Totally agree. I see listings in Utah that advertise something like "Incredible 5% Cap Rate!!" and I'm like - what? That's terrible, who are the investors tripping over each other for that? Like you said, maybe just an appreciation game. I see that here for sure, especially with (in Salt Lake County at least) being bordered by lakes and mountains and protective zoning laws - just getting saturated and you'd think it cause values to go up and up over time for sure. But still ..
