That’s a great layout
Terrible bathroom layout. You have to step over/around the toilet after getting out of the shower? Small bathroom. Everything else is set differently when the living room space. For under 40’ it’s not bad.
Our family owns 2 Grand Designs, but I really don’t care for the layout of this one, sorry.
