    What are your predictions for the real estate market throughout the rest of the year? Any product types you're more bullish on than others?

      I work at Kroll, mild recovery predicted Q4 2022 for Europe. For US, the Fed's lent 2-3 trillion to banks on a 1 year loan term which gives these banks an opportunity to inflate the assets (including real estate) and sell these off to pay off losses. That means for the US economy "they've kicked the can down the road" by a year.

      How are you getting to 33% loss to equity on 50% LTV 3% cap rate? I'm getting 16.7%... what am I doing wrong?

      @@austinwaddell3032 your 16% calculated reflect loss on total investment (debt + equity). If you look at your equity portion only, you will be contributing (16.7 = 33.3/2) and since debt repayment stays constant as your value drops, your equity portion falls to (27.7-16.7=11) which is a 33% fall

    Very insightful! Sometimes its difficult to distinguish whether things you’re saying are good or bad as your facial expressions and tone are always positive / the same.

    Excellent video, Justin. Here in Mexico, industrial is by far the hottest product type, mainly due to nearshoring and the manufacturing nature of Mexico. And, even with that, A+ properties trade at 8%+ cap rates.
