I love the exotic garden neighborhood. Flats usually have a gorgeous view because it's higher than other neighborhoods and more quiet, especially at night because no clubs and no restaurants open until midnight. And less traffic since they they built that new tunnel.

Thank you for the details involved in renting/leasing👍
You mentioned sold prices are often 'confidential'. This is unsatisfactory, how shall we know if that transaction was not in fact a money laundering exercise between the buyer and seller? They can give details such as whether it was advertised, time on the market, sale or reserve price, how many buyers, was it auctioned? Untenable to suggest the buyer just wanted to pay this much, unless the buyer is mentally ill!
Information to support price and demand as you say, please?
Where is the sold history of properties, point in time vacancy rates, the actual rents, ROI & associated statistics?
    Can you provide these?
Real estate industry always works on these information. Where's this data?
Lack of transparency does only 2 things: 1. Increase of criminals to Monaco; 2. Uncredibillty for the Monaco real estate agent who supports lack of numerical evidence to perpetuate the impression they are promoting, which gives buyers the impression they are in the No. 1 category mentioned above. One may as well talk in any language it will make no difference to speaking with us in French or English, without back up of the value statements made for this region

'La Condamine' noisy as hell all year long so good for people who love noise and pollution from cars, motorcycles and the many restaurants who work until midnight and nothing you can do about it !

If a two bed room apt can make me a €15000-€20000 per month would be a idea. Something like a 160-200 Sqm one. Which can generally let me live off with the rental income.

I would ask your colleagues in Mc Donald’s in Monaco

Why all this nonsense confidentiality? Monaco needs to be more transparent as far as sold prices versus asking prices.
