from the numbers that you talk, are you saying a property of 150k (BTL) can be refinanced after two years (with rental income that you incur ) will be enough to go after for another BTL property ? What about the monthly Mortgage that you pay and if any intermediate repairs that should be carried out to the property and insurances etc.. considering these mortgage payment for two years and insurances. ideally you will be saving 450-500£ a month. So 30k yield amount and 5,400 form rental for two years, total would be 35,400 which is less than your initial savings (50k) that you have invested.two year ago. was this really worth?
