems to want a contractor attached to the claim. I've never made a claim with my HO ins, so is it still reasonable to get multiple estimates? Should I pay for estimates in hopes that they are more thorough?
I live In Ohio with the most extreme weather and I have 24 years on my Owen's corning 3 tab. It still looks pretty good except for around the chimney that rotted a hole and I'm getting ready to retire so I'm getting a new CertainTeed roof but what's this average life of 13 to 15 years about, I hope these last longer than my Owen's

However, I found one that has bad reputation since they have many unanswered complaints in the BBB in the past several years. From my perspective, BBB is a place we should check before the hiring. We read BBB complaints. Problem with BBB is they are corrupt. Pay to play. When they recommend contractor they don’t back them up. When we do we back up with $20,000. If their “A+” contractors are good why don’t their guarantee their work? If you hire anyone from Directorii we will guarantee them up to $20,000. Because we do full background check and know what makes a good contractor. Our money is on the line and we don’t recommend just anyone.
I have met five roof salesmen, four of which were against a ridge vent installation on my roof. I went with the one against it because he was the most transparent, didn't pressure me to sign a contract, and is from one of your recommendations, Texas Select Construction. However, a good salesman doesn't mean he gets the job done right. What I concern the most is the subcontractor whom the company hires to do the job; therefore, I haven't yet signed the contract with him. What is your advice on this and what is your opinion on ridge ventilation? Thank you.
The people who are against the ridge are just trying to line their pockets, less money spent more money made. A ridge vent will allow more air flow throughout your attic which will decrease your chances of having thermal cracking on your shingles. I am a sales representative in Texas so I know what the heat can do to your shingles. My best advice for you is to go look at reviews on the company or go look at some over their work and push to get that ridge vent because in the end it will extend the longevity of your roof!
@@RobChapala When my roof was replaced, the roofer insisted no ridge vents, they will always leak, with wind blown rain, he put the box vents, and said, he has no call backs using box vents, ridge vents even from premium maker of the shingles themselves, he won't use. Roofing company been in business since the 1950's...When quoting price for the work, said if you want the cheapest, don't even bother with me, if you want no call backs, and a lasting roof i will only install the better products, by the mfgs. He was a Velux skylight and Owens Corning premier installer, So it was exactly what i needed, 8 new skylights replacing to old 27 year old andersens, as Andersen no longer does Skylights, Velux is market leader, and top quality stuff. So between Velux and owens Premium duration stuff, should now be a non issue for coming decades. And they did great cleanup, and install, with like 10 guys, in one day!! they knew their trade....While doing my roof, he said he had 2 or 3 other jobs going, he was the owner that shows up and checks every job, his son was the Velux installer expert...I got lucky and found a good operation, best way is to go to shingle makers website, and Velux website and look on their lists of the registered premier installers in your area...if the mfgs are backing them up, you have some insurance it will be done correctly, to ensure full warranty
Just had a roofer want to raise the price for better underlayment and higher rated valley underlay and better starter course shingle and precut ridge shingle. Price 85 dollars per square added to the job. Claims the owens corning duration shingle becomes a lifetime roof replacement guarantee by OC.
a square of duration shingles is like $40 from home depot. I would imagine that contractors pay less through their distributors. No fucking way I'm paying three times the amount of the cost of a square for the additions
Actually......even insurance statistics will prove that roofs hit by hail WILL indeed begin to leak within as little as 6 mos. from only golfball sized hail. Just depends on a variety of factors......like age of roof, force of hail(windblown), how long it hailed, density of hail hits, direction of hail in relation to the house roof, steepness of roof, and some other factors. It's not wise to wait too long to get your roof replaced from hail........even the shingle prices will continue to rise.......they never go down.
We have a 23 year old Texas asphalt shingle roof that we are ready to replace. We've had 4 quotes, but every single one is pretty high pressure on going through our insurance. We have saved to pay cash, but they still sure want to go through our insurance. It's got hail damage for sure, but no leaks and it's OLD. Aren't we supposed to pay for our own roof if it's old? They will take the cash, but reluctantly. Do you know why?
There’s a high chance insurance would deny your roof just because of the age. Here in Tx once it passes 15 years generally, depreciation is no longer available. Going through insurance is good for the h/o because all you’ll be responsible for is your deductible and possible upgrades. Insurance is good too, because the contractor can bill them on the back end for certain things which equals greater profit.
hi Dimitri. i just had my roof replaced with an Atlas brand shingles, 50 year roof. I live in florida. i had 4 estimates in the last year and 3 were 38K and above. I have a 7.x pitch roof so it is steeper than most. This one company did the roof on my neighbors house down the street and said they were the best. So i got an estimate which came in at 37,500.00. I did not accept or respond for about a month. I know the house he did down the street was 1000 sq ft larger and they paid 30,000.00. I could not reconcile the difference. Salesman said because of the slope of the roof so steep and estimated 85 squares which was 10 to 12 squares of material more than other quotes. a month later salesman said they could do it for 35, 700.00 and close out the year, date was Dec 15th, 2020. it looks like they did a good job but who knows for sure. After the job was done, they had 20 squares left over. Did i get over priced because the # of squares estimate was way over estimated? i asked directly this question, salesman said he always adds 10% as a cushion, but his foreman also had added 10% buffer in his estimate of 85 squares. so in reality it was 65 squares. did i get taken?
It sounds like you did get taken by a phony estimate in a pricing formula, a type of misrepresentation. Likely they were shrewd enough to not put the actual itemized figures or formula in the written proposal/contract. All they put in writing is the final price (which is, after all, what matters), so there's no recourse for you that they verbally misrepresented what you "ought" to be paying. If the contract gave the price as so much per square, then you would be able to sue for misrepresentation. Instead they just bullied you verbally with the figures. In auto sales this mischief is called "packing". You got "packed". Now if you have some drawing, sketch, or other written measurements they took, then you might have a case. But after the fact like this you have to hire a lawyer and sue. If you paid in advance or paid already, then success is difficult even if you are in the right.
I have a contingency agreement. I do not trust the contractor any more. He tarped my roof and charged $9,000.00. The tarp was 3 different colors. I was not pleased. I do not want him any more. My insurance company did not approve his prices. How can I get out this C contigency agreement?
You would think that front-line workers that support small local business would be rewarded for their efforts. But for some it's all about profit. Case in point: I always thought you get what you pay for. Not in this case! I went with Hy-Grade roofing even though they were by far the most expensive quote I received. Worst decision I could have made. They promised to install the roof in 4-6 weeks, of course they were late. When they finally showed up without the proper equipment and they damaged my property. Sad part is that my poor wife found the damage after coming home from her frontline COVID job. Broke my heart to see how upset she was when she saw the damage! SHAME ON HY-GRADE! They are really proud of the “Quality Audit” that they do, but of course they won’t give you a copy of the audit…lol BTW - the “Quality Audit” they did at my house consisted of 2 guys coming over to pick up the leftover junk they left at my house for a month. They never even went up on the roof! Horrible customer service experience! Save your money use someone else!
I have a contractor that it's trying to charge me for the deductible but my insurance have already deducted it from the insurance claim so do I pay twice the deductible. Thanks for your time
Never give someone an estimated remaining life expectancy. Several inspectors and roofers have been sued after the roof started leaking earlier than mentioned.
Maybe you should switch insurance companies if they raise their price. I had my roof replaced about 18 years ago, and they lowered their price afterward.

I could name dozens of companies in NC that do that. I run a business out of NC and that’s the most common thing I hear from homeowners working with multiple roofers.
Where is the LAW When you have a a scammer take money and ruin your mother’s roof??? They all cover each others butts. Lawyers do the same thing, they only want your money, take it and run!
many use a satellite photo and do an estimate. I prefer it as a homeowner. No reason to inspect attic during a quote phase. If you have damage it will be seen on tear off and you will need to get it fixed. Whats the point of them also going on the roof if they are replacing it anyway? If you want to pay them to go in your attic and go on your roof then I am sure they will take your money and do that
In this first insight you speak as though homeowners understand the urgency but in a fair amount of cases, homeowners would rather put money into there vehicle than invest in their home, so iterating their due diligence is important and YES pressure selling isn’t a good thing but I feel you are completely undervaluing the necessity of preventing further loss. Wouldn’t you rather get it done than wait till the last minute, then when the homeowner does have interior damage, is that a selling point for you to make more money on the side trades? Come on, man.
I think I explained it pretty well. We have to build sense of urgency when selling the roof. But there is also “false sense of urgency”: “the sky is falling” especially after storm: contractors comes out, sees 5 hits (not obvious to unless you know what you looking for). Yes it is a problem but roof will not be leaking from it, it’s problem over the years, so when contractors builds urgency to do it “today” it’s nothing but a gimmick. Home owners shouldn’t be pressured into sale if they have time to do their research. Thanks for feedback, value your opinion.

My sister signed a contract with 25% cancellation fee. The contract also stated that insurance company pay contractor directly. The insurance paid the contractor but contractor did not start the replacement. A month and a half later my sister called the roofing contractor and the contractor gave her excuses that they didn’t have enough staff and had other projects and asked her to wait. My sister said she could not wait longer because she gets leaks from rain. Contractor refunded her a portion of the insurance payment but kept 25% per the contract cancellation fee which was about $10,000. I read the contract and it stated contractor would do the work within 7 days. She is now suing the contractor for breach of contract and to get her 25% cancellation payment refunded.

Always pay as little as possible up front, get several estimates, go look at the job they are working on now(take binoculars) and tell them every shingle better have the proper nailing schedule or they won't get paid. The shingle package says exactly how they should be nailed and you can watch from the ground. If needed, after they are finished you can lift the shingle tabs to check if they were nailed properly.

While not a gimmick per se, I detest when contractors (and shingle manufacturers) claim a shingle is a "lifetime shingle" without mentioning that all that means is that the manufacturer's warranty period against manufacturing defects is for a "lifetime", not that the shingle is expected to last for a lifetime.
Here in Texas, we see most shingle roofs last 18-22 years before they require replacement due to lack of repairability/age.
Selling lifetime and 50 year shingles are definitely gimmicks

I started with my real estate agent who is a former parent at the school I taught. She knows all the good contractors and also the shady ones. She just had her personal residence done and I know the guys who run it. They're also parents of students I've had. At least it's a start in my search.

I’m a cat adjuster. Currently working claims in Maple Grove. I’ve worked many MN claims, and I can tell you MN is a cesspool of gimmicky contractors! So is Colorado, Texas, and Missouri.
They're everywhere. And it's tough to fine the right people. I have a former parent from school who is in real estate. She just had her roof done. If a real estate person is using someone on their personal residence it's a good start to check that company first. The agents know who to stay away from and who to use.
I'm shopping around now and this is very helpful. My OC 3 tab roof is 30 years old here in NY. It still looks good but I don't want to push my luck. I think what helped it survive so well was full vented eaves, 2 big gable vents and I installed an electric fan with thermostat on one eve vent.

We have a local company that offers significant discounts (more than 5 figures usually) if the homeowner allows them to use their home for advertising. Clearly their pricing is significantly above market levels to allow for this type of promotion. They also require the homeowner to sign an agreement not to disclose their price paid as it is "such a great deal". Another great video for homeowner education!

Hey there, you're video is very helpful. I wished I didnt feel rushed into doing my roof. I called for a gutter cleaning and instead ended up doing a reroofing and minor gutter repairs which I did need. Contractor showed me video of everything he saw on the roof. I have a flat roof and angled roof surfaces that have shingles. The edges of the roof was damaged to the point of squirrel and birds dug in and lived in it. The contractor told me it would cost 7500 and he already had some left over shingles from a previous job. I agreed to the color, signed the contract. The next day the contractors crew came and re roofed. However, I saw no old shingles come off. No final walk through which I realized after they were gone. So when I went to take a look I saw they forgot to repair a portion of the gutter and the fascia which the contractor pointed out and started hed fix. I feel like I was played a bit. And I know I didnt give myself time to research the roof issue as I wasn't expecting to have to do that
I have watched several of your videos. We have recent storm damage and I am overwhelmed by the process of finding the right product and a good company to install a new roof. We have already fallen for some of these gimmicks but have not signed a contract yet. Thank you for sharing your knowledge. Hopefully I can get this done.

Your videos are so helpful. I’m gathering quotes to replace my roof and in one bid I’ve already seen a $5000 increase in price from an Owens Corning’s Oakridge shingle to the Owen Corning’s Duration. If I hadn’t watched your videos - I would not have known that is a problem.
Owens Duration Premium is the way to go....but it wasn't $5,000 difference over other OC stuff...I had mine done a few years back, super shingles, thick, and will outlast me...

Erie Roofing (TH-cam advertiser-"We are looking for houses to showcase our new roofing product...") came to the house and used all of these gimmicks. The 2% financing changed to 10% after the signing so we chose to cancel. The 3-day cancellation was available and we exercised it, BUT it had to be in writing and delivered to the office 3 STATES AWAY!. That cost us a $40+ fee to just send the the cancellation document to that office by the end of the 3 days. I am only realizing how scammed I was during what seemed to be a pleasant and informative encounter. Thanks Dmitry!!
I've been roofing for 25yrs. I watch two of your videos. I'd like to know how you feel about nail guns? You always preach about scams, but, not on integrity of an install. Also, one thing you have to remember every state and even different counties in the same state have different standards
I think his presentation was pretty general for the average homeowner to follow. But you're right. If you are shingling over an existing roof you need the longer nails. My sister got stuck on that one when they did the peak of the house.
I use estimates to compare prices and see what one contractor bids for. My last roof replacement the contractor bidded for replacement of any sheathing. And what it would cost to replace said sheathing. I went with them and one sheet of plywood needed to be replaced. And the contractor showed me it was delaminated and they were very honest. So thanks for being honest too.
All 10 great advice for something that is going to cost, is going to be done on my home, and bottom line is getting stuck with it at the end of the day and especially I'm not a roofer so I don't know what is or not correct or just a bandaid without the sticky or enough sticky. Plus I don't want to literally feel like I need to physically get up on my roof and all but watch every single thing done step by step asking questions or nit picking over somebody's shoulder or hell I'd just watch TH-cam videos and do it myself period right. But you really did mention a few things that I never would have even thought of about hiring a roofer or literally getting taken by the sales pitch and or the contract and or the manner of the contractor when "informing me" as to their opinion of my roof and situation. I would like to say I can not be pressured or intemadated into anything but everybody either can be or can do this. As a widow for the second time now living alone on disability with serious health issues and a very short fuse and extremely volatile and very quick temper and a biker's olady all my life, coming to knowingly run a line of lol BS on me just to take my money and promise quality workmanship on my house and home would be such a serious mistake and dangerous thing to do or even attempt to do or even think about doing that it very well could be considered life changing or threatening to say the least in my yard. Kid's call me "Angie Oakley" and I got enough to melt the barrel off mine ! But what you got is really the true question 😆 ( not you I'm just saying in general ) lol. Recently we have been getting a lot of roofers come by the neighborhood and trying to sell us a roof..
And also saying if we don’t file the claim within a year insurance will not cover the hail damage.
So my question is how long do one have before one file the claim?
At what point they supposed to provide you an estimate?
Should you share your insurance information with the roofer prior to making any decision?
if you file a claim the insurance company has a network of contractors that will do the repaiors and they have a a lot of benefits that go with using the program they have set up you are still free to use who ever you want but the system they have set up is for your benefit talk to you insurance company about the preferred vendor program most insurance companies due have a 1 year guide line set up but ive seen claims filed up rto 7 years after date of loss and it be covered its more about the cause of loss and the adjuster handling the claim the contractor your working with and their ability to work with in the system I've done insurance work for 15 year and have worked with almost all of them and you don't know until you make a call and talk to someone
Thank you for the information. I don't want to get stuck like my neighbor. He had his roof done by the 'cheap' price and boy did he get screwed. The roofer placed two nails on each shingle in the top corners. No nails where the tabs were like they were supposed to be placed.
After a year the shingles were sliding off the roof because there was nothing to support. Of course the company wasn't returning calls and just 'disappeared'.
What a shame it happened to him. He's a nice guy.

Informative. So should one tell the contractors that homeowners have been approved for claim?? Does the contractor buy the supplies with claim money? Medium t-shirt please ;)
It all depends on the insurance company, I have had customers call me and tell me they’ve been approved but typically I have to stay on top of the insurance company because I have called, left messages, and waited for a response and 3 months down the road they are telling me they had questions about the supplement. It can be an aggravating process. So now if I’ve gone three calls and messages in a row without a response I just go over their head.
This is a very good video. A home remodeling company rang my doorbell offering a free estimate for 1 year on siding, roofing. They did press urgency on roof but I know my exterior is old so I’m not sure it’s a total scam. They did look at the attic which is a plus. I’ve called companies who came out for estimates on roofing and they didn’t check the attic.
The rep made it clear they only replace and don’t repair. They had young reps ringing everyone’s doorbell trying to get business. Is canvassing a neighborhood a red flag they’re storm chasers?
Their estimate was high and they said their installers are specially trained on the products . Their estimate included GAF for roofing and mastic for siding. Was this a gimmic? I do plan to get estimates from other companies.
I just had a new roof put on my home I have an older home for the decking cold says that I need all new OSB boards so they did put those on however they did not remove any of the old boards that were on top of the roof they just went over the existing boards with the OSB there were holes whether or no wood at all broken would they didn't remove it it looks bad from the attic is that okay shouldn't they are filled in the holes and the gaps where the wood is missing before they put the new OSB on

I have two houses that need new roofings. One is asphalt single and Flat. I already met with five roofers before I saw your sites. I have not signed any contracts and in the due diligence process following your checklist. I am state of Wa. I think I am rather informed now that I have spent the time with different roofers. I found a roofer on your site and I will call Techno roofing. The asphalt is a 1940s house with shiplap decking and need ventilation, minor leak area that will need to repair. On this house the shiplaps are mostly ok one installer want to put plywood over it or he would not do the install. Other installer did not make this any issue. We will install proper roof top ventilation. It is small house so we are going to get 40 year rated singles. The flat roof we are looking at Pvc and understand flat roof is more challenging and has 20 year warranty. Both roofs are around 25 years and way due for replacement. Any advice?

BUT, 1 yr ago I had and issue where the wind blew off a section the size of a car hood i fixed myself and did not mention it to them. can I tell them about it now and get some help on the new roof needed now?? My house is paided for and i have no insurance... can i remove all old shingles and replace wood myself then pay a contractor to paper and re roof? We had a sales manager from a roofing company come by, he says that there's no obligation to work with him even if he goes up on the roof with our insurance adjuster. However, the day the Insurance adjuster came, the sales manager caught my husband leaving to a meeting, my husband was in a rush and signed a blank contract. The sales manager told my husband that all he is signing is representation and was not a contract. He also told me the same thing. After watching your videos, we are finding that this sales manager is shady by saying we don't have to pay the deductible, he will cover that by taking the some of the ACV towards the deposit. Even though my husband signed this blank contract, can we still get out of it?
In Rochester NY, 99% of roofers advertise that they do repairs and then they don't want to bother and won't even come out to have a look. One roofer admitted that no one wants to do repairs and everyone wants to do replacements.
I have already done things for people at less than half the bid when, I got do a job and the fix takes less than half estimated. MOST of you would call that a windfall. " Always take the money and run ? My X- wife paid a guy $ 350 to fix a leak. I went over and plugged it up for real, at no cost (15 minute job..) ended up having a few beers with with her. $350 isn’t a lot for a repair even if it only takes 15 minutes. A lot of husbands can’t get on the roof and fix something in 15 minutes like you. Most repairs cost a lot more than that quite honestly.
Great video as usual. My only objection (being a storm responder) is that we play a crucial role in rebuilding devastated communities. I'm currently in Lake Charles working Hurricane Sally. In a city the size of Lake Charles, how many competent local roofers are there? It would take decades to rebuild communities without the valuable service "Storm Chasers" provide. Your thoughts...
Have no problem with that, as long as we are not lying to home owners where we come from. Often contractors lie about being local to get the sale. I don’t think it’s nessesary. If it’s too bad and there is labor shortage people will have no problem hiring contractors from out of town.

There are two devastating effects with a storm/hurricane; one is the storm and the other is contractors/roofers ripping off homeowners who are in need. I experienced firsthand in Panama City the mass rip off by contractors of homeowners at their mercy being charged $600/ sq for ranch homes!

If I am looking at a roof replacement from hail damage -- the insurance company seems to want a contractor attached to the claim. I've never made a claim with my HO ins, so is it still reasonable to get multiple estimates?
Should I pay for estimates in hopes that they are more thorough?
I live In Ohio with the most extreme weather and I have 24 years on my Owen's corning 3 tab. It still looks pretty good except for around the chimney that rotted a hole and I'm getting ready to retire so I'm getting a new CertainTeed roof but what's this average life of 13 to 15 years about, I hope these last longer than my Owen's

However, I found one that has bad reputation since they have many unanswered complaints in the BBB in the past several years. From my perspective, BBB is a place we should check before the hiring. I wonder if you reviewed BBB information during your evaluating process of those roofing companies. If not, is there link to show how do you determine which company to be included in your Directorii. We read BBB complaints. Problem with BBB is they are corrupt. Pay to play. When they recommend contractor they don’t back them up. When we do we back up with $20,000. If their “A+” contractors are good why don’t their guarantee their work? If you hire anyone from Directorii we will guarantee them up to $20,000. Because we do full background check and know what makes a good contractor. Our money is on the line and we don’t recommend just anyone.

I have met five roof salesmen, four of which were against a ridge vent installation on my roof. I went with the one against it because he was the most transparent, didn't pressure me to sign a contract, and is from one of your recommendations, Texas Select Construction. However, a good salesman doesn't mean he gets the job done right. What I concern the most is the subcontractor whom the company hires to do the job; therefore, I haven't yet signed the contract with him. What is your advice on this and what is your opinion on ridge ventilation? Thank you.
The people who are against the ridge are just trying to line their pockets, less money spent more money made. A ridge vent will allow more air flow throughout your attic which will decrease your chances of having thermal cracking on your shingles. I am a sales representative in Texas so I know what the heat can do to your shingles. My best advice for you is to go look at reviews on the company or go look at some over their work and push to get that ridge vent because in the end it will extend the longevity of your roof!
Some roofers just put ridge vent on regardless. Its much superior than box vents.
@@RobChapala When my roof was replaced, the roofer insisted no ridge vents, they will always leak, with wind blown rain, he put the box vents, and said, he has no call backs using box vents, ridge vents even from premium maker of the shingles themselves, he won't use. Roofing company been in business since the 1950's...When quoting price for the work, said if you want the cheapest, don't even bother with me, if you want no call backs, and a lasting roof i will only install the better products, by the mfgs. He was a Velux skylight and Owens Corning premier installer, So it was exactly what i needed, 8 new skylights replacing to old 27 year old andersens, as Andersen no longer does Skylights, Velux is market leader, and top quality stuff. So between Velux and owens Premium duration stuff, should now be a non issue for coming decades. And they did great cleanup, and install, with like 10 guys, in one day!! they knew their trade....While doing my roof, he said he had 2 or 3 other jobs going, he was the owner that shows up and checks every job, his son was the Velux installer expert...I got lucky and found a good operation, best way is to go to shingle makers website, and Velux website and look on their lists of the registered premier installers in your area...if the mfgs are backing them up, you have some insurance it will be done correctly, to ensure full warranty
Just had a roofer want to raise the price for better underlayment and higher rated valley underlay and better starter course shingle and precut ridge shingle. Price 85 dollars per square added to the job. Claims the owens corning duration shingle becomes a lifetime roof replacement guarantee by OC.
That’s way too much
a square of duration shingles is like $40 from home depot. I would imagine that contractors pay less through their distributors. No fucking way I'm paying three times the amount of the cost of a square for the additions

Actually......even insurance statistics will prove that roofs hit by hail WILL indeed begin to leak within as little as 6 mos. from only golfball sized hail. Just depends on a variety of factors......like age of roof, force of hail(windblown), how long it hailed, density of hail hits, direction of hail in relation to the house roof, steepness of roof, and some other factors. It's not wise to wait too long to get your roof replaced from hail........even the shingle prices will continue to rise.......they never go down.
We have a 23 year old Texas asphalt shingle roof that we are ready to replace. We've had 4 quotes, but every single one is pretty high pressure on going through our insurance. We have saved to pay cash, but they still sure want to go through our insurance. It's got hail damage for sure, but no leaks and it's OLD. Aren't we supposed to pay for our own roof if it's old? They will take the cash, but reluctantly. Do you know why?
There’s a high chance insurance would deny your roof just because of the age. Here in Tx once it passes 15 years generally, depreciation is no longer available.
Going through insurance is good for the h/o because all you’ll be responsible for is your deductible and possible upgrades.
Insurance is good too, because the contractor can bill them on the back end for certain things which equals greater profit.
hi Dimitri. i just had my roof replaced with an Atlas brand shingles, 50 year roof. I live in florida. i had 4 estimates in the last year and 3 were 38K and above. I have a 7.x pitch roof so it is steeper than most. This one company did the roof on my neighbors house down the street and said they were the best. So i got an estimate which came in at 37,500.00. I did not accept or respond for about a month. I know the house he did down the street was 1000 sq ft larger and they paid 30,000.00. I could not reconcile the difference. Salesman said because of the slope of the roof so steep and estimated 85 squares which was 10 to 12 squares of material more than other quotes. a month later salesman said they could do it for 35, 700.00 and close out the year, date was Dec 15th, 2020. it looks like they did a good job but who knows for sure. After the job was done, they had 20 squares left over. Did i get over priced because the # of squares estimate was way over estimated? i asked directly this question, salesman said he always adds 10% as a cushion, but his foreman also had added 10% buffer in his estimate of 85 squares. so in reality it was 65 squares. did i get taken?
It sounds like you did get taken by a phony estimate in a pricing formula, a type of misrepresentation. Likely they were shrewd enough to not put the actual itemized figures or formula in the written proposal/contract. All they put in writing is the final price (which is, after all, what matters), so there's no recourse for you that they verbally misrepresented what you "ought" to be paying. If the contract gave the price as so much per square, then you would be able to sue for misrepresentation. Instead they just bullied you verbally with the figures. In auto sales this mischief is called "packing". You got "packed". Now if you have some drawing, sketch, or other written measurements they took, then you might have a case. But after the fact like this you have to hire a lawyer and sue. If you paid in advance or paid already, then success is difficult even if you are in the right.
I have a contingency agreement. I do not trust the contractor any more. He tarped my roof and charged $9,000.00. The tarp was 3 different colors. I was not pleased. I do not want him any more. My insurance company did not approve his prices. How can I get out this C

You would think that front-line workers that support small local business would be rewarded for their efforts. But for some it's all about profit. Case in point: I always thought you get what you pay for. Not in this case! I went with Hy-Grade roofing even though they were by far the most expensive quote I received. Worst decision I could have made. They promised to install the roof in 4-6 weeks, of course they were late. When they finally showed up without the proper equipment and they damaged my property. Sad part is that my poor wife found the damage after coming home from her frontline COVID job. Broke my heart to see how upset she was when she saw the damage! SHAME ON HY-GRADE! They are really proud of the “Quality Audit” that they do, but of course they won’t give you a copy of the audit…lol BTW - the “Quality Audit” they did at my house consisted of 2 guys coming over to pick up the leftover junk they left at my house for a month. They never even went up on the roof! Horrible customer service experience! Save your money use someone else!

Your insurance couldn’t possibly take your deductible. It’s your responsibility. That’s what you pay. They “deducted” it so you can pay it!

Never give someone an estimated remaining life expectancy. Several inspectors and roofers have been sued after the roof started leaking earlier than mentioned.

Maybe you should switch insurance companies if they raise their price. I had my roof replaced about 18 years ago, and they lowered their price afterward.

Here in NC there are a lot of companies waiving deductibles.
Unfortunately it is still practiced everyone but we will deal with it and fix this one step at a time

I could name dozens of companies in NC that do that. I run a business out of NC and that’s the most common thing I hear from homeowners working with multiple roofers.

Roofers in Rochester, NY won't get on the roof and don't ask to see the attic from the inside and just do estimates from the ground.
many use a satellite photo and do an estimate. I prefer it as a homeowner. No reason to inspect attic during a quote phase. If you have damage it will be seen on tear off and you will need to get it fixed. Whats the point of them also going on the roof if they are replacing it anyway? If you want to pay them to go in your attic and go on your roof then I am sure they will take your money and do that
In this first insight you speak as though homeowners understand the urgency but in a fair amount of cases, homeowners would rather put money into there vehicle than invest in their home, so iterating their due diligence is important and YES pressure selling isn’t a good thing but I feel you are completely undervaluing the necessity of preventing further loss. Wouldn’t you rather get it done than wait till the last minute, then when the homeowner does have interior damage, is that a selling point for you to make more money on the side trades? Come on, man.
I think I explained it pretty well. We have to build sense of urgency when selling the roof. But there is also “false sense of urgency”: “the sky is falling” especially after storm: contractors comes out, sees 5 hits (not obvious to unless you know what you looking for). Yes it is a problem but roof will not be leaking from it, it’s problem over the years, so when contractors builds urgency to do it “today” it’s nothing but a gimmick. Home owners shouldn’t be pressured into sale if they have time to do their research.
