- As more Californians move to Nevada, where house prices are cheaper, Las Vegas locals are having a harder time affording their forever homes. Channel 13's Bryan Horwath has more.
Idea: stop allowing Corporations that are based in other states who are renting the homes & not keeping up with maintenance??

Why did they gloss over the bit about the Cali buyers buying a *2nd* home. We can't even afford to compete and buy ONE! And then they turn around and charge an exorbitant amount in rent and fees to the Vegas locals. This is maddening.

Always been a problem in the retiree haven of Florida too. Tons of coastal condos or 2nd houses that could be housing for locals, but they just sit empty 90% of the time. Biting us in the ass now. Only cheap cities left are an hour away from any metro area

It's because the home prices in Vegas are impatient to reach $1 million median average, and get it done and over with.
I think these real estate agents are lying to people also claiming that somebody else put in a higher bid just so that their client will bid even more. How are you to know what the other person bid? You have no way of telling . Real estate agents are just as shady as car salesman. A good friend of mine is a realtor in the Vegas area, and she completely agrees with the shadiness of most agents.
Totally not. If I tell my people that we are competing with high bids they are less likely to put in an offer because most people are not willing to overstretch themselves. I know it seems different than it really is but until you are actually doing the job you just have to see the reality of the situation
real estate agents don't care about how much you pay for the house, they earn commission, they would rather you get the house and get the deal done so they could earn that commission. lying to you and ask you put in a higher bid doesn't benefit them at all
Look around. This is the reality. People from California selling their homes just to buy one in Vegas for 1/3rd the price. There’s no lies to be told. Use your eyes

That's illegal. We have seen this for decades in northern Nevada. Californian sells their crap box bay area house for a ridiculous money then move here and buy with cash above appraisal prices so locals with bank loan can't compete

Home prices in Vegas are overpriced big time. That coming from an ex appraisor. Lot people throw numbers out there to see what sticks that’s all. The true value is not very close to that.

Las Vegas is running out of land space, unlike Phoenix, so that will put pressure on the home prices indefinitely.
We call Vegas the 9th island because so many Hawaii residents, especially on Oahu, have moved to the Vegas area. Median home prices in the Aloha State are around $820,000. Plus, Nevada has no state income taxes, so the Great Migration to Vegas continues.

The Colorado flows by Vegas before it goes to Cali. Vegas might just have to cut off the water to SoCal.
We cut back and Lake Mead’s water levels have been rising for over a year now. There’s also a huge snow storm going on in the mountains now which will help a lot when it eventually melts.

You've got local Vegas Residents finally making a life for themselves and making the money to get the homes they've always wanted, yet, only to be outbid by CA residents? I was born and raised in CA, and moved my Family out of that mentally, self-entitled state, 8 years ago and just imagine how quickly I turned my back on CA. We couldn't afford it, despite our high paying jobs, and had to even start all over financially in Las Vegas. Finally, we're ready to get our dream home but we were outbid twice for two homes in a row by CA couples! We didn't even know we were bidding to begin with!
Why don't you try new construction? Thats what we did as we were getting outbid also.

Definitely! Which is what we need. If we can't satisfy the inventory need prices will for sure increase. If more inventory comes on, which we are seeing, we should be able to have a "normal" appreciating real estate market. However, if the house that's being sold is priced right and has proper marketing, you will see multiple offers. On the other hand, there are plenty of "GREAT DEALS' out there for buyers. You can still get the seller to cover closing costs and if you piggy back with down payment assistance you can essentially move into YOUR OWN home for very little out of pocket.

Interesting.....there are 2 houses on my street that have been for sale for several months. Still not sold. Could be that we're in a 55+ community with HOA's though. Still, it is surprising because Sun City Summerlin is very beautiful and well kept, with several golf courses, community centers, restaurants, a live theater and a movie theater, plus the views of the valley at night are gorgeous.
Yes, all 55+ communities take a lot longer to sell the homes.
There seems to be some major issues with air traffic over Sun City Summerlin due to the new Next Gen FAA rules and Sky Warriors buzzing that part of town which is another problem.
Try original Bullhead City, Arizona near Laughlin, Nevada. It’s dirt cheap in comparison.

In desirable parts of town. Much of Las Vegas is not very fashionable, even homes built in the 1990's in many places are a bit run down looking.
