If you buy land you won't have any HOA's and most states require the house to be a minimum of 120 Sq ft to get utilities. So a 800 Sq ft pre built would work.
Buying land you most likely won't have city utilities outside of electricity. You will need to budget an additional 20k -40k for well, septic, and an electrician to install a meter post and hook up electric
