Nigeria's GDP is not largest in Africa presently (by PPP, they are second). In terms of GDP, Nigeria is now no 4 at 199B. SA, Egypt, and Algeria have way better. Get your facts right. It's becoming a booming city due to its status as the Delta State capital. If the guys in the South of Delta had NOT being squabbling back in the day, Warri and NOT Asaba would most definitely have been the capital of the newly created Delta State which was carved out of the Old Bendel State. Bendel State then began Edo and Delta States.
From what I see from this video, it is mainly PRIVATE property and the proximity to Onitsha is partly responsible for that. How ownership of private properties is connected to the present condition of Warri is hard to connect. Asaba was not responsible for the relocation of Shell from Warri. Asaba is not responsible for the never ending ethnic issues in Warri. By the way, the axis Asaba is located in, has a fair share of oil and gas if that is the issue you want to bring here. Till now, even people from the Asaba axis want their own ANIOMA STATE. They are still pushing for it than those that claim they want a "true Delta State". So I dont really get your point except you want to project yourself as someone who loves controversy.
The massive development is commendable, but these fences everywhere do not do justice to the ultimate beauty standard the city deserves to be categorized under, comparable to similar properties in the advanced world without fences.

The conflict remains unresolved till today and flares up periodically with an orgy of mindless violence. The idea that Asaba was "a village" is a fiction because it was indeed one of the earliest capitals of the Nigerian State itself. Being a state capital helps but Asaba's proximity to Onitsha is responsible for the phenomenal growth especially the real estate sector. Nothing stops Warri from exploiting the claimed advantages as a commercial hub to grow too, except perhaps the unhelpful zero-sum-game attitude of its inhabitants.
