376-ha high rainfall farm with water rights

This 376-ha farm is situated only 29 km from Hartenbos on the foot of the Mountains ensuring a higher and more frequent rainfall, the long-term average rainfall exceeds 700mm/year.
There are 135 ha of cultivated fields all of which are currently utilized as grazing pastures with seasonal and permanent pasture crops. Farmers in the area farm with crops including avocados, citrus, macadamias, various types of vegetables, and pasture crops for livestock and/or dairy cattle.
The farm borders the Kouma River for just over 3 km, one of the best rivers in the area with a very good catchment area. There are water rights to irrigate from both the river and the boreholes and both sources deliver fresh water, ideal to irrigate crops that are sensitive to water quality. The farm’s soil is well above average, deeper than average loam soil that ensures optimal conditions for high value crops.
There are 4 boreholes on the farm of which two are tested to deliver 16 900 lt/hour and 10 800 lt/hour, the other two are not tested neither equipped. Currently borehole water is pumped to a 110 000 lt concrete reservoir up the hill as well as other plastic storage tanks, from where the water is distributed to the houses and all the livestock water points.
The Kouma River has impressive waterfalls and cliffs as well as beautiful indigenous vegetation along the river that includes big yellowwood trees. The farm is home to a wide range of free roaming wildlife including klipspringer, bushbuck, cape grysbok, duiker and various other smaller animals and a long list of bird species.
The farm is divided up into 10 livestock camps with neat livestock working facilities, both a sheep/small stock kraal as well as a cattle kraal. The fences and working facilities are in good condition.
Infrastructure on the farm includes a main house, secondary house, a wood cabin and two enclosed sheds.
The main house has 4 bedrooms with two bathrooms, a beautiful open kitchen and living area with a cosy fireplace that leads out to a beautiful porch. The kitchen leads out to an entertainment room/working area and from there a door leads to the double garage.
The secondary house has two bedrooms and one bathroom with an open plan kitchen and living area.
The wood cabin is located near the big waterfall, it has 2 bedrooms with one bathroom and an open plan kitchen and living area with a north facing porch.
The large shed measure 25x12m (300m²) and has an upstairs office area above the two inside storage rooms, all fully enclosed with a concrete floor. The second shed (48 m²) is also enclosed with a concrete floor, only with the two roof sides and door area open.
