    With almost 30 years of actually listing and selling real estate, 23 years as a Broker and 15 years as a practicing Appraiser, I can say with confidence, that you have no freaking idea what you're talking about related to appraising.
    Current Fair Market Value is just that, regardless of the purpose of the appraisal.
    Yes, it's an opinion, and some appraisers may arrive at different opinions, but 2 competent appraisers will always be close in their opinion.

      Thanks for the comment Senior Athletics. But I also have 30 years of actually listing and selling real estate, and I've also purchased tens of millions of dollars of real estate for myself. I understand why, as an appraiser, you want to make that claim, but I'm betting you don't see the volume of appraisals that I see with more than 12,000 homes sold. And while there are some superb appraisers who do provide excellent, spot-on FMV appraisals, the banking industry has turned to "cheaper is better" and we're seeing a lot that unfortunately, far below standard. They choose incorrect comps and do not understand the options they have for adjustments. Finally, you conclude with "2 competent appraisers ...." but the math does not support that, because the rotation that lenders use (which growingly includes out of town appraisers), you won't get 2 competent appraisers. Again, I do appreciate your opinion and you sound like a competent appraiser.

      I agree, for sales and refi's, the goal is to find the most probable price the home would sell for in the open market.

    How can I, executor of my brother's estate, verify the estimated price of his home? There is still a mortgage. My neice & nephew own half. Thank you

      Anita, to get an accurate value, you should ask a top agent in your area to come see the home and give you a quick estimate of value. If you live in a different area, you could start with an online value estimator like Zillow, but you really need somebody who sells a lot of homes to go through the whole home, room by room, to give you a fair estimate of value.     You have no idea what you’re talking about. Stick to brokerage or find out how appraisal methods work. You’re just showing your ignorance here.

I have 30 years of experience listing and selling real estate, and I've also purchased tens of millions of dollars of real estate for myself. Every single transaction included an appraisal. I suspect whatever your profession, you don't see the volume of appraisals that I see with more than 12,000 homes sold. And while there are some superb appraisers who do provide excellent, spot-on FMV appraisals, the banking industry has turned to "cheaper is better" and we're seeing a lot that unfortunately, far below standard. They choose incorrect comps and do not understand the options they have for adjustments. The rotation that lenders use (which growingly includes out of town appraisers), it is not uncommon to get an incompetent appraiser who does not even visit the home in question.

      @@Manausa - I have 37 years of experience in real estate appraisal and have been an institutional reviewer and bank chief appraiser during that time period. I have seen, and produced, and reviewed, quite a large volume of appraisals over that time period, so your assertion that you have seen more appraisals than me is invalid. If the assignment is for the appraiser to deliver an opinion of market value, then it doesn't matter what the purpose is. If it's for buying, selling, refinancing, listing, etc., the market value is the market value. To paint all appraisers with the broad brush you do in this video is just wrong.

    Complete garbage information you are peddling. Those poor buyers you worked to have overpay for the home. What a shame. Your are willfully uneducated about this process. Please stop for the sake of consumers in this world! You are causing more harm than helping!
