Should I create 3-4 small videos for companies or one advertisement? Most people need just content for their social media but they don't have a lot of money to spend. They might find money for one advertisement for 1000€ but they cannot do that constantly. What should I do ?
It’s always a per client basis. Figure out which would provide the most value to them long term and go with that. Coach them on where to post the video, how to use it to get results (sales meetings, website, social media, etc)
Depends what look you are going for. Typically people like the blurred background, up close and personal with that style, so I would look at a wider 35mm f1.8 since you can get closer and further away with that lens

I have come across a lot of TH-cam videos that say Real Estate Videography pays well whereas, you are saying the opposite. What's the real fact here? Just curious!
It all depends. Where you live, what houses are selling for, etc. in real estate you need to offer all media services to be competitive (photo, video, matterport) ask agents what they need to market their houses. You will get less money per project but there will be repeat agents if you do a good job so it s more volume than amount per project

When the client agrees to do business with you and you're ready to schedule a shoot how long should it take to get your film crew together?
Have a short list of crew you work with regularly and check their schedules right away. Shouldn’t take more than a day or two
