for the stairs hater challenge you can simply hop on the generator and lean towards the left (while at the edge of the generator) and place the c4 at the top left of your reach right after jumping

Stairs hater is very easy with method i found
Take Pedriot, preferebly
When you're in the parkour section to the terrace, jump to the the brick thing. Put the C4 on the lighter wall and when he's coming through, shoot him

For "Shots unfired" I prefer the mercenary because of the max intimidation perk, take out all guards and hostage the target and its personal bodyguard then the target will unfortunately trip and die from falling a flight of stairs. But to each and their own.

i think for stair hater there's also the strat where you blow a hole through the bedroom and shoot ryan when he's trying to run to the saferoom, the c4 placement is a lot easier this way but you have to land your shots
