- I'm never working for this landlord again! How many times do you do a job for the same landlord only to be haggled every single time? Then get questioned on pricing when there's a big repair bill because they haven't bothered to keep up with regular maintenance on their boiler. It's frustrating to say the least!

Mate i have a few really good ones and some exactly like that guy. Haggling and price matching….i tell them im not Aldi😆 any nonsense now i block them! One of my good ones has a property out of London…..he offered me double my charge and offered to put me up in a hotel for the night if it got too late! What a legend👍🏼👊🏼💪🏼
I never change a price once quoted and when they go for the cheaper option guess who always gets the call a few weeks later saying can I come and fix the mess 😂 easy answer for that NOOOOO

Some people ….not just landlords…do not understand the benefit of a good tradesman, they are only interested in price. That landlord will find someone cheaper for sure….and after a while he’ll find some one else cheaper…eventually he’ll find someone so cheap that it will end up costing him a fortune…and he will deserve it

I used to be a electrician and know of this landlord with 8 flats in a block who asked me to rewire the whole building
I gave him the quote and he was not happy and said he'll get a cheaper one
To cut a long story short the quote he got was a lot cheaper BUT it ended up shorting each flat costing tens of thousands!
Karma always comes back around
If you were by me, and I need an engineer, whatever you charge id pay...honest and reliable tradesmen like you are hard to find. You are a decent guy and deserve to be well paid. 😇

My Golden Rule is NEVER undertake work for a Landlord/Landlady. Stopped working for them about 15 years ago as they always wanted a Rolls Royce but were only prepared to pay for a Lada, if and when they paid!

Interesting, I'm a landlord and had the same plumber/gas engineer and electrician for over 15 years and always paid up. I guess you never had bad customers only landlords. Bad luck I guess

Landlords can be a pain , it's always good to change old nut and olive to new thermo rad valve that's good practice as most old nuts are a different shape to the new ones and the chrome over the years will have faded to a different colour not matching the other new nut, I enjoy your vids

I've got a couple of btl's, so a small time landlord. Generally I can understand both sides and wanting to keep costs down, because we're assuming the tenant is actually paying and isn't the cause of constant issues. For example.. tenant opening filling loop and leaving it open despite being told numerous times not to do that (not easy to get them out either), and flushing baby wipes down a saniflow system etc etc. But that's not the engineer's problem. I wish I could find a reliable honest engineer. I've never been able to find an independant engineer that can diagnose and fix faults, I've tried about 10 of them and all they ever say is "you need a new boiler" (not all talking about the same boiler/property). Yet British Gas always turn up and fix them within half hour. Wish I could find someone honest and reliable, but I need someone in North West
I do understand the frustration -being guilty of it myself in my younger days- but if you try and remove the emotion you will generate positive energy.
These type of landlords need to handled in a very business like manner.
No favours no credit simply business.
You can then go home to your family and enjoy them because they will grow up soo...fast.
Finally if you're letting off steam that's good as well just take it to the next job or worse home.

My 3 port valve was playing up. So thought id change it . Got some of those bungs and shoved em in the tank and prayed. It actually worked well chuffed . The wires were a bit of a pain but all done.

I know exactly how you feel, I've a garage that I use for my van, bikes, missus car, mams car and kids cars. I ask him when I can drop it off to fix whatever issue is going on and to ring me with a price after it's done. I don't bother checking his prices or such, he's been working on my vehicles for about 15 years, plus he knows I'll drop the money off when I'm passing, it's a great relationship

You pay for the experience and the knowledge and that’s your A game breakdowns so sad this guy knows your there you get it done but wants to put a downer on it and question and saying old same like I have a new born baby to try and pull the heart strings to knock some money off glad you stood up and said just pay the call out and then you can walk away great video again

I'm a landlord and have used the same gas guy and electrical guy for over 15 years... So we are not all bad 👍

I have a landlord I've worked for, for over 30 years. My father and I worked for him when he started. He was one of the first people in Bath to turn a house into an HMO for students. I still work for him. He's grounded. When he first started he'd be on the drain canes freeing up blocked drains, he'd dig the trench for a new water main. He appreciates a good tradesman.

I'm guessing you're trying to catch me out, as you know I'm not a sparks so I wouldn't have done so. I see it the same as wiring a boiler to a spur, I've not altered any of the main wiring, just replaced one with the other 👍🏾

I sniff out bad landlords even on the initial phone call. Won't work for them. Usually easy to spot just by the questions they're asking. You're not desperate for work, so pick and chose who you work for. Part of the advantage of working for yourself. Use it.

The shittest part is that their tennant is then left presumably with no heating or hot water until they can get another engineer in to fix the problem. I thought the whole reason landlords charged so much for rent was for these sort of situations where they have to spend money actually maintaining their property...

Yep my ex landlady scammed an electrtion and gas engineer they did the work for her for years then she said i will pay you in a week they unfortunately trusted her then when time to pay came she refused to pay basically saying it shouldn't have cost thas and that so the lads told her in no certain terms to go fuck herself and never call them again i infact had to report my landlady to the local authority because she then refused to do electrical repairs and kept dragging it out infact when her built in oven blew up and caught fire and i called the fire service the fire chief himself told her over the phone we can't ever use that oven again and she needed to replace it well she refused but finally after the council warned her of her obligations she had no choice but then a few months later increased the rent quite a bit as retaliation but thank god now we managed to get a council property and never have to worry again
I had a landlord was messing about paying me for the boiler i installed. Tennant was moving in day after so i went to the empty property started draining the system sent him a pic and guess what he paid me. I capped the gas off then went never done a job for a landlord again.

Your obviously quite professional and a passionate plumber i feel that this job is going to stress you out too much and maybe better to see what other jobs you can do with your skills , I feel alot of your videos your stressed and understandably with what you go through your day with people trying it and you being worried about mortgage and providing fir family ... maybe a stable job with less stress would be better for you in the short term
Not at all, stress is a part of life and how you manage it. If I didn't face the challenges I come across I would get bored very easily, and also it wouldn't make for good content either would it 😂
I had a mate who would always ask for cheaper and be a tight ass. When it came to him charging, he would make it as high as possible. Crazy world!!

I did a cp12 and failed it due to low working pressure at boiler when hob in use. Capped hob as I thought the tenants would prefer heating and hot water.
Landlord said it’s never failed before so he’s gunna get someone else and not going to pay me. I said that’s fine I’ll see you in court. Paid pretty quick after that!

I work mostly commercial and industrial but I did give a price to fix a VFD on a 50 hp circulator on a boiler and we agreed on the price after the replacement he said that didn’t take that long so I should give a rebate I said if it took me longer and I asked for more money would you give me more. I got paid and told them to loose my number

Out of interest how much do you charge for a right hand block im in manchester sp prices are different but I seem to be to high. Like you say it's a costly and time consuming job, nightmare landlords at times

Didn't have any on me unfortunately, but there's a filter on the boiler at low level which you can also drain out of
you've got to raggle cable in and plaster on new systems of electric rads.

how do you go about charging landlords and real estate do you just charge a call out then give them a quote after or do you have a standard rate
I charge my callout and if I can fix it whilst I'm there I'll take into account my initial charge. If it's a return visit then there'll be a quote for further works

How much do you actually charge for replacing a boiler with say a mid range baxi, BOXT normally charge around 2.5K
I'd be just under 3k with the vat, powerflush, labour, materials, etc

landlords like that you dont need. there needs to be mutual trust. like any relasionship. he doesnt trust you let him find someone else. i hope you didnt tell him what needed changing! you did on video. he will just get a spanner in now. no fault finding needed. get paid. do not let it go even if it costs you money!
edit: tell them its someting else. or dont tell them at all. this is the cost to repair this boiler.
He paid my callout & diagnostic fee so I gave him the lowdown of what needs replacing and now it's up to him what he does

@@markchristohperowen6806 why rethink it? Same like if I have a fault on my car, I pay a garage for a diagnostic check, they tell me what the issue is, which is what I've paid for. I offer the same to my customers, they get what they pay for, as long as they do actually pay.

Seen a few of these where your quick to get annoyed on the issues of pricing. Nothing to do with landlords specifically just more of an issue that perhaps it wasn’t communicated that he got lucky with other fixes. Also to be fair most competent engineers should be fixing things first time so we can’t keep waving that wand however having a honest , reliable one is something to value and as you said people should pay a bit more for this to maintain a good relationship. Just my 2 cents as a landlord but everyone is different.
First time fixes aren't always possible as we don't know what we're walking into and we don't carry every single part on the van either. I carry a healthy amount of stock and what I charge reflects the fact that I keep on top of my van stock, go to suppliers in my own time to replenish, etc. It's not "waving that wand" it's my time that costs money. It's not just attending the job on the day, it's everything else that goes into it to get to that stage of being able to carry out first time fixes that customers don't see. It's not about being annoyed on pricing, it's highlighting the fact that no matter what service you provide to some customers, they won't see the value but always want the cheapest option.
You say “can’t keep waving that wand” as if it’s someone’s else’s responsibility to maintain your properties. Being a landlord is essentially getting something for nothing, you get a massive return on your investment.
To add to that, my two cents are that landlords in general are a lot more entitled and a lot harder to work for because they expect their rental income to cover their mortgage and all maintenance, over looking the fact that at the end of their mortgage term they are left with a very valuable asset that will most likely have inflated in value.

Luckily there are some good ones, there's a few I work with that don't necessarily ask for a quote for every job. Instead it's, there's an issue at this property, are you able to go check it and invoice us whatever it is. And I never take the mick and keep my pricing the same as any other customers
I have binned off quite a few landlords. Cheap and they want the work to be carried out, "yesterday". Just deleted their number and I don't answer to unrecognised callers. If a voicemail or message is sent, I may consider calling them back.
However, one l/l I do a lot of routine work for, has 8 properties in Sheff. Lives in London. No questions asked, no quibbling over billing. I only invoice him once every quarter.
I don't like being put into a dutch auction by landlords, with other folk who may not even exist. Particularly when I am passed over, another person gets the work and then the landlord calls me back to correct a n other's cock ups.
Hearing this a lot mate, I've got the same, one customer who manages a portfolio, doesn't question my price and I don't take the Mick or charge anymore than my usual rate. Never questioned, invoices paid promptly. They're the rare ones who actually appreciate the work you do

Unfortunately questioning the price keeps people from overcharging. I wanted a boiler fit urgent when my guy was busy and was quoted between 300 and 1200 quid and it took 1 day it was just a swap out with minor pipework.
So no system flush, etc then. Unfortunately people don't understand the overall cost of the works. It's not just doing the work on the day, it's the quoting, calling suppliers, going round to pick up materials in our own time, etc. Customers just see a price and decide it's cheap enough or too expensive. There's more to it than just what's written on paper.

Its ok when the money is comming in for the landlord but there it will always come back with expensive repairs in the long run and all the other issues that come with it!...
Proven fact is 90 % plus of rentlal properties do not have inhibitor in the system and 80% do not service the boiler on a cp12!.. Some landlords learn from the experiance and some do not!. Say no more
