    I owned two homes in the Southwest, one off of Chiquita and the other was off of Skyline toward the Rose Garden…still a lovely area that has grown substantially! I visit about twice a year ….Best of luck!

      Unfortunately, all new condos and apartments are being used as rentals. There may be a couple townhouses in the NE, but not anywhere else.

    😂 These prices are laughable, (especially the first house).. FL insurance, taxes and interest rates going through the roof, now is not the time to buy, letum sit!!! Inventory is on the rise and deals will be coming!!

      @@livinginfortmyersflorida The current 30yr mortgage rate is 7.48% with a excellent score. Inflation is ticking upward so no rate cuts anytime soon (doubtful any in the next 6 months) and rent is actually falling throughout FL and the country. I own several properties and I watch the market closely, inventory is increasing and the Foreclosures haven’t been this high since the crash. *Most smart shoppers are sitting on the sidelines. My expertise, I own several properties in FL and MD. Fact is FL is no longer the affordable retirement location.

    There’s sure a lot of black & white design going on in the Florida homes. For some reason it surprises me. I see it more in the north & mid west. It’s not horrible but I was just surprised by the choice. I’m not even sure if I spend $392,000 for the first house & I'm poor. LOL!!!! Keep up the good work. The Florida life agrees with you. You’re looking sharp.

      I agree the newer homes are doing a lot of black and white…they are ugly ! And I saw one with a brown garage door and one with a brown double front door! ….so bad! ..I think they must be getting a deal on the paint and buying in large quantities….only thing that makes sense because they don’t look like Florida homes…..I also hope he tours some older homes…homes built in 2006 still meet hurricane requirements for insurance but have have a lot more character to them and you don’t have to spend a million dollars. You can even get some with big front porches and big enclosed lanai’s with split floor designs ….but. Love these houses ..great video!

      I believe 14 seer. I would have to confirm. They do it based on sqft and it needs to be able to handle the space on a minimum scale. There are inspections to verify these calculations.

    If that is the standard for a new home in cape wherever you are, no thanks. Even the generic new homes for sale in California have either tile, granite or quartz countertops. And 90% of them or more have real tile shower installs.
    And before someone says California is way too expensive. There are 100’s of areas that are not inside the huge city limits that are very affordable.

      1.1M.... brand new, gulf access pool home. Top property type offered in the area. It also had a lot of extras. Beautiful home!

    That first house Presentation was... a little "Snobby" IMHO. Nice retirement/starter home . You must be living higher than the masses... lol Great information at the end of each home presentation would have been you Estimation of Property Taxes on each unit. That would be of interest to your viewers.

      It's rare in most new construction and markets to see the use of those lower end materials even in a starter home these days. There's better looking options like thinner quartz counters that barely cost more than what was shown, cheaper subway tile + fiberglass pan that can be done in shower instead, better lighting, and other items if the builder isn't focused on bottom dollar materials straight out of home depot. I'd say it's more disappointment than 'snobby' when you're a realtor or someone experienced in the market and something just fall short. Taxes on a $330k'ish home in the area could hit you for anywhere from $3300-4300/yr, insurance not far behind at $2600'ish, and possibly flood insurance in addition to that.

      @@colemant6845 Ouch. From a nationwide perspective, with the return on 9mo TBill or cash in savings getting 5-6% it's hard to not just sell investment properties before the market goes down any further.
      I'd recommend checking AirDNA to see about what your location returns for AirBnB/VRBO rental (if allowed) as that'll generally get you double what a long term rental would but there's always the risk of those getting banned or limited as has been happening in major metro's. The increases in HOA's, Insurance, and inflation on repair/upkeep cost in maintaining an investment property makes it really hard to justify not selling in most markets where you're only making 3% for the trouble/risk.

      We were in this house over 10 years ago...If I remember correctly, the agent wanted about 750k for it back then...Since the location is not suitable for living, it will probably never be sold...The The view is wonderful, but unfortunately the noise from the street is not...

      So I guess I have family that is lying to me where their twelve hundred dollar a month mortgage payment went from twelve hundred a month to eighteen hundred a month because the homeowners insurance went up six hundred a month..If Possible can you please tell me where person in Florida can obtain Home Owners insurance at 1800 per year and please try to be nice in dealing with a comment as it is not polite in the way you just spoke of myself.

I never stated that everyone had 1800 insurance but I will never give a general statement that everyone can get that. Each home is different and needs to be treated as such.

      @@fernandobaez9914 National data is meaningless, real-estate is local. If you look at the foreclosure data you will see the cities with increasing rates are NOT in FL. Cape Coral, Punta Gorda and Ft Myers have top 10 population influx rates. Check Redfin data - Cape Coral home sales are up 10.7% year over year with a 2.3% dip in price, again YoY.
      In 2008 the market crash in Cape Coral was caused by 2 main things, the sub prime mortgage implosion that impacted the whole country, and a local market that was driven by speculation. I know, I was a speculator. At that point the boomers hadn't started retiring in large numbers yet and the market was run up in anticipation of that demand, not based on actual housing demand at the time. Now people are actually moving to Cape Coral in large numbers creating real demand for housing.
      Cape Coral is currently seeing a very modest correction to prices that became quite inflated by mid 2022, but there is no 'crash' coming, no matter what BS you hear on the internet.

      @@livinginfortmyersflorida We bought a house with golf access in the south west as a holiday home 14 years ago. Back then for $350,000. Today I'm getting offers for almost $800,000...But since we don't want to sell, but bought this house for our retirement, we would be happy if the prices collapsed again...The property tax is now at almost $10,000, starting at around $4500. When it comes to increased prices, it's not just Florida. Our house in Switzerland has increased in price almost threefold after 18 years. Young families in our country can no longer afford a house unless they have inherited a fortune.

Real estate values don’t double in three or four years without a crash. All of the Covid stimulis cash created much of this. Four years from now, southwest Florida prices will be half of what they are today.

    That first house is a scam. All builders grade and cheap, awful carpet, horrible NW location.

    Yeah, you guys have made a mess of that state when I moved there. It was very much a retiree state retirees. Can’t afford to deliver anymore because you guys ruined it. Have nice day wait till hurricane comes your way We’ll see how much it’s worth them.
