They will cut your agent out of the deal if at all possible!Independent Inspections are highly encouraged and do not close until the items found in the inspection are completed!!!! Great floor plans however the quality of building could be better. They also charge a 1%builder fee added to your closing costs!
All new homes have issues. I've owned several over the years. The media is making it seem as if this is something new. The problem is the builder not honoring the warranty after the purchase.
I tried to buy a Lennar home and Lennar Mortgage denied my loan 1 day before closing. Lennar the builder did not give me time to get another loan and kept my deposit. BUYER BEWARE !!!!!!!
Mine has had two water leaks so far. They “fixed” the first one after we bought and then another one happened. They fixed the second. Now the first is leaking again.
Christian towards the end of the video you were showing how good looking Lennar Homes look on the outside. The last home looked quite ugly from the outside. I get it that you were showing us the separate door to the mother-in-law suite. It’s not finished. I’m not criticizing. I was able to learn some real estate in my first watching of your videos.
I probably should have explained some of the elevation features that make it different rather than call it good looking. I respect it, and glad to hear your are learning some things!
This is what i am going through with Lennar now. They are very sales heavy and pushy. Once you have the first phone call with them, you have to disclose your agent and you can never change or add one later. It makes no sense. Its almost discouraging from the price and incentives. I am ready to walk away

@@moreflahomes signed a contract contingent on selling his house. Friday of Memorial Day weekend he accepted a low offer over the weekend to be good on his side. Tried to call the Lennar agent Sunday/monday to let them know. No answers. Went to show contract Tuesday morning and they sold his house to a cash buyer.

He took a low offer for his house that weekend and tried to call them Sunday/Monday with no answer. Went in first thing Tuesday to show them his contract and they said the house sold to a cash buyer. Brother didn’t have the heart to cancel his contract on his buyers. So they double whammied him.

Well…..when you sign a purchase contract with no mortgage contingency, that’s what happens. I don’t think you telling the truth.
It happened in North Carolina, and I yes, I did sign a purchase contract with no contingency, because I trusted Lennar. Biggest mistake ever!!!!

This is a great question. You would need to walk some of the homes in the community that are nearing completion.
Always get an inspection before you close. Don't make the builder's build quality your problems. Independent from the builder, ok

Oh wow I was thinking of purchasing a Lennar home because of the next gen home. Now , I will not.

Almost all of the top builders only build in HOA communities, this is why I will never own a Lenar home.
