    Now that we are going to have to have a Buyer's Broker Agreement in place PRIOR to showing a house, won't we have to get an unrepresented Buyer to sign that with us BEFORE showing them the house? I would hardly think that it would be a Seller's desire to have a stranger viewing their house without any supervision from a Realtor. So how could one actually choose to be unrepresented?

    In the case that a local municipality has supplemental regulations that would potentially allow a Seller to retain the right of occupancy beyond the 90-day State Regulation, would it be possible for the Buyer, at the time of closing, to include a notice to the Seller to vacate within 90 days of the effective date of the rental agreement?
