Your calculations does not include stamp duties, interest paid and selling cost. For exam your example 3, stamp dutie is around 5.5%, selling cost is 2% and interest rate of 7%+ per year for the 2 years time. The person is not going to make as much profit as you mentioned.
Compare to REST Super where fees are capped. If I am only investing in index funds in REST vs similar index funds in SMSF. No leverage, no borrowing. Is there more benefit in SMSF?
Im no financial adviser but from info online, I can see some benefits being the ability to combine super balances with family members and split the cost between all members.

If you're over 60 and meet certain conditions, you can sell a property held within a SMSF in the pension phase and pay no capital gains tax on the sale.
