I've lived in Miami, for 32 years, and its never flooded where I live. I only remember a bad flooding event once, about 25 years ago, you it wasn't bad where ai lived. I'm glad I've always been a renter.

The requirement that you purchase some flood insurance is merely a way for the Feds to mitigate their financial risks of flooding...as well as recoup some of their costs, and it is a form of mortgage insurance. This requirement is not for your benefit. It benefits those taxpayers who are supporting the services you will receive if there is an emergency. Remember that your monthly mortgage payment on your non-recourse loan goes to the bond holders that Fannie Mae packaged and the US government implied they would back in the event the mortgagees walk away from their loans. (It is complicated). You may purchase as much insurance as you think you may need for restoration. Here's hoping you never need it! Best wishes.

I don’t understand how the FEMA can tell everyone in Florida. They need insurance now. What we need is to get the government involved to keep the insures in Florida and we also need government help with these incredible rates. Get groups like FEMA out of Florida insurance and bring in the government to stabilize the rates
