  • So Okay, I’m going to be honest, your boy Tommy Bryson got finessed with his first apartment. So at 24 in the span of 2 month I’ve already had two apartment in total.
    So as they say, I took an L for the Team so you don’t have to. So if you are watching this video and you are thinking about moving out; in this video I’m gong to tell you exactly what to expect and what to avoid.
    And if you stick to then end I’ll tell you the story about how I got finessed on my first apartment.

    1. Lets Break down the Facts first
    - Requirement for getting your first apartment
    - There are two very important things: Income and Credit
    Step by Step:
    Requirements:
    - Pay stubs ( most recent ) or a lot of money in a bank account- usually 2-3 times the rent ( this is a big deal but not that big of a deal )
    - Credit score ( debt to income ratio ) - its not important to have good credit, but its very important that yyou don’t have bad credit ( theirs a difference )
    - Application fee + Background fee
    2. Things I Wish I knew
    First: All Rents are not equal
    - Meaning what ever they tell you the rent is, that’s what they want to get paid but this is a conversion
    Second: What you see is not what you get
    - So an apartment might look beautiful but then you come to find out once you leave their ( there are bunch of problems )
    - Always go physically to see the apartment or have a very detailed virtual tour with the leasing agent ( check plugs, toilets, kitchen equipment and everything )
    Be a Detective : Location is important
    - Before I got this apartment where I am currently
    - spent hours looking at the area on google maps
    - I went personally in my car, and checked out the area to see how it was
    Story: imagine getting an apartment and then finding out the neighbor has this crazy dog, or that the place you want to live isn’t that safe or it doesn’t make you feel safe
    3. All the Mistakes I made:
    - I was Coming from a place of Weakness ( I was desperate to find an apartment )
    - Never tell them your real budget
    I was Not patient:
    - So I didn’t study the apartment complete
    - Turns out the plugs had electrical problem, the bathroom was off-center, and on my first week their it almost caused a fire
    Over estimated the Benefits:
    - Costco is only 5m away ( but I only go once a month )
    - The gym is 7m away but would a 5m extra commute plus a $300 discount be worth it
    Good News Today:
    - This apartment after following all my own rules
    - I negotiated down to $725 ( the apartment is bigger and better )
    - And the landlord all legit sweet hearts
    2019 I made a video about what age should you move out ( and boy did I hear different answers )
    - Get me out has soon as its legal
    - To never move out and live in the basement
    - To my answer which was ( you move you when you build a foundation )

    SO today at age 24 I’ve literally moved out twice in less than 2 months
    - So I’m on my second apartment
    - And one thing I can tell you is that moving out is not fun
    - Its not cheap and did I mention is not fun
    What are my actually tips:
    - Be Patient and do research
    - Don’t get into lease options beyond a year ( month to month sometimes is best )
    - Negotiate always
    Idea only move out once you can afford to buy a property ( very dumb idea)
    - My answer then:
    - Don’t move out until you have passive income
    - Solid main income
    In a lot of countries : people wait till they get married to move out

    My apartment in Arizona back early 1990s cost me $165/month with a shared roommate. It was two blocks away from Arizona State University. Today it rents for $1,400. Just insane how much these have gone up in price. And, naturally, minimum wage from then to today is pretty much the same.

    Going and looking in person is so valuable. The place I live in now had bad pictures and didnt look nice in the listing. This was just because the agent was an old lady and didnt know how to take good photos. So the property had little interest and I got a steal on it.

    Watching these videos to get myself ready. I wanted to move out now but sadly I got laid off from work before the holidays and am now unemployed while trying to find another job.     I didn't move out until I was 31. I'm currently living in my first apartment. Wish I would have stayed with my parents maybe an extra year or two to save up for a downpayment on a home then moved out. I was under the impression rent stayed the same for a few years but my rent went from $534- $715 in 5 years. I would have never rented my current apartment for $715 if it was that much in the beginning. I originally wanted to move out to get more space from my parents and to throw parties but only one friend ever came over which is a bummer. I see this as a learning experience.

      I just finished college and am currently moving back in with my folks to save up money to move back out. Do you think an apartment is even worth it really? Or saving up for a house is better? I’ve had one apartment so far but it was more of style college setting with only college kids.

      @@eligreg99 I actually do videos on my channel about this topic. If your only going to live in a town for a couple years then apartment is better. If I was in your shoes I would stay with my parents until I had enough money to make a downpayment on a home.

    I always wanted to know for anyone that may have a side hustle or more than one while having a 9-5 or even those without a 9-5 but have a few or multiple streams of income on how they actually figure out and be creative with what pays for what (ebay paying for utilities, ebook pays for car insurance).

    I’ve avoided paying for an apartment most of my life. I’ve squatted in many places and have saved a lot of money. I know how much of a waste it is to pay for a roof over my head. It’s not easy, but it can be done and save you so much money.

    Most people I knew my age got their first apartment with roommates. I was smart and didn’t get roommates. I also made sure I was making 3x or 4x the money then what my rent would cost me. Another thing is always have good affordable reliable renters insurance. If something happens to the property that not your fault you can have insurance to cover it.

    Coming out of college. This is my first apartment 2 bedroom with a roommate so rent is split. My budget was at max $1500/2. I am employed full time. But didn’t make 3x the rent.

    I’m close to 6,000 in my saving and the apartments in Gainesville are pretty good for the price a month me and my girl are gonna check it out it’s 500 a month I’m not getting no place until I get a biweekly job I work at a fire department it’s not bad but it’s monthly I recently stopped workin at McDonald’s and just been working at the fire department but I’ve been thinking bout the future and thinking bout actually going back to school to get a certification I need for firefighting so I could actually start my career because you can’t make a lot of money at a volunteer department it’s a good lil way to get your feet wet but shoot me and my girl been thinking the same fr fr but yeah I think I have a good amount of money but I’m not buying a place until I get a lil biweekly job

    man i wish i had the option to move out when I'm ready and have a stable income, my parents want me out asap, I just turned 18 two days ago and I don't have a job, because they wanted me to focus on school, but now they want me out :(

      I would talk to them, and present to them a plan that you have. If they are unwilling, then get a job and rent a room with some friends 😎

    My husband and I habe lived at my moms for 10years and dont have rental history. All apartments we apply for have been rejected.we have good income and decent credit

    I'm 20, have $56,000 in my savings because I was blessed enough to have a loving family who let me stay there for a few years and saved up all my money. I'm going to college and make about 26k a year right now.. my credit score is 730. I'm looking at an apartment that's 1200 a month. Would I be able to comfortably afford it and be able to eat at night and have money left over for savings etc? I heard from a friend I shouldn't spend more than 900 a months with my income. But since I have more in my savings I wonder if I could spend more on an apartment.

      Well a good credit score shows how reliable you are with paying your bills and money, that will give you a better chance at being approved for an even better apartment. Rougher complexes tend to have a lower credit score requirement, it works kinda like a high school GPA expect it's more tangible.
